The maintenance team at Avalon Mamaroneck has made our experience living here phenomenal. They are responsive, incredibly kind and helpful and go above and beyond for residents. A very special thank you to Cleyber for saving my phone from an elevator mishap. Truly the nicest and friendliest team. We appreciate you so much!
I been a resident for three years now, and I am so happy being in this community. Maintenance department here is the best, they always addressed my issues fast and with perfection. Many thanks to Cleyber, he is always addressing the problem and following up after the service. And whats important always with a positive attitude.
I would like to thank the Avalon for having Cleyber on the maintenance team. Cleyber is one of the nicest professional people I have met during my 4 year stay at the Avalon. He is always pleasant to deal with . No matter what the problem is he completes it with a smile. Putting his excellent personality aside he is excellent at his job performance. The Avalon should feel honored to have him on their team. He always has a smile and a pleasant hello when you see him. He is a great asset to the Avalon. The staff at Avalon Mamaroneck are absolutely amazing! Especially Mark Morales. I had called in last week to inquire about moving in and Mark provided me with exceptional customer service, assisting and providing me with all of the information that I needed to do so. He was very professional, responsive, and he made sure to answer all of my questions and concerns that I had... and I had a lot of questions!Overall, he was very patient and thorough with his explanation.Thank you for your help Mark :)
Maintenance team is amazing! The few times we have needed anything fixed or serviced, Cleyber from maintenance was so helpful. We had our water and heat stop working and within 4 hours he had a new water heater installed and everything fixed. He even gave us a space heater to use while we were waiting for the installment to be completed! The property is well kept and the apartments are quiet and spacious. I am always very happy to come home here at the end of a long day.
Recently put in two maintenance requests, both were fulfilled in a timely fashion. My bathroom tiles in the shower required a decent amount of work and was completed in a day and came out beautiful. Cleyber from Maintenance was upfront with us and always keeps us up to date with the status of the work. Cleyber is very professional and a pleasure to work with!
Gotta agree that Ubaldo and Cleyber are pretty amazing!! My dishwasher kept failing: after running a full cycle, soap dispenser would remain closed, or would open later than expected (soap pod would be intact and dry). Ubaldo and Cleyber did a extremely thorough job trying to diagnose and repair the problem.And after each attempted repair, either Ubaldo or Cleyber would call me in the following days to check on whether the problem was continuing. I loved that, as they understood that problem occurred intermittently. And making sure that my family didnt have a dishwasher that kept failing was a priority for themThe highlight though came a week ago, when Ubaldo and Cleyber stopped by to remove our troublesome dishwasher, and install a brand new one. Thank you both!!! The new dishwasher is working great! You guys are awesome!!! :)
We absolutely love the staff at Avalon Mamaroneck! They are helpful and quick with maintenance requests and always so friendly when we run into them in the hallways. We went away on vacation and came back to a broken fridge. Shoutout to Cleyber for being the best and bringing the maintenance office staff’s fridge all the way to our floor so we can use it for our food, while he fixed our fridge. They also reimbursed us for all the food we had to throw out. Just a few examples out of many, of why we love it here and how Cleyber goes above and beyond. Especially moving from the city, where maintenance requests usually go unanswered. Highly recommend the Avalon!
I have lived at Avalon for more than 2 years now and the staff and maintenance team are amazing. I especially love Mark in the office; hes extremely helpful. The maintenance team is top notch, and have always delivered fast and efficient work. You will never see these guys taking a break so I hope Avalon is aware of how hard they work. I mostly interact with Ignacio and Cleyber. Ignacio is always polite and quick with whatever challenge is thrown his way. Cleyber is one of the nicest guys Ive ever met! He always has a positive attitude and takes pride in his work. He never makes you feel like youre bothering him if you need help and does the job with a smile on his face. I completely trust these guys to go in my apartment anytime Im not home, which is a big deal. Avalon is lucky to have these guys!
Just wanted to share another excellent Avalon experience. My heat wasn’t working this morning and Cleyber was right on it!! Thanks to him, my apartment is now nice and warm and toasty!! He along with Ubaldo and maintenance staff are always willing and ready to fix or repair any problem just as Chris and Mark in the leasing office are always right there eager to help with any issue you may encounter!! We are very fortunate to have such a great staff in the office and in maintenance. Thanks again to you all!!
Weve lived in this building for around 4 months, through some difficult times. We like our apartment (amenities are new and the layout is great), its walkable location to the beach and high street, and the sunny balcony. I cant comment on the common areas as we havent used them since they reopened.But specifically, I want to mention Cleyber from the maintenance team who really goes above and beyond fixing any issue quickly and expertly. Mark Morales from the main office is also really helpful and responsive.
EDIT: the Avalon and its staff have been great so far and we have been loving everything and the the great service. Shout out to Ignacio who assisted us with our move.EDIT: Updating our review from one star to four. Various members of the Avalon Mamaroneck team (Mark, Patrick, Shamon) have reached out to us and have provided us with assurances regarding our move-in concerns. They have expressed that the team has been short-handed as of recent due to the pandemic, etc. and it is truly understood. The amount of communication that we have received over the past two days is what we were hoping for and believe/hope that this is a more accurate representation of the management team.We are sad that our initial interactions have been on the negative side but are looking forward to starting with a clean, and hopefully positive, slate. We have read good things about the team and looking forward to the great experience at the property.ORIGINAL:We have been attempting to contact the leasing office over the past few weeks to clarify details regarding our move-in and have not received any response from the Avalon Mamaroneck team. We have called countless times, left numerous voicemails, and sent multiple emails of which there have been zero responses. Very disappointed so far in our experience and the lack of communication...If an Avalon Mamaroneck team member sees this, please relay along to the leasing office...
