Ive been living at ARC for a year now, and just renewed my lease! I would say the best thing about ARC is the staff and employees. The concierge, porter and maintenance members are incredible, very welcoming, and hardworking. Its also very easy to communicate with the leasing agent, resident manager, and property managers as they are always willing to help and resolve any issues or concerns you may have right away.Another plus is the amenities ARC offers which includes the garden, a fun game room, a nifty gym, lounge areas, the rooftop pool and grills, W/D in every unit, etc.ARC does a great job bringing the residents together to build a community with monthly events, and I am really glad and fortunate to have made some awesome friends here.I also chose this location due to the subway options - N/W/R/E/M/7 - which makes it super convenient to travel to and from Manhattan. Although the location is still an industrial area, I foresee a lot of renovations and new buildings going up in the near future.My only concern is that very few residents do not do their due diligence in keeping the common areas clean, creating more unnecessary work for the staff..as these residents seem to forget they are not the only ones living in the community and that their mothers are not their to pick up after them. Some also lack common courtesy, but in a community as big as ARC, it is somewhat expected.Overall, its been a great year at ARC!
Just moved in to ARC. Everyone is super friendly and nice. Harold is super nice, responsive and patient. He walked me through all the application processes and made my move here a great experience!ARC’s amenity is also a huge plus! The greenhouse, courtyard and game room are fabulous! Love the vibes here!
I’m leaving Queens after 15 years but have to say that the ARC has been great. The best part are the people who work here. That’s what you pay for. Top notch service by great people. Concierge (Shaun, Jay, Mike, Hussein and Zoubert) are the BEST. The porters and handymen are quick and efficient. Robin, assistant property manager, was always so helpful and quick to assist. I doubt I’ll find service like them again and thank you all for the time I spent here.
The staff is great, but management is terrible. Just sent a letter to all tenants that they will be installing glass doors around all common areas and charging an extra $95 per person per month. I get gym fees, but charging to access the roof is another thing entirely! Complete bait and switch. Move to Jackson Park instead...at least their ammenity spaces are worth it! Better location as well.
One of the best building in New York City ! The management and doorman’s are absolutely phenomenal and friendly. I have felt home in this place. Mike , Jay , Sean & Shuan are the most amazing staff !!! I would definitely recommend everyone this place as the best luxury experience you have in entire New York City.
I truly love living here! This building is not only beautiful but truly feels like home. The amenities are phenominal!! Management and all staff has been very kind, flexible and a pleasure to deal with. With everyday stresses in life there is nothing like coming home and being greeted with a smile. I could always count on that , thank you!
I have been a resident of the building for a year now and I love the ARC. Both the indoor and outdoor amenities are amazing - spacious and beautifully decorated. Everyone from the staff is very kind and always helpful and so are my neighbors. The 39 str train stop is a few steps away with convenient connections to N,R,W trains. All of my friends who visited me also share my opinion. I gladly call the ARC my home.
Close to N/R/E trains. The building’s hallways are smartly facing the train tracks so you hear no noise from outside. Many floors still under construction. Pool not open yet ( supposed to open in summer). Friendly agents and great amenities. Gym is a one time fee of 45$. Units are very spacious and all have W/D in unit
Love the apartment layout and the courtyard is nice. The roof and pool are not open yet and will have fees to use those amenities. The walls are extremely thin. You can clearly hear your neighbors next to you, above you and even when people are walking down the halls. I literally heard the neighbor above me sneeze the other day. It is nice to have the 39th train close by but I have heard they will be closing that station soon for multiple months to complete repairs. Be sure to shop around before settling on this building.
This is an amazing community! From the moment I walked-in, I was impressed. All staff members are exceptional! Harold made the leasing process seamless. Robin, Sean, Harold and the rest of the team always goes above and beyond to help with any requests that we have. Cannot ask for a better place to call home!
I’ve been a resident of ARC since the building first opened in November 2017.Before my move, I’d been living around the LIC/Astoria area for about 8 years in different pre-war buildings. I finally decided to check out the newer, full-service apartment buildings in the area. My personal preference of ARC over similar buildings was:-Brand New Building-Preferable amenities (Gym, Rooftop Swimming Pool, Game Room, Basketball Court, Garden)-Close proximity to my old neighborhood, the city, and several subway commuting options (N,R,W,E,M,7)-Beautiful modern decor and feel-Great vibes from the staffLEASING & STAFFAs far as renting goes, this wasn’t my first rodeo in NYC. I did a lot of research. My lease signing was easy and straight forward. I came in early with all of my documents well in order because I knew the building would fill up quickly and I wanted the best deal possible. Since I came in early, I had more options.In addition