I have been living in the 1QPS for two years and overall it has been a positive experience. The leasing office team is extremely accommodating and they go out of their way to make things work, providing assistance with the most unusual requests. Big shout out to Molly and Anya for the help.The building itself is ok. Great amenities and friendly front desk staff. The only disadvantage is the shortage of elevators that makes it very challenging to get in and out of the building at times. That can be quite frustrating especially during the morning work commute rush. The maintenance team seems to be short staffed and that causes delays in completing the requests. On the whole though, it was a positive experience.
Update** Issues continue to persist. Staff fails to provide bare minimum: logging in of packages, calling for deliveries, and responding to residents. Service is truly egregious. The apartments no longer make up for lack of service given the bare minimum cannot be completed. This building no longer holds any value.Severely understaffed (less than 7 full time staff) and failing infrastructure due to failure to upkeep. Staff is wonderful by the way, but they can only do so much on their own. I was recently trapped in the elevator with a pregnant woman for two hours. Emergency call button ignored and emergency services were not called until an hour after my initial call (supporting documents). Property manager defends that calling emergency services an hour after initial emergency request is justifiable.
UPDATE 3:Very happy to have moved out. Less than happy with the move-out experience. I had my move-out inspection (nothing was wrong with the apartment) but never received any formal itemized statement. Over a month before I received my deposit cheque in the mail, even though I specified bank transfer in the documents THEY provided. Also, the deposit itself is the INCORRECT amount, not to mention it does not include the key fob deposit that should also be returnred. I am waiting for email communication so that I can receive the full amount, but emails are either ignored or not replied to in a professionally timely manner. Just unacceptable. Glad to see some other people have had better experiences with Stonehenge.UPDATE 2:I can confirm, as with the other tenants review, that the feedback email you provided me does not work for me either. Frankly, perhaps you should consider reaching out to us tenants instead.UPDATE: While I still feel the same about the problems mentioned earlier, I wanted to clarify that the building staff as well as the leasing agents have been great. Sam, in particular, has helped me quite a bit with changing units, renewals, subletting advice, etc, and has always been a pleasure to chat with. My gripe is with whoever it is that makes the sweeping decisions outlined in my original post. For example, we were promised to be reimbursed proportionally if the amenity spaces were to be closed for an extended period of time (eg. gym is still closed) but have not received any compensation yet, nor any communication on the matter. Meanwhile, many other luxury buildings were actually reducing rent for all tenants. All in all, this is not a bad building to live in if youre aware of these issues beforehand. Life is relative, and I think my experience was soured because I enjoyed how the building was in the year before the new ownership took over. If youre moving in now, you may not notice the same, and while you will probably be annoyed at the decision making, your daily interactions with the leasing agents, doormen, and maintenance staff will be pleasant.ORIGINAL: New ownership and their decisions, such as the upgrade (read: downgrade) of the amenity areas, including lounge and pool, have been disappointing. One elevator is routinely out-of-service on the daily, usually around peak rush-hour time too, which is an inexplicable choice.
Do not move here! This building is the dirtiest building we have ever lived in. The front entrance stinks of dog urine the floors in the lobby and elevator are cleaned once a month our hallways are vacuumed maybe twice a month the garbage room on our floor hasnt been cleaned in over a month. Stonehedge management came into and took over a building that already had issues and they have only made it worst. We are so understaffed, I feel awful for the doorman that spend hours a day putting packages away. We have mentioned that it is a security risk that there should be a porter and doorman at the lobby at all times but nothing changes. The maintenance guys are so over worked that is the main reason its so dirty. Our dogs have picked up two types of viruses in the past month because they do not clean it. I am willing to eat the deposit and break my lease early since i signed a 2 year because spending 900$ a week at the vet while having sick dogs is not what I call luxury living. They not want to charge to use amenities. The rock wall is for show youre not allowed to use it. The pool is nice but again its dirty, the gym is only cleaned when members wipe the machines down, bottles of water will sit on floor for weeks. I am telling you to move anywhere but here.
Great management and leasing team - extends to the front desk and even the other tenants. During the moving process management was super flexible with allowing the move a day early and with repairs/modifications as needed. I recently needed someone to look at my mailbox and my parents were willing to go in person and sort the mail. The team was super accommodating and allowed my folks to get into my mailbox and get what I needed without any issues!
