I moved to this building in 2016 and have loved the experience of living here. The apartments are pretty spacious as compared to other luxury rentals in LIC and the interiors are nicely done too. They have a great staff on board and everyone goes above & beyond to help. Jodi, Martin, Anthony, Starr, Robin, Christine and Luis are some of the staff members that have been super helpful and fun. The management team is also very prompt and courteous in addressing concerns.
We have lived at 27 on 27th for 2 years now and just signed on for one more. I have nothing but good things to say about this building, everyone who works here is so friendly and helpful. Any maintenance we’ve need has been done within a day. The amenities are also good; the gym is surprisingly well equipped and the lounge space is nice. I’ve seen bigger rooftops in LIC but the one at 27 on 27th still does the trick.
The worst management company ever!. They won’t do anything for after you sign your lease. Door guys and Super are awesome and always willing to help but customer care and their property managers don’t actually care at all. The amenities are outdated and things break in our apartment weekly. If you’re looking for a headache and a lot of run around’s…… this is your place.Btw we tried customer service so dont let the BS response from Customer service fool you. They do nothing but say we will look into it and will get back to you.
We are completing 6 years as a tenant in this great apartment. The building has great connectivity to numerous subway lines as well as grocery stores, day cares, parks and great restaurants nearby. The staff has always been courteous and friendly - they remember our kids names, and are quick to help us with the door when we walk out with the stroller. A special shout out to Martin and the rest of the maintenance staff who are always quick to respond to our service tickets (replacing old equipment, repainting the apartment etc.).
Im going on my 4th year here and have nothing but great things to say. The building management is extremely responsive and puts the tenant first. The doormen are so friendly and get to know everyone by first name and in the instance there is a maintenance issue, it is always taken care of immediately.
I had a great time living here in the past 2 years. Great location. Only 1min away from the train station and 1 stop away from midtown. Awesome Manhattan view. My apartment unit has the superb sweeping view from midtown to World Trade Center. You can barely find in any other buildings around within the same price range.The doormen are super nice and helpful. The super is always around to help and make sure things work fine. Maintenance team is very responsive. The lifestyle manager plans tons of fun events for tenants almost every week. Just to name a few, wine and paint, DIY açaí bowl, Yoga and juice bar. Plus, because of the good relationship Christine has built with stores around LIC, as a tenant you are likely to get some special discounts in those stores. I would definitely recommend this place.
My review is targeted at the leasing office for 27 on 27th. First, getting through on the phone to even make an appointment took forever. I reserved a time for a tour for apartment viewings and arrived on time. The front desk was unable to get in contact with anyone at the leasing office. I suspect they never even put my appointment on the calendar and forgot about me. I was waiting for over fifteen minutes in the building lobby with no updates before leaving. This has never happened to me at any other apartment viewing and I am so disappointed by the staff at 27 on 27th. I wont ever lease from them even if the units are nice as I dont trust the management and staff to create a decent living environment.
I have lived here for 2 years and this is one of the best living experiences I have ever had. Gym is new and never crowded. The view is amazing. And most importantly, the team that manages this building is truly an all-star team! The doormen Louis, Anthony and Star are extremely careful and friendly. It really feels like home when you walk in and see their faces filled with a big smile. The maintenance unit is equally amazing. Their reaction speed is not-notch and my super Martin is just the nicest person on this planet. There was once that I bugged him on his off day with a repair, he came over almost immediately and relieved me from my problem with a smile. I wish I could have him as my unit manager forever.
This is a great building to live in. My roommate and I did our due diligence when it came to looking for a place in LIC and this building checked all of the boxes. Our views are out of this world! Its accessibility to all of the major subway lines is unbeatable compared to many of the other buildings we looked at. The building itself has nice amenities, the gym is great and the pool room and movie theatre are perfect for a small gathering. I also love how the building holds activities for the tenants to participate in at-will. We have rarely needed to call maintenance but when we did maintenance team is always prompt in their reply and show up within 24 hours. And as always the concierge staff is amazing, they are super friendly and attentive.
Great management that took care of everything we needed really quickly. The doormen and supers are all really nice, and we never really had a bad interaction with either. We had incredible views of Manhattan’s midtown from our unit, but every apartment can see similar views from be open rooftop. And the other amenities were great, including special events such as wine tastings and spring roll making out together by the friendly events coordinator Christine.