to being very professional, ARC’s leasing staff was especially accommodating. They took the time to show me every apartment within my price range and asked the right questions to get an idea of which unit would be the right fit for me. Some agents in NYC can seem rehearsed and deal-driven but ARC’s team is just cool, knowledgeable, and down to Earth. They believe in their brand and it was a pleasure working with them.Porters, concierge, and management have also been a pleasure to work with. My move-in was flawless. ARC’s move-in coordinator even went above and beyond to resolve an Internet installation scheduling problem on Verizon’s end.CONSTRUCTIONA few reviewers here have addressed concerns with the construction. Prior to signing the lease, my expectations were set accordingly. Any issue that I’ve had was quickly addressed and resolved. Again, the team here is exceptionally reasonable and very accommodating. It appears that most of the construction has now been completed. The building’s Super lives here and has been incredibly responsive to all of my needs and concerns.APARTMENTI wound up choosing a very nice courtyard facing apartment. It’s quiet and has a peaceful view of the garden below. The layout of my apartment was well thought out and designed. They paid a lot of attention to detail down to the small fixtures. I’m tall so I like the high ceilings. I have a walk-in closet. The floors go with pretty much any choice of decor. Kitchen appliances are top notch including the washer and dryer. I also get lots of natural sunlight. The windows are large and almost totally soundproofed.AMENITIESI work out about 5 days a week so the gym was a huge selling point for me. I was a member of Equinox for 10 years and making the transition to ARC’s gym was pretty easy. I also really enjoy the yoga, spin, and dance classes.NEIGHBORHOODDutch Kills Central and Crescent Grill are my two favorite bar/restaurants right down the street. Everything that LIC/Astoria has to offer is a short walk away.My experience here at ARC has been amazing so far. It’s easily become my favorite apartment since living in New York! I highly recommend checking it out!
Edit: Management has reversed the decision to raise amenities.I love the staff here, they are amazing, but management has recently decided to start charging $100/month per person for the amenities that sold me on this building. I hope they come to their senses or I can definitely see this place losing its luster
My advice is DO NOT rent this place yet. Wait until the construction is finished!The construction in this building is still incomplete. They start drilling, hammering, and banging early in the morning and it gets really LOUD!I am currently a tenant, and when I was shown around (in the afternoon) it was very quite. After I moved, I realized that they only loud construction in the early mornings!Another thing is that the fridge is tiny and you have to squeeze everything to get it to fit, and the circulation is terrible, which means that food stored near the bottom will be frozen while food stored on the upper shelves isnt even cold. On the same shelf the front area is warm while the back is frozen. If you increase the temperature, food on top is spoiled. I bought veggies and eggs, next morning veggies were frozen and spoiled, eggs were cracked... there’s no solution.Lounge and the public spaces are usually busy and packed... much of the building is still vacant, so it will be more packed soon, I imagine.The worst part is really the noise - and management has done nothing about any of it after many complains were made, as they do not seem to care about the well being of their residents. All they want is to rent the vacant apartments out.I am not sure where did those 5-star reviews come from. Based on my own experience this place is no good at all. I would go somewhere else since Long Island City has so many options.
Repair process is horrendous and borderline unprofessionalIts been over 2 weeks that weve had a busted oven due to the fact that the onsite repairmen are unable to service the unit because it was still under warranty. After having a non-functioning unit for OVER 2 WEEKS, a Bosch repairmen came by to simply verify the EXACT SAME ISSUES that have already been established. He simply took a picture of the serial number and left (just like the previous onsite repairmen). According to him, another week will have to go by before they can get a hold of the part to replace/fix the unit.This place doesnt have cheap rent, so its absolutely mind boggling that such a place will prioritize keeping appliances under warranty over allowing their own residents to use BASIC AMENITIES.Look somewhere else.EDIT: Did a search for myself whether or not the oven unit was actually under warranty, and theres absolutely no chance that it is:1. The unit was manufactured in 20172. I was not the first resident of the apt. unitThese units only have a 1 year manufacturer warranty, so theres almost no chance that the unit is still under warranty. Sounds like a cop out excuse to me.FINAL EDIT: After posting this review and contacting one of the property managers, the onsite repairmen came back and replaced the unit entirely. While I appreciate this notion, I also have to say that the repairmen had previously notified me that they didnt have extra units in stock and thus couldnt outright replace the unit.Clearly, that wasnt the case.
I’m a broker and have been waiting over three months since my clients signed leases to receive my commission check from the management. Now they informed me all the checks are delayed and I will have to wait another month to receive payment. This is completely unacceptable and I will never bring a client back to this building.

