Auden Ithaca is great! The best part about living here is the shuttle, and the very friendly staff. The property manager Tania is a super nice lady! Always has a smile on here face, and is easy to talk to when you have any questions that need to be answered about the property or your apartment. Highly recommend Auden as a place to rent out an apartment!
The staff is absolutely amazing and I wouldn’t change a thing but as far as the housing itself it’s updated but still lacking AC and considering climate change and the cost of rent, I feel like AC should have been added in houses. Also for the price of rent, the beds should be bigger. I paid less at my last residence and I had a much larger bed but it is a plus to have a furnished location. During the pandemic they’ve been as accommodating as possible given they are a business and have to make money. So it’s been “business as usual” but a pretty good experience thus far. Will update in a few months when school reactivates.
I GOT THE APARTMENT BEFORE THE FLOORPLAN SOLD OUT! 🤯 I am beyond excited because the floorplan sold out nearly a day after I signed! I was helped every step of the way and I really look forward to using the shuttle so I don’t have to pay for a vehicle while I’m in school! 🙏🏽
Everything is good until this so called Auden Ithaca management comes in. Terrible living experience. We no longer have our shuttle. We had people broke into our house changing lights and heater without our permission. There are strangers come into the building everyday and making very loud noise. Its neglecting us current residents feeling and its like forcing us to leave the building. I like gun hill and I will never admit this sh*t new management.
Good recently renovated apartment building on a steep hill with a convenient frequent (every 15 min on weekdays) shuttle bus service to Cornell campus.What I especially appreciate is the service from the leasing office. They arranged the take-over of my lease when I had to leave Ithaca, and made sure in this way I only had to pay a small fraction of the remaiing months of my rent.
I really like my interactions with the showing person, very friendly. That said, they can be super slow in responding. Carefully read the conditions, even if you not move in, they will still charge you and send you the security deposit months after, that too the wrong amount. If you want it to be corrected, send the check back to them and they will send you the new check. What a malarkey! Not fair for students!
Managerial change sucks. They are forcing us to evict because they wanna make a renovation for the next renter to have a better experience. (neglect currently residents experience, at all)Currently they only offer 2 options : either we move out temporarily, or we can bear with a team of strangers while we are in the room. What kind of options they are and they issued out the notice on Wednesday and the deadline to reply is Friday.Plus we do not have any reimbursement of any kind.Personally I would say maybe the new company has a bias issue. They fired a bunch of people from GunHill and they replaced Mrs. White with Mrs. Lust. Allegedly now Mrs. Lust is the only woman employee here. I dont know if thats true but when I heard this thing I feel somehow as uncomfortable as the current renovation-living experience Im getting tortured right now.BTW, our beloved bus shuttle service gets shut down for months, thanks to Auden Ithaca. I feel like the money included for bus shuttle in my Gunhill lease are totally wasted, for months.
I had a really smooth move in experience. I was able to move my belongings into my apartment a day before I officially moved in. This allowed me to space my move in process out over two days. The space made it possible for me to decrease the regular amount of stress associated with moving. The front desk--specifically the incredible help of Tony--made me feel informed as a tenant at Aiden Ithaca and welcome as a human being in the Aiden Ithaca community. Thank you Tony for all that you do in that office as a worker for Aiden Ithaca and as a fun helpful quirky human being!
Well...you know, Ive been tired of contacting the office for my security deposit. I love the old-school way of rental payment when this place is still called GunHill. Ever since the new company set up the new way of only payment...the money transaction becomes messy. They claimed I still have an unpaid rent, thats way they were holding my deposit. After this false alert got cleared--obviously not my fault--by the moment Im writing this comment its been 100 days. 100 days, maam, respect
I would take the bad reviews with a grain of salt. The new staff has been nothing but helpful. The shuttle bus comes every 15 minutes and they even have runs for when I need to get groceries on weekends. I am very positive that the changes being made are good ones and look forward to living here with my next year working for Cornell.
Glad I didnt renew my lease. I hate to write this as I really like the old Gun Hill staff, but the new management has been real bad. Even though I am currently away from Ithaca for summer break, I want to know what is happening at my apartment. I should be notified of any and all planned renovations in my apartment. I should be promptly notified if a MURDER takes place on the property. I shouldnt have to rely on Cornell alerts to know what is happening. I want to see this place do well, as it is otherwise a great place for students (loved the shuttle), but the lack of transparency is concerning.