Ive been living here for about 2 years now and below are some things for prospective tenants and Stonehenge to consider...1. ElevatorsThe developers of QPS had planned 4 elevators, but had later made the decision to build additional units instead to drive up potential profit margins. There are 3 total elevators with 1 that doubles as a service elevator (e.g. used to collect trash, facilitate move-ins/outs). Ive found the 3rd elevator to be highly unreliable as it is in service at odd hours / during rush hour.2. AmenitiesThere have been several renovations with the amenity spaces since Ive moved in, including the conversion of the game room into a cinema. What is most disappointing is Stonehenges decision to down grade the lounge. What was 1 large open space is now divided into 2 awkward spaces. Moreover, the furniture arrangement seems displaced and there are a dips in the wood floor. Truly a poor investment - the space was much more beautiful before.3. Stonehenge ManagementStonehenge is disorganized . It is clear that the building is understaffed, yet we havent seen an investment to hire additional staff members. Moreover, theyre losing staff! The staff in the building is incredible - find ways to retain them.
The staff is friendly and eager to help. When we put in a maintenance request it was resolved within 24 hours. Facilities are kept very clean, even though pets are allowed it always smells and looks very clean. The amenities are great, incredible gym equipment! Also appliances in the apartments are of good brands and well kept. Overall we are very happy since we moved in.
The facilities in the 1QPS building are new and good. The floor-to-ceiling windows in the room will make the space feel larger, while give you a better view. The staffs here are also very friendly and they will solve your problems in time. It is also very close to the subway station and the transportation is very convenient. I have lived here for three years and left me with good memories.
Ive been here for more than a year. Management continues to allow neighbors to smoke pot, constantly filling up the entire floor and reeking into my apartment. Weve filed multiple complaints, the only action they take is sending out printed reminders of the no smoking policy. It is really disappointing. Ventilation here is poor to begin with. Do something and enforce your own policy!!The pool is not worth it. It is always crowded and dirty.The AC in the gym is often broken.You will wait 10+ minutes for the elevators.Various construction workers are always hanging around outside the building.Yes the views are nice but not worth the price of living here. Listen to all the bad reviews. DO NOT MOVE HERE!!
I have to say that every employee of this building has gone over and above to help me with any issues that have come up during the transition from Douglas Elliman to Stonehenge. Sinead Leavy has been the shining star of the company as Property Manager. I can come to her for anything and it’s taken care of. After 2 managers (previous companies) who did nothing, she’s a standout. Her follow through is great. The doormen are great. Apartments are beautiful. Top of the line appliances and amazing amenities. I’ve made some lifelong friends here too.
Been living here for over a year. There were some hiccups in the management switch. Front desk folks are wonderful. One out of the three elevators always seem to be down and theres a line during peak hours. The walls are thin so you always hear your neighbors.Great location, close to the train.
The apartment was larger than other LIC ones. However, the management team was lacking. In the recent months, communication with the leasing and assistant managers via email was either slow or ignored. Honestly, would have given four stars if only it was less of a hassle to reach them.
Weve been at 1QPS for 18 months and we love living here. The building staff and Stonehenge management have been extremely responsive to requests and helpful with any questions or concerns, often going way above and beyond what we expected to be helpful and to be sure that we are happy. With so many new buildings in LIC, its things like good management that make all the difference—in that regard we think weve found that 1QPS has been terrific.