If I could I would rate it no stars. I walked in to ask the front desk a few questions , he glanced at me and ignored me . He told me his name was MIKE when I asked , then looked down. Very nasty first impression. If he wasn’t the person with the answers he could of easily redirected me.

2021-12-07The status or lack of fixing the basement amenities is unacceptable and the fact that you are using the corona virus to limit usage of amenities unless we pay you should be illegal. As a health care expert your reasoning is false and ridiculus. We know it is a money grab to not allow guests and combined with no basement amenities what are you offering us to stay here when other building have all sorts of ameniities open with no restrictions.I also know the building will be defensive in their response to my feedback making excuses to why the basement isnt yet fixed. It isnt our problem. They havent offered anything in return for the lack of amenities, my rent is still the same without the same level of service. They also wont address the fact that we cant have any guest over due to covid unless we pay them $700 to rent the space for 50 guests. That doesnt sound like NYS covid resteiction policy to me. They have made up their own rules which have nothing to do with safety.

2022-02-07Ive been living in the building since July 2021, in Sept after hurricane Ida the game room was shut down and never re-opened (it is now Feb 2022) in exchange for the loss of amenities the building has offered nothing. There is a gym which must be payed for, so this could have been an option to offer. Since December 2021 I have also had issue with brown water with no resolution at all, pictures for reference. Do not move here.

2020-06-12I recently renewed my lease. Security guys, service team and the management handling every situation very well. Neighbors are so nice and kind.N&W train running right next to the apt which makes easier to access to Manhattan.Amenities and the size of the unit in this apt is better than most of the apartments.Every time I come into the lobby, it feels like I got home and everything makes me comfortable.

2021-04-15When moving to a new state, its important to find a home that feels clean, safe and comfortable. ARC is exactly that! I could not be happier with my apartment. But whats even better about ARC is the staff...they are so wonderful! Within days of moving in, I was on a first name basis with everyone working the front desk. Everyone at the leasing office has been so accommodating and quick to help. The amenities are top notch and maintenance is always very quick. This is a well run luxury apartment building - so happy to be here!

2020-12-28We LOVED living at The ARC, this is the nicest building in LIC! The amenities are wonderful (some at an extra charge) and the building staff are absolutely fantastic. Every detail is so well thought-out, and you really do pay for quality. For those who complain about pricing, you absolutely get the quality, but it is a more expensive apartment. The only reason we left was because we wanted our own private patio, which there are only a few rare apartments with patios in ARC. We HIGHLY recommend living at The ARC!!!