I put in a request to get my AC unit checked and they responded the next day. I was at work all day so I left them a note and they came by while I was away and also left me a note to describe what happened and how it was fixed. The entire building staff always is so quick to respond and goes above and beyond.
Moving out as a tenant that has lived here for 2 years, I love this building, the staff and the view. Work orders have always been addressed on time, and the doormen are super friendly and helpful. Location is very convenient too. Definitely a five-star two-year experience.
We are entering our third year of living at this apartment. The service is excellent and the staff make this house a home. Maintenance requests are timely (usually the next day) and done right the first time. Our apartment is modern, and the amenities are perfect for the building’s size. 27 on 27th is a little smaller than the giant buildings around it, which means the amenities may not be as grand, but the smaller size means that common areas are not overrun, crowded or worn out. Don’t believe any complaining reviews. Any issues that might have happened years ago have since been resolved.
This is one of the best buildings, ever!1. You are taken care of by everyone on staff, the doormen, to the porters and the super, Martin and his team!2. The views3. The location and proximity to subways4. The people... again, I cant stress enough how great everyone is.5. We had 0 problems while in our apartment and when small issues came up, they were promptly addressed.Highly recommend this building.
Im leaving this building now, after living there for 2 years, and Im sad to leave. The staff has been friendly and helpful -- shout out to Anthony and Starr, and some of the newer folks whose names I hadnt learned yet. The unit itself was well layed out with a nicely sized kitchen, and just felt nice to be in. The maintenance staff followed through on repairs promptly, like Matte doing a bathroom repair and kindly and clearly explaining what went wrong and how he fixed it. Maintenance was accommodating for a few modifications to my unit while I lived there -- Martin was flexible and great at explaining my options and helping me achieve the result I wanted. Ill miss my view of the Manhattan skyline and the staff there; Id recommend the place
We had a wonderful experience living at 27 on 27th. The staff, Martin and Luis and their teams, are amazing - so friendly and so attentive. Christine plans creative and fun lifestyle events. The building is well-maintained and any issues are resolved quickly. Its location in LIC is great and the views outstanding. Highly recommend!
WORST BUILDING MANAGEMENT IVE EVER DEALT WITH.I just want to reiterate the frustration Ive had with their building management. Ive lived in luxury apts in NYC for the last 7 years, and for sure they are the least accommodating luxury building management Ive ever had to deal with. Theyre extremely stubborn and wont listen to your issues. Never been more frustrated talking to the people at management in my life. I know they will answer with a generic response about how you can call them at customer service, but their customer service / account team is the least courteous, most accusing managers Ive ever dealt with. You feel like youre dealing with a section 8 landlord as opposed to a luxury building management.Building:The building itself is OK, the doormen are nice, the rooms are fine, the gym is small and if youre really trying to get a workout, look elsewhere.ALSO:Be careful of the positive reviews youve seen in the last few months, I know the building was giving out amazon gift cards for positive reviews, so take it with a grain of salt.
I just moved out of Apartment 10F, a studio with balcony at 27 on 27th by Heatherwood, where I spent the last two years (and the better part of the COVID-19 pandemic). Two weeks after moving into the unit in July 2019, I had lumbar spine surgery and while I was recovering in the hospital maintenance, outfitted the unit with disability accommodations for my return. The doormen and women, all of whom I got to know by name, also go above and beyond each day, and I will truly miss them. I had hoped to move into another Heatherwood unit, but for unrelated reasons, it did not work out. Regardless, I highly recommend 27 on 27th or Tower 28 by Heatherwood.
I moved into 27 on 27th in March of 2014 and after 6 years, I finally decided to move out but only because Im moving away from NY.I absolutely loved my apartment and all the incredible comforts of the amenities offered by the building, but what really kept me here was the staff. Over the course of my time there, I got to know almost each of them & I always felt they went above and beyond in making me feel comfortable, at home & welcome. Whether it was a middle-of-the-night call down to the concierge regarding a faulty tap (which was fixed within a day) or finding ways to hold things for me while I was away either on vacation or for work, they never disappointed.So, a big personal thank you: to Heatherwood management staff (who were super helpful with my lease); the cleaning staff for your tireless work-rate, the superintendent (Martin) for bein mad cool (acid jazz 4life!) and of course the best concierge (especially Louis & Starr)!Thank you again for making me feel at home.
HORRIBLE experience using their parking garage!!!!!!Never in ALL my years living in New York was I EVER actively solicited for a tip at a parking garage, let alone IN FRONT OF my date!!!!As the valet stepped out of my car, he stood between me and my door and looked me dead in the eye and said, By the way, the price doesnt include tip! and held is hand out.Im not entirely sure how a high end establishment would allow their employees to solicit money, but had I known Id be frisked for money in a back street garage in broad daylight, Id have taken my business elsewhere.