Overall this building has been a good experience. However, weve been quite frustrated by the bait-and-switch around renewing our lease. Our net-effective-rent went up from $3100/month to $3850, and so unfortunately well be moving out.Pros:- The building is brand-new and so all the amenities are in mint condition- The previous building owner maintained the property well. A new owner (Stonehenge) just took over the building and its unclear if it will continue this way. A lot of the maintenance staff that were very kind to us have been frustrated and left recently.- The gym in this building is incredible - its nicer than any apartment gym Ive seen - dumbbells that go up to 70lbs, Woodway treadmills that feel like running on air, Peloton bikes, and a rock-climbing wall.- Nice common areas - lounge on 5th and 6th floor, patio on 9th floor, rooftop deck and pool on 45th floor with great views - great place to view 4th of July FireworksCons:- Our biggest issue is the $750 rent-increase after our lease was up - which feels like a bait-and-switch. If youre nomadic then go ahead and spend 13 months here. But if you want someplace you can stay for years this is not for you. When we moved in the rent was $3100 net effective. Now the renewal price is an astronomical $3850/month net-effective. If I had known they were going to raise the rent THAT much, and that Id have to spend money on movers again, and go through the hassle of packing and unpacking all over again, I never would have moved here. Before moving into 1QPS we were at an excellent building 2 blocks away (Crescent Club) that was increasing our rent from $2600 net-effective to $3000 net-effective. So I know what a *reasonable* annual rent increase looks like. A $750 increase just feels like a bait-and-switch. When I look on StreetEasy, they are still offering leases to *new* tenants at a $3100 net-effective. Weve spoken to the leasing office but they wont budge. The fact that weve always paid on time, have maintained the apartment well, and received no noise complaints, clearly isnt valued by the new management. :(- Long waits for the elevator - Other reviewers also mentioned this. A 45 story building definitely should have more than 3 elevators. Its not uncommon at rush hour and on weekends to wait more than 5 minutes or to wait in line behind ~20 people for the elevator.- Issue with one of the doormen - one of the gentlemen gave my wife some attitude and shes been slightly nervous about dealing with anyone down there ever since. She reached out to the building management but never heard back. This was also after the building management changed.- One maintenance issue took a long time to fix - the control unit for the central air was buggy - and took many months to replace. It was a livable situation but not ideal. Other maintenance issues were handled promptly by the excellent staff. Noel youre amazing!
As my first time ever living in nyc, I gotta say 1qps surprised me by the comfortability it provides. It is such a great place to live; every staff is friendly and very responsible. Living in this building will definitely be one of my best renting experience. Cheers to all the nice people who work and live here. Only the elevator bit bothering me tho, waiting time is way too long during rush hours.
I moved in for almost a year now and I’m pretty satisfied. The rooftop pool is my favorite amenity, and sick views. Elevators may take a while sometimes, but I just play with my phone.” One doorman always tells me a joke when I walk by and he even walked my dog once while waiting for his shift to start.
Had the worst experience dealing with the leasing office. The agent couldn’t be bothered to show the units. She had no answers to my questions (the size of the room and amenities fee). The apt looked nice but the surrounding area was smelly. Also the internet in general around this are is bad. Not coming back. Good luck.
This place is awful, please do not move here, the new management it’s worst than the previous one, they don’t care about your health, our floor is always smells pot and it’s a non smoking building and no one care, the only thing is important in this building is money!!!You have to wait 10 mins for the elevator every single time, they are renovating the amenities and lounge and game rooms and media and .. are closed for more than 4 months for no reasons but they charge you, it’s just BAD. We can not wait to move out of this dirty place.I had another comment here and they removed it!!!!
First time living in LIC. So happy to have a break from Midtown, where I lived before. I still work in Midtown and at my desk in 10 mins. Super quick. 1QPS is pretty great if you ask me. Love light and I’m sunblasted every morning. Weird dude here that never uses the blinds and never uses and alarm clock. Love the views too.
Lived here for the past two years since I moved to new york city and I would say this place is full of my memory with helpful front desks, spacious amenities and really great staff. The building is really close to the subway station and the train only takes you about 10 minutes to travel to midtown east and 15 minutes to midtown west.