2020-10-22Wonderful staff and an amazing building.Although we have recently moved out - it was a relocation and nothing to do with the building. It has a wonderful courtyard, roof top pool and grills and great facilities. The courtyard also has a fantastic garden to grow herbs and vegetables. No - its not the cheapest, but nor should it be as you pay for quality. Lastly - the staff are amazing, wonderfully friendly and a joy to share the building with.

2021-06-04Revising my review (I think my review was deleted)Everything was great up till the point when you’re moving out. The management would take their sweet time to return your security deposit (for us, 3 months, way longer than what they promised which is up till a month and the NY law which is 14 days FYI). Don’t even worry about them giving you interests on top of security deposit because they don’t keep their promises. I have spoken to multiple tenants who moved out, and some people have their security deposit returned short of hundred but they did not even provide explanations.I don’t think what they’re doing is lawful. The building itself is great but the management is the worst.

2021-01-03For the past two years, I had the pleasure of living at ARC LIC, where experience provided by on-site and remote staff were nothing but world class that far exceeded my expectations. If it wasnt for a new job opportunity out of state, I would would have easily renewed my lease for another two years based on my experience.When describing the property, I say the buildings design and aesthetics are immaculate, common / amenity spaces well curated and maintained, with every apartments interior space optimized fullest for available use. Too often nowadays in New York, especially with newer luxury developments, you find apartments designed with either low quality interiors or layouts with a number of awkward arrangements rendering most of living space dead or unusable. You wont find that at ARC LIC, which was the principal reason for me leaving another LIC luxury property for theirs. Having in unit washer/dryer, well insulated walls and a connected parking garage were also a plus and commonly overlooked by many. What I enjoyed most out of all the amenities offered (e.g. salt water rooftop pool, basketball court, game room, lounge, library, gym, concierge service, and zen garden) was the zen garden especially when the cherry blossoms are in full bloom mid March to early April. Not often do you find a property where you can experience the changing of seasons with such a spectacular backdrop at the comforts of your living room window, but here at ARC you can!As for management and staff, my experience had been nothing but professional and responsive, even to some of the most demanding requests. They take pride in offering each resident with a luxury experience while living at ARC and you will find this through each interaction. You will always be greeted with a smile by staff throughout the building and even by name from concierge and front desk. Their ability to focus and prioritize on these insignificant and simple to overlook details was what separated ARCs luxury experience for me from other comparable properties around the area.As stated by many other reviewers, you find great value here at ARC and you truly pay for quality, luxury and a world class experience offered by management and staff. I highly recommend ARC if you are new to LIC or simply looking for a change in environment within the neighborhood for a true luxury experience.

2020-07-29Get good silicon earplugs if you are considering living here.Despite an impressive looking courtyard and a roof top with a nice view of Manhattan and Astoria this place is designed with many flaws. When I moved in, I was surprised by the lack of lights in the apartment. The only light in the kitchen is the one from the microwave. The bedroom has no lights and neither does the closet so you have to use your phone to look for things at night. I was told this creates intimate atmosphere. More like money saving atmosphere for the owner.Also - they would charge you extra fees for a small gym and pool.Probably worse is the fact that the walls are paper thin - In my living room you can clearly hear anything from the corridor, everyone walking by and their conversations. The building is right next to the N train tracks so that will create immense noise every time the train passes (every few minutes).Elevators are some of the slowest ones I have seen and not enough of them have been incorporated into the building. This means long lines, particularly at rush hour and if one of the elevators is being serviced or used for moving in/out (think social distancing in Covid19 times). Recently, elevators (particularly elevator D) started making annoying noise - two loud thumps every time the elevator is used. I live quite far from the elevator and despite that I can hear it every time. I have complained to the management and they were prompt to call the service. this however did not resolve the issue. After several more attempts to contact the management, I was told that this is the normal noise of elevator breaks.The amenities have understandably been closed during Covid19 pandemic. The rent however did not decrease.As noted in the title of this review - if you are considering moving here, make sure to have very good ear plugs, otherwise you will not sleep well.