TL;DR Dont trust management.Im currently trying to sign for a room in a 4 bedroom apartment here and have been since early August. Its now early September, a few days into the school semester here at Cornell and Ive spoken to more than 3 different managers since this period due to some getting fired and some straight out leaving. Communication problems have been especially bad due to what I hope is the result of this turnover, which Ive had explained to me by management as being due to the transition from Gun Hill Apartments to Auden Ithaca under new management. In the beginning of this process, I was told by my potential roommate and a property manager at the time (who has since been fired) that a short-term lease with an attractive price was possible, and this was reassured to me over the phone (because again, I was told by management to call instead of email due to the transition period, and my experience of not having my emails responded to for over a week, if they were responded to at all), up until I came today to finish up submitting information that they told me was necessary for the application about a month after the fact when they said that everything was fine. Then when I was looking to sign the lease, I was given a completely different lease than what I was promised and was already given to my potential roommate.At this point, Ive already passed over or rejected previous housing opportunities because of this managements reassurances (which have kind of screwed me over at this point). Now Im looking for other housing opportunities literally at the last minute, because this management has had too many problems with their communication and personnel, that I straight up just dont want to lease from them for screwing me over.Also want to point out that during this process, two of the other people I was supposed to room with pulled out because of problems with managements communication and promises that I was reassured wouldnt be a problem with my application, so now theres a 4 bedroom apartment with only one person living in it because the other potential roommates were screwed by management. Really regret not realizing that was a huge warning sign, and hate myself for trusting management.
Very reasonable rent rate. Many people who have never lived there think its too far from campus, however the shuttle makes it very quick and easy to get to class (often faster than those who live on West campus). Maintenance was very reliable and my apartment was in great condition when I moved in. Its a more quiet experience than collegetown, but thats not a bad thing. Great access to Ithaca Falls as well.
A safe place? NO, a STRIPPED place. Im sure there are laws protecting tenants but I fell Im constantly getting violated. I complained two maybe three times for construction teams unannounced B&E issue and earlier today when I was in my room with my headphone on, a man just stormed in-and-out. On his defense he claimed he knocked and he just wanted to know how many rooms in my apartment. I believe the first part because I might miss the knocking. But how can you reason the cause of a man breaking into an apartment, just for counting the room number? For one, a member of construction team does not know how many rooms in the apartment hes about to renovate? For two, I assume the man obtain the key from office so...the office doesnt know the apartment details they are running? We have tenants in the apartment. Tenants do not have the knowledge of theres a third party other than the office obtains a copy of the key. Tenants have no notice(not even a short notice) before this entering. The man had the intent to come in, and he did enter. And its not the first time, just with a different person. I really feel unsafe these weeks. I complained to the office a couple times like I said earlier but I guess nobody cares. The one-star is the best complement I can give here. And from browsing the recent reviews, I guess I will probably get a template response. If the office only cares about the money, at least some prospective tenants could notice this review. Im not sure what it will be in the future but at this moment its not a great living place as ads describes
This past weekend I had been browsing for possible student housing in the Ithaca area. I came across an advertisement for a short term lease (it looked promising, but a short term lease is not available at this location).Upon arrival I felt so comfortable and welcome, not feeling this way when browsing surrounding student housing facilities. The lady (with the dark hair - manager?) had been so informative- not only with the perks of living here but multiple attractions near by. She made it feel very comfortable and really took the time to explain each step in the process (without me even signing/leasing anything!!).This being my first time looking/deciding on student housing, I would HIGHLY recommend Auden Ithaca. I was treated above expectation. In other housing facilities I was made to feel more like “a room number” or “just a silly girl”. Not being the case here, I felt so welcome and treated like I knew the lady for years.
The new management have lied to me continuously about the refund of my Security Deposit. We all are in agreement that it needs to be refunded but I moved out on May 18th and still have not received my Security Deposit.I was told in the first week of August that they were working on it, then on August 29th that it was being processed the next day, and now on September 24th Im being told tomorrow.If you move in here, plan on paying 13 months of rent for a 12 month lease.
