There are plenty of NYC renting horror stories, especially as it relates to leasing agents at luxury buildings. Ive always gone into a leasing experience expecting to deal with pompous and aggressive leasing agents; but at 15 Cliff, all of that changed. Nancy was the most helpful, patient, kind and transparent leasing agent/community manager I have ever encountered. She made the leasing process a breeze and dare I say, enjoyable? I havent yet moved into the building but I am so excited to be a part of the 15 Cliff Community after having such a positive experience with Nancy. If you want to be treated with respect and dignity in NYC, come get your next apartment at 15 Cliff and specifically ask for Nancy.
I would put a 6 star if I could.The building have great amenities and i feel always at home because the community is so respectful and so friendly.The staff is top notch, the current manager get things done and prioritize things so properly.We do have situations on which things need repair, and that’s when the Super gets involved in such a professional way, he will do as best as he can to give you a precise estimate and be in touch with you for follow ups.The best thing is the rooftop deck. Not only for the view, but also for the fact that it will never be situations on which you feel packed or uncomfortable with the community, there are rules as it is supposed to be , but also those rules are not aiming to prevent you to enjoy a good sunny day up there.
Ive been a resident at 15 Cliff for three years. The facilities and apartments are generally clean and up-to-date. The super is in-house and responsive to maintenance orders. However, the elevators are broken or unusable at least once a week, with management citing the lack of a certain part as the cause of the delay in getting the elevators back up. This has been a recurring problem for the length of my residency here and management seems unable to provide a long-term solution to the problem. Obviously, during high-traffic hours in the building, 50% elevator operation leads to chaos. The other amenities are par-for-the-course. The gym is small but sufficient. The rooftop comes equipped with grills that are available on a first come, first served basis. The common room can be reserved for two hours at the cost of a $1000+ fee, with each subsequent hour incurring an additional fee. Rent increases are always negotiated with the management LLC and tenants have no ability to negotiate with the landlord company directly. My rents have increased at around 1-2% annually after negotiation. Management seems generally receptive to negotiation and keen to keep good tenants in the building. All in all, I give 15 Cliff a solid 3/5.
I’ve been living here with my kids for over a year and it’s been a great experience. I enjoy stunning views from the rooftop deck, fully equipped fitness center and on site cafe , Hole in the Wall.But! The staff is absolutely top notch.The building management is incredibly responsive and professional. From the moment you walk in you are greeted by the friendly lobby staff.The maintenance staff is also hard working and always helpful, especially Shef, our super intendent who is very professional and dedicated to his job. His work is always the highest quality. Everything I needed was taken care of in a timely manner.I would have given a five star were it not for construction noises outside my bedroom window.Still, it’s a wonderful place to live !
I just signed a lease for 15 Cliff. I have lived in the area and always admired the building and Im excited to move in come a few weeks from now! Nancy (in the leasing office) made the process easy, efficient and enjoyable. I have nothing but pleasant things to say about my experience thus far and I look forward to soon calling this home!
We love living at 15 Cliff. Good value in terms of sqft and nice appliances. Location cant be beat as well. The rooftop views and bbqs are great, looking forward to using them a lot!
15 cliff is located on a quiet street but near to many train lines. The building is modern and has beautiful views from the roof. I think the best part about living here is the building staff. They really make this place special and make it feel like home. Each of them genuinely care about the well-being of the residents. Mark toured my mother (in Spanish!) while I was at my university orientation. I couldnt be more happy with my mom finding this building!!!
Weve been living at 15 Cliff for the past 5 years, raising our 2 children. We love the location, building community, and the management here. Its very close to some great school options for daycare and elementary, close to the water/pier/seaport, and has a clean and warm vibe, thoughtfully done by the management here. We are very grateful for this living environment!
The building is great but so are all the other buildings around. What makes this place special is the management and staff. Nancy is such an amazing community builder that I hesitate to look elsewhere. She is a pleasure to work with and I appreciate and witness daily the fact that her nr. 1 priority is resident satisfaction.
The building will tell you that the elevators don’t work due to construction but they actually are never working and get stuck on a daily basis- this isn’t new, that has been an occurrence for many years. But to anyone looking at an apartment, they will just tell you it’s locked for someone moving in.In recent, they don’t follow health guidelines with mask wearing or large gatherings.
Zero professionalism from the leasing agent, Rodney Washington. He asked to meet at 5pm, I showed up on time, waited till 5:20 (after notifying him I had an appointment 10 mins away at 5:30), and was never met. Zero replies to multiple emails. If this is reflective of how the rest of this building is managed, I would stay away.He still hasn’t replied to any emails I sent after the fact asking if we even had appointment. Clearly it’s not a priority.
Super nice leasing company. Love the building and the rooftop is great. They are very nice when my washer had issues and had maintenance come up immediately. They are great about deliveries and the apartments are very bright and modern.
Just moved into this beautiful apartment. Everything has been very smooth and easy so far thanks to Sam and Caroline who really made it as seamless as possible for me ! Everyone is so sweet here!
Poor management. The building only has two elevators and one is broken at least once per week. This is a high risk COVID-19 living situation as there is no mask mandate and residents and staff are often not wearing masks or have masks below their nose.
Lived here for 2 years and had an excellent experience. Apartments are very nice and management + staff are very friendly. Would recommend to anyone looking for apartments in FiDi.