Read before you decide to move in and call this place home. I made a mistake and I am warning you with my negative experiences. I currently live in a $3268+/m studio and there are A LOT of other cheaper better options right now so don’t waste your money here.1. HEATER BROKE FOR 21 DAYS DURING WINTERDuring March 2020, while it was snowing still, our heater stopped working for 21 days straight. And I know at least 3 units on 4th floor were having this problem too. A portable heater was provided by the building and it was useless. The room temperature was constantly below 68 degrees and till this day we still have video evidences of Stonehenge violating NYC heating law.2. MANAGEMENT IS DISHONORABLEDue to this inconvenience during winter, we requested a rent deduction. And after many months of arguing for this righteous compensation, Stonehenge decided to give us $400 in rental credit and a promise of “let’s see what else we can do when you renew”. And eventually for this part, they decided I would be getting 1.5 months free when renewing(all residents get 1 month free when renewing). However, after renewal I soon found out that the $400 wasn’t added to my account. And I reached out and asked what happened, then I was told that I didn’t read the details in an email carefully enough and I have already agreed to only have 1.5 months free after renewal. I was shocked, sure, I glanced at the email because I trusted that the management team would keep their words, and not just change the deal out of a sudden. But lesson learned, Stonehenge people are only hungry about money, what a scummy team.3. EMPLOYEE INSULT & DISCRIMINATE AGAINST CLIENTS/RESIDENTSWhen I was reasoning with a leasing agent on phone about the missing $400 rental credit that was pre-negotiated, she asked me if I am having financial problem and is that why I am “trying to get more money from Stonehenge”. WOW, just listen to this. I was questioned about being poor or not for going after the credit that was promised but never delivered. We were also talking about an email and I explained to her that I didn’t read it carefully because I fully trusted the team and that’s why I missed out on some details. Then she said “I am sorry you didn’t understand the email...”. For some reason, she assumed that I don’t understand English well just because my first language isn’t English. I am sure this company did not give proper training to their employees.4. NO CHLORINE IN THE POOL DURING PANDEMICThe only reason we came to live here was honestly bc of the rooftop pool and it’s absolutely not worth it. The pool was recently reopened during July. However, I was told that there was constantly zero chlorine in the pool water and one time a lifeguard had to ask us to get out of the pool cos there was no chemical in it. Come on, this is a global pandemic, stop thinking about making money but caring a bit more about your residents. But of course they will just make you sign a waiver.5. TERRIBLE ROOFTOP/POOL MANAGEMENTThere’s no social distancing enforced on rooftop. Often a group of 8 residents that know each other would just hang out together or get in the pool that has no chemical in it. People have been drinking alcohol, eating on roof and it’s not required to wear masks up there. There is this awful pool reservation system that people didn’t use/follow. Residents would just show up with or without reservation. Until one day a resident got hurt on rooftop, Stonehenge was worried about getting sued and finally enforced it.6. BUILDING BUILT CHEAPThe building was built very cheap and I heard this from one of their own handymen. There’s always sth wrong with this building. Other than the heater issue, we had water damages on floorboards and on walls. When the building shifts there are cracks allowing wind to come through. You can constantly smell pot and grease through the vent that came from your neighbors.

2022-02-17After living in the building for an entire year, I have had only positive interactions with the leasing manager (Molly), assistant property manager (Sandy), and all of the front desk and building maintenance staff. I have used all of the amenities spaces and have thoroughly enjoyed the aesthetics of the spaces as well as the functionality. Most recently, I noticed the building lobby has been slightly redecorated and hope to continue to see that attention to detail throughout. My neighbors are quiet and considerate, all of my appliances are fully functional as is the strong heat & AC (which is very necessary in an apartment full of windows). I look forward to another year in the building.

Can I help you Boss!, as if he was a bouncer at an adult club. I said I was curious but not anymore and walked away. Thanks for helping your Building Manager roll out the red carpet, jerk. If youre working at a high end place, dont act low class. To bad.

2019-08-01The property management and leasing team here are AMAZING. I was the first person to move into 1QPS Tower in February of 2017, and could not be more pleased. The concierge team are PROFESSIONAL and FRIENDLY. Im so happy to call this INCREDIBLE building my home. -Lucas Hunt

2021-02-26This is a very beautiful building with very nice apartments, plus it has a pool on a roof! and a very cool gym. The agents are very nice and helpful. I worked with Assol and Molly and they gave me a really good deals. I recommend everyone who is looking for a place in Long Island City to check 1QPS.

2021-07-27Lived here 3 years now and the building has gone down the tube. Persistent maintenance issues and the building is not even that old. HVAC hasnt worked in the entire building all summer and no one (maintenance, external HVAC co, management) has a clue or is eager to solve the problem. There are so many other luxury high rise buildings in the area - go somewhere else to get bang for your buck. As you can see the response to my review is auto-generated and doesnt really consider the context of my review