Ive been living here for 2 years. The building itself is not bad but the property management might be one of the worst Ive dealt with for a luxury building. They are extremely keen on charging you for everything, even when you are paying a premium for the building already. They will charge you to fix broken light bulbs and things of that sort. Ive lived in luxury buildings in NYC for the last 5-6 years and this is by far the worst property management, they will nickel and dime you whenever possible.
I have lived in the 27 on 27th for 8 months now. The experience has been great! The building offers great community events every other week. Not to mention the maintenance team Mate, Martin, and Woldy. These guys are very responsive and friendly. You dont need to worry about a thing!
Whats good: Conveniently located to NYC transit, helpful building staff, and specific shoutout to Martin, Woldy and Mate. They are extremely helpful especially with move-ins/outs.Whats bad: Heatherwood management was a real pain to work with. Theyve recently made some changes to their late fees, online portals, etc. but overall, I had a very bad experience and can never speak positive about them.Tips/advice: Before signing the lease, check their late fees, and additional fees specifically mentioned in the lease offering. 5% of net rent as a late fee is a rip-off and no one in the area charges that (except Rockrose, who is even worse than Heatherwood).More importantly, take pictures of the entire apartment during your move-in day and keep those pictures handy during move-out. You will be required to sign a document saying you checked the apartment and everything was fine. Floors, vanity, stainless steel appliances, etc are the big ticket items. A small scratch on your fridge and youll get a bill of $700! Somehow, this doesnt count as wear and tear.The building staff is what made our stay comfortable!
I had the pleasure of living here for two years and highly recommend living in this building. The units are beautiful and the amenities are top-notch. From a magnificent rooftop view to a state of the art gym, 27 on 27th really has it all. Perhaps the best part of 27 on 27th is the amazing staff. The staff members are professional and attentive. When you walk through the front door each day, you are warmly greeted and immediately feel at home. Special thanks to Martin, Luis, Anthony, and Jimson for always going above and beyond. If I had not relocated to a new state for work, I would have continued to call 27 on 27th my home. Thank you for a great two years.
I had a great time living here for two years. This is the only studio Ive found in LIC that doesnt make me feel claustrophobic. Tall ceilings and lots of windows, plus a huge balcony by NYC standards. Ill miss the awesome folks at concierge (shout-outs to Luis and Anthony) and the supers were always down to help with anything within the day (thanks Martin and Hal!)
Heatherwood management and building superintendent are the worst!Ive lived here for two years and one year too long. Gas was out of service for over 5 days. Elevators have been out of service for over a month at least twice. I have been waiting on a replacement key for over a week now with no word of when i will receive it. The building super left today before 4:30 pm - so I cant ask him.
I do not recommend living in this building or any Heatherwood-managed property!!!!Its to the point where the frustration with the bad management has become the conversation icebreaker among the tenants. There are constantly maintenance issues, such as a gas leak that went ignored despite tenant complaints that eventually lead to a 5-day heat/hot water/gas shutdown, elevator(s) being out repeatedly (including for a month, and right now a week), and boiler issues where management didnt even tell us the boiler was out until we asked why our unit was blowing cold air in a blizzard.It should really tell you something that there is a mass exodus of people leaving because of Heatherwoods treatment of them and because Heatherwood still wants to raise rents hundreds per month for renewals despite their failure to provide their end of the lease obligations.Management also refuses to provide timely updates on serious maintenance issues, even upon request. I have even been hung up on the phone by management when I tried to express concerns after not receiving replies to emails.
I don’t know where to begin on how to explain the professionalism and special experience that we received since we moved in to the minute we walked out. Martin always there to help make sure we are set and everything is in working order! Anthony, Luis and Star are amazing as well. You guys definitely made it feel like home. We will miss this place and the staff! Thanks everyone!
The water often comes out as green sludge. I have had to have to have every faucet and the toilet replaced because they get so filled with the junk. This was not an isolated incident (though those happen often enough) but just bad plumbing in the building.Edit: Management has been very elusive about this so I am adding a photo of the quality of water that sometimes comes out of my sink. 2022-02-15We have been living in the building since it was opened and it truly feels like home to us. The views and sunsets from our apartment are absolutely amazing! - below is a picture of the view from our window.Maintenance requests are easily scheduled using the app and the service is prompt, efficient, and friendly - Mate can fix everything in no time!And we enjoy attending the various creative events organized by Christine, the Lifestyle Director. It’s a great opportunity to interact and have fun with other tenants. We look forward to the next trivia night!It is also always great to come back home and to be greeted by a familiar and friendly face behind the desk.The entire team working in this building is great and we highly recommend renting here.