Caroline and Sam are FANTASTIC! They made our move in so easy and convenient. They were both extremely professional and communicative.
We moved to 15 Cliff from Park Slope, Brooklyn because the building had a friendly vibe when we walked in. The apartments are very nice, well kept and maintained and the hallways and refuse rooms are always clean. the roof deck is amazing, with great nooks to sit or dine. The grills are great, and there is even a TV!The location also cannot be beat - clsose to Fulton Street station, the Occulus, South Street Seaport and more!That friendly vibe really is the selling point. The building is dog friendly, kid friendly, and neighborly. The front desk staff is helpful and responsive, and the building manager is attentive and plans nice monthly gatherings for the residents. I love living at 15 Cliff!

Ive been living at 15 CLIFF since 2015cons- the elevators should have been 3 instead of 2 so they are overused and often go down- the nice renovation did not include soundproof windows so the noise from construction or the street is frequent and disturbing- the new plaza has a lot of benches which are often occupied by marijuana smokers and non recommendable peoplepros- the building is clean and well managed- the community of residents is friendly and polite- cute apartment layouts with oak wood floors- nice staff- nice lounge with great wi-fi, good gym and awesome rooftop deckthe superstarone of the main reasons why my family and i have been here 5 years is the service supervisor SHEFwhenever a repair is needed, he gets it done fasthe works very hard 7 days a week, is kind, professional, knowledgeablewe residents and the owners are very lucky to have him!

2022-06-0315 Cliff Street Management Staff are all well-deserving of a five-star rating.They are attentive to resident needs, they provide a quick response to inquiries and treat residents with keen attention and optimum respect. The new management team as compared to the previous management group is remarkable in every way. Upon entering the building, residents are greeted with such warmth and friendliness. Any concern raised to management is quickly addressed and always with a positive result. They are very accommodating to the needs of the residents.I dont believe it is fair to negate all the positives (and there are many) of this building by others criticizing the non-functioning of the elevators (if it happens its one of the two). Theres aways one that is functioning as they make an earnest attempt to return both elevators to full working status.I dont hesitate whatsoever calling this place home. I send a special thank you to Brenda for all of her above-and -beyond assistance during my necessary move. I was sad we needed to move. 2022-03-17Just moved in recently and have to say that it’s been my most pleasant moving experience so far, and that’s coming from someone who’s moved 11 times in the past 13 years.The leasing staff, the property manager, the desk staff, the amenities and the super are all top notch and couldn’t ask for better more genuine people in NYC.Seems like the old reviews are not very relevant since Brookfield took over this property very recently. I think 3 months or so as of writing this review and they’re truly trying to turn it around.Elevators are about to undergo modernization so that will be annoying but it’s a reality of the city.Lots of the poor reviews of this place seem to be from the prior management days which don’t seem to be true anymore since Brookfield acquired this place.

2020-07-22I have lived in 15 Cliff for just over a year and have nothing but positive things to say about the building and management. 15 Cliff offers the best of Greystar property management (great organization and quick responses to any issues) with a personalized experience from building manager Nancy and others. The units have new appliances and finishes and the common areas (gym, rooftop, lounge) are clean and quiet. The maintenance staff has taken care of all requests within 24 hours and Nancy is just awesome. I love being able to walk to my downtown office and access almost anywhere in the city via Fulton station nearby. I cannot recommend this building enough!!

2020-04-2415 Cliff will upgrade your lifestyle as you step in. The fitness centre, cozy patio and the study room will turn your stay into a vacation. The building has a great view despite the surrounding highrises. The interior was designed perfectly to maximize the space and offers luxury finishing. Smiling face of concierge staff will make you feel welcome each time.The biggest star goes to the management of the building. Nancy is literally the most genuine, friendly and professional manager. She has years-long experience in property management and have a resident-oriented approach. Strongly recommended to future tenants.

2020-11-05Moving in NYC is always challenging, but the process with 15 Cliff was the easiest Ive had. Caroline was incredibly responsive to questions that we had throughout our decision making process, and also was flexible with times to come see units. Ahead of our official move date, the building was great about letting us send some small items ahead of time, and the move-in process day of was seamless. The doormen were also really helpful as we moved some smaller items in ourselves. Would highly recommend the building and working with Caroline!

2020-08-04I have been living at 15 Cliff for many years now. The transformation of the Financial District Neighborhood these last few years is nothing short of astonishing. Truly, this area has become an eating and shopping destination. The 15 Cliff Building kept up very nice and is one of the most charming boutique residences in Fidi. The management and their representative building manager Nancy are phenomenal and have made sure to keep the community strong and with reliable amenities through thick and thin. I highly recommend this building for anyone looking to experience elegant and stable urban luxury.

2021-02-04This place gave me a 30 day notice to vacate my place because they told me wanted to renovate the apartment. Keep in mind i never missed a payment and never had a complaint always a great tenant. They offered no alternative or incentives then gave me the run around to get my security deposit back. Finally after 4 months calling multiple offices i got my deposit back. Also the elevator broke down every other week.

2021-06-1815 Cliff has been our home for the past 2 years and I have to say that it’s the people that made this “home” and not just an apartment. The community is close knit and a big shout out to the wonderful staff we’ve encountered! Sam, Tim, Bog, Ramon thank you for always being so helpful and kind to me and my family!