After the change in management, it is literally impossible for me to recommend that anyone rent from this organization. One of my apartment-mates subletted their room to someone, and that subletter was told that the company going to make minor renovations to the apartment while they were there. Instead, they took out the ENTIRE KITCHEN, put food and other personal belongings (that belonged to one of my other friends who wasn’t living in the apartment but was storing items there) in a trash bag, ripped out carpeting, and did not notify any of us before making these changes. This is all while someone was living in the apartment and was planning on living there through the end of the month. To the people looking to rent here next year, please be wary of these sorts of violations. The lease specifically says that the owner is responsible for maintaining fixtures, furniture, hot water, and heating and A/C equipment. They literally just left the apartment with appliances ripped out. Also, the owners are only allowed to remove or damage property AFTER the apartment has been abandoned. The apartment was NOT abandoned, as both the subletter and my friend storing items in the apartment had not moved out when their things were moved. I don’t know who runs this company, but they clearly do not care about their tenants. I do have pictures of the ruined apartment. Respond to me if you’d like to see them.
Justin and Ben are the real MVPs.They are quick to respond to maintenance request, go above and beyond to ensure that you are comfortable.They are great guys!Gladis is also very accommodating. The new renovations and the shuttle to campus make this place great.Would recommend anyone to live here!
Poor management. Usually email conversations would be considered as a solid way of communication. But its not in this case. They were sending out some template notice which sounds like our faults. On several occasions we have tried contacting you regarding the upcoming renovations that are going to be occurring in your unit; however, we have been unsuccessful as its opening. HELLO? If you keep your typewriter aside and open a device called laptop(or computer) and connect it to GH_Resident WiFi which GH stands for GunHill not Auden Ithaca. You will find a thing called email and all our communications back and forth are in there. We replied (at least I replied) every single email you sent me, and now Im getting accused for unsuccessful contact? I even came to the office several times complaining these construction strangers coming in unannounced with NO manner. Once they even got in while I was in the shower. Should I return the favor and press some sexual assault charges since Ive been unsuccessful contacting the office? No Way. Im definitely not extending my lease even if its free.
Heres some facts I know,Allegedly the new owner hired three construction team...you really need that many team for a renovation?They(owner) let those team members live freely in vacated rooms of their choice. In other words, construction team members are spread over 14 buildings. They never wear a uniform for a single day. To us, they are strangers all the time but as long as they claim themselves as construction team we have no way of verifying their identity. We put our faith in management, the new owner.Guess what, a STABBING happened among these construction teams I wont say murder is a very accurate word for that but hey, a STABBING happened a stone throw away from campus, caused by construction team members who are place in the premise by the new owner. Go figure yourself.While the suspect was still on the run, they held a BBQ party.The next day we had a extreme heat wave. We had an open parking lot. However management parked her car at fire lane next to the office. Thats the only place with a large shade, but its fire lane and its a no parking zone. Hey lady, your red sedan doesnt look like a fire truck but, you own this place. Its just, at least to me its not fair while everyones car was exposed under the burning sunlight and you get yours a piece of shade. And its not the first time you parked there.
#Refer a friend you hateImagine a Saturday morning at 08:32 AM. Its heavily raining outside. You are forced to wake up involuntarily by the construction noise. Apparently the construction team has a huge speaker. I saw it once outside when they finished their job that day. Its similar to the size of a carry-on case and its loud enough to cover their construction noise. Well... actually combining with the noise. Thats what I was experiencing this Saturday morning.When you think that things couldnt be worse. Voilà, they messed up the drainage system. Due to the heavy rain its already flooding on the path. Thats bearable considering the rain and people can deal with some water issue. Whats unbearable is the construction waste. I mean, theyve already put two shipping-container size dumpsters on the grass and these two dumpsters partially block the path a little. Apparently two dumpsters are not enough for the team. They started to dump waste like carpet, sink, woods...you name it on the grass. EXPOSED ! EXPOSED !! EXPOSED !!! Thanks to the rain, those dust, wood chips and everything were flooding with the rainwater. Its everywhere and clogged the drainage system. Those construction wastes are not only a safety hazard to residents, but also shows how irresponsible the new management of Auden Ithaca is. Yes I blame A.I for this. Its A.Is responsibility to restrain their so-called renovation team to do no harm. They failed it and wont listen. All they know is money, money, money. Money only. They didnt even try to clean up the mess after the rain. What they did is print out their referral incentive flyer. Hell, if I really refer a friend here, we wont be friends anymore.But if you have an enemy or someone you hate, its a perfect place. Your enemy will suffer a lease-term long and you get cash incentive for that.