2022-05-09Ive been a resident here for 5 years. The staff has been very friendly and helpful. Maintenance is responsive and prompt.I have a young daughter and the fact that they have free events (especially kids friendly events) has been a life saver. My daughter always has a blast. Not to mention that Christine, the events coordinator, is very friendly and accommodating.

2022-06-28I had a great experience here for the last 2 years. Staff including Super, Concierge/front door people are very friendly and approachable. Management team is organized and smoothly run (a bit of lack of communication between divisions and bad at responding to emails but if you call them they are friendly and helpful). I definately want to live in Heatherwood property again when I move back to LIC/Queens.

And they will inform you at last second if they decide to turn off the water.In addition, from their email, there will be ongoing construction throughout the remainder of the year. Please be careful when you decide to sign the lease.

2022-05-08This is probably the best leasing and management team that we have met by far. Stefan and Christine were very accommodating in answering any questions we had on leasing and made us feel at home throughout the whole leasing process. Shoutout to the concierge team and Eric, great people all around at heatherwood in LIC! Highly recommend checking 27 on 27th and Tower 28 if you are looking to find your next home in LIC.

2019-09-03Awesome place. When moving from Manhattan to LIC, that was our first stop and we didnt even want to look further. Staff is amazing, attentive, always being helpful, and the Lifestyle Manager, Christine, has promoted so many nice events and initiatives for the tenants, you dont wanna miss! And the view.... Its a great place. Glad we found it.

2021-10-19This is the best apartment.The doorman is friendly and chill.The repair team is fantastic; If anything is broken, they can fix it for you in the next day.The view from the rooftop is stunning. You can see manhattan with only one building block.During the COVID 19, they give huge discounts.

2021-08-09Update August 9th 2021If you are looking for a place to call your home, I am afraid this is NOT it.A few weeks ago, I parked my car in front of the building entrance unfortunately someone struck my car and caused severe damages on the driver side rear door. A note was left on my windshield without any name or phone number but contained a license plate and vehicle description. After speaking with my insurance company, it turned out the license plate number provided was not found in the database (fake number). I quickly spoke with the doorman to understand if my car was in sight of the building surveillance system. He confirmed it was however I need to speak with management to get the footage. I sent out an email immediately and called, it wasn’t until two days later someone got back to me. I was told to get the footage I needed a police report, I called the cops and they provided me a case number (granted they said it was silly that it was required since I lived in the building and the car was my property). I immediately reached out to management with the case number only to be told the police must reach out directly to them. I called the officer to get the process started (again the cops were puzzled all this was necessary but was more than willing to assist) and I completed the required paperwork. Shortly after I received an email from management a few hours later that stated that the footage was no longer available. It is so frustrating to know someone can cause damage to your property in front of your residency and your building would not want to help to bring that person to justice. Given this I would not recommend this building if you want a place that will try their best to look out for their tenants.Maintenance service is very responsive and quick to resolve all your issues !