2022-05-17Dirty apartments, unresponsive maintenance to any larger issues, unreliable shuttle, and constant package theft from a disorganized mailroom. Dont recommend. There are cheaper options closer to campus.

2021-11-09I just signed a lease for Auden next year for my first ever studio! I am so excited and the staff in the office did an excellent job of guiding me throughout the process! The tour was very informative and I even got Auden merch! I cant wait to be apart of this community!

2020-07-12I lived here for 4 years (started back when it was Gun Hill Residencies) and couldnt wait to leave once it became Auden Ithaca. The management is terrible and unwilling to work with residents in any circumstance (including charging $300 to stay an extra night past the lease end date in the midst of a global pandemic). The new management also changed multiple policies without informing the residents, then argued with us when we didnt know the new policies. Maintenance is terrible. They would schedule a time to come and then not show up at that time. Then they would come on a totally different day and complain they couldnt enter the apartment because my dog wasnt locked up. I started fixing things myself in order to avoid the hassle of having them come. The laundry room needs a major overhaul-washers barely clean your clothes and half of the dryers dont work. The shuttle doesnt run on time, especially in the evenings. The only plus is the grounds are nice and they are dog friendly, but those things dont outweigh all of the bad. Many long time residents have left due to how terrible the Auden management is.

2020-03-21Recently renovated apartments focused towards college students. Shuttle runs up to campus every 15 minutes which is incredibly convenient so you don’t have to walk the hill. Super reliable as well.The maintenance staff is excellent! Always going above and beyond to make sure everything is working properly and everything is taken care of to make you as comfortable as possible. Ben is a great guy, does excellent work, and has never let me down.

2021-11-09I moved out last year but i will say that the office people were super helpful and super nice! They helped me through the signing process, answered all my questions, and were very kind since this was my first apartment lol. Definitely recommend.

2019-10-10Update: Finally got my deposit and reimbursement back. The new manager Gladis is very helpful and helped me with my situation. The manager explained there were some communication misunderstandings because of the change of the management team. I got the reimbursement of the stolen stuff. And also have received my deposit, though months late. I appreciate it since the new manager helps a lot. Although not a very happy experience but at last it comes with a good ending. Hope everyone has good experience living there. The current new manager team are responsible and trustworthy!I am wondering if anyone received the security deposit from the apt? They promised to mail it to me by Sep 1 but it never arrives..By the way my belongings were stolen by the construction men when I was living there. I have emailed the managers about the deposit and the theft issue but they Have Not Replied yet... It has been 4 days...

2021-08-18Staff extremely helpful and addressed any problems immediately. Apartments are priced well and very close to Cornell. Great exercise and laundry facilities. Highly recommended especially for Cornell students.

2019-12-26In general, the apartment complex is great. The staff and management in general are extremely nice and always willing to help, and you can definitely feel that when you approach any of them. The prices for the apartments are really decent, taken into consideration of the location and facilities that are available, and the other people who live there are generally also pretty nice. However, the sound isolation is not the best at all, and you can often hear through the walls, especially in the bathroom, which of course is not so nice. However, apart from that, its a great place and Id recommend it to anyone who is looking for off-campus residence in Ithaca.

2019-12-05The new management team is amazing!! I have been here for two years and while reading the reviews from this summer, it made me nervous coming back. But, everything has been great. All of the workers are so sweet and so helpful. Whenever I submit a maintenance order, it is fixed right away. While I was gone for a few days for thanksgiving, they helped me with my kitten and took care of her and made sure she was okay. During the bad snow storm while I was getting ready to leave for work, one of the maintenance workers offered and brought me to work in the plow truck. They really make living here very welcoming and help in any way they can! Thank you Auden Ithaca workers! :)

2019-12-28Management responds promptly. Friendly staff and helpful when you find yourself in a sticky situation like forgetting keys. The property manager is very responsive, friendly and from time to time throws a few good surprises. Donut/muffin Friday is my personal favorite.There is a shuttle that youll definitely need during the heavy snow days in Ithaca. On Saturdays, the shuttle takes residents to the grocery stores. The shuttle is also a place where you regularly meet other residents and make new friends.Apart from the units, there is a gym for residents and a laundry room. The gym does not have alot of equipment but good enough for morning cardio.The prices are decent. Overall its good value for money.