Three years ago, we moved into Avalon Willow Mamaroneck and I wrote the review below. Today, we couldn’t be happier with our apartment, the staff, and the amenities. A world class fitness center, beautiful courtyard, and picture perfect pool along with friendly, knowledgeable and always helpful staff make this a wonderful apartment community.3 years ago:Moving in at Avalon Willow has been a great experience. Brittney has been incredibly helpful and the staff overall are extremely nice. There is a sense of safety, warmth and hospitality throughout the community.The apartments are a 5 minute walk from the Metro North New Haven line. Its also a short walk to all the restaurants and shops along Mamaroneck Ave and at the end of the avenue is beautiful Harbor Island Park.The design of the community is excellent. A courtyard with picnic area, a fitness room, squash court, billiards room, common room with a fireplace, and a large swimming pool make it seem like a luxury resort. Parking is covered and gated within the community.My fiancé and I were able to manage nearly every aspect of moving in via email or the Avalon website.Great people, great design, great location. We really like our new apartment :)
This is my third year at Avalon where i enjoyed with my small family a great loft and all other facilities. Leasing office staff and maintenance team are professionals who always cover any issues or comments immediately. Lately Im moving to another unit within Avalon where I met Mark Morales of leasing office who makes your life easier by maximum assistance and help to feel really at home. Thank you Avalon and many thanks to Mark Morales.
I lived at the Avalon for almost 3 years and I sadly had to move out for financial reasons. The staff is the best aspect of this community. I was having some difficult financial times and Brittany who is one of the leasing agents was so accommodating and gracious with me. The property manager was also very helpful. I truly did not want to leave this community. The apartments are beautiful & well kept. I highly recommend this building. The staff is well trained, professional, and accommodating.
I just moved into the Avalon mamaroneck three weeks ago and I want to give a big thank you to Chris in the leasing office who has been just great since day 1! He has been very helpful and professional in getting me acclimated to my new apartment living and resolving any issues I may have come across. It has been a pleasure working with him!!I also want to thank the maintenance crew as well who thus far have also been very helpful.I look forward to Avalon being my new home:)
I had a maintenance issue with my washing machine not working so I put in a request to have it fixed. Cleyber from the maintenance office showed up the same day as the request and was able to correct the problem very quickly. Same day service is excellent but to make it even better, Cleyber saw several small issues and decided to fix them without me even asking. These were a loose faucet handle, two missing slats from my sliding door blinds and the rollers on the top of the laundry doors. Little things that go unnoticed during these crazy times but most people would not take the extra time to fix them.
My wife and I have lived here at the Avalon for about 3 years now and we love this complex. While living here, the entire community underwent renovations that we couldnt be happier with. The maintenance crew, and Brittney in the Leasing Office, they are all so friendly, knowledgeable, and accommodating to the residents. We couldnt be more appreciative of Brittney who truly understands the importance of making this community feel like a home, as she has recently helped us to find another apartment within the complex to move into.
We love living here at the Avalon!We have been here for several years now and have made many friends in the community that feel more like family. We have an amazing crew that work here in Mamaroneck, starting with Maintanence. When you put in a call they are there for whatever you need with a smile and happy to help! Let us not forget the office staff...Shamon, Pat and Mark are always there with an open door policy for any questions or concerns you may have. If your looking in lower Westchester Avalon Mamaroneck is the place to be!
Thank you to Ubaldo, Manny and Ignacio for always going above and beyond when doing maintenance work in my apartment, no matter how big or small. This maintenance team not only does incredible work, they are professional, trustworthy, respectful and caring. Every time they are in my apartment, I feel like they treat it like their own. This maintenance team is one of the top reasons why I want to continue living here. I appreciate you all so much! Thank you for everything and caring so much about the work you do, and the space I call home.
Great amenities but terrible communications with the leasing office.Upon the end of the lease, the leasing office set up a final inspection date and time. When I showed up for the final inspection, no one from the company showed up. We had to put an emergency maintenance call for someone to show up. A maintenance worker showed up and was very apologetic on behalf of the leasing office. We ran through the final check list with no damage or cleaning fee. The maintenance worker only said that a carpet cleaning fee would be done and cost us around $160-180. I signed the papers and walked out with an apology from him.A week later or So Mamaroneck gets back to us and says we owe a cleaning fee and full replacement of the carpet (around $950).We were appalled after being told one thing then being billed for something completely different in which we were told absolutely would not happen.Honestly they have great amenities but only care about getting people into the apartments and that’s why they have a such a high turnover rate. Don’t let them bully you around. Good luck on communicating with them after you move in..you are just a number to them.Their maintenance team was pretty good though!Joe
After a whirlwind of renovations to the kitchen and bathroom, I am grateful AVALON has Bob as the Superintendent and Justin as the Resident Services Coordinator!I am not often or easily impressed, but Bob and his guys are a well-oiled machine! Bob was patient and extremely helpful the whole time, and followed through with every detail promised. All the workers (including Frank, Brian, and Milton) were true experts at their various crafts.Justin was very responsive, always on top of things and good at keeping me honestly updated every step of the way!Both gentlemen have commendable work ethics and were extremely professional and fun to deal with. Big kudos for putting this awesome team together!
Thank you to the entire maintence and renovation team for your great work. The renovation to our apartment was done in less than 3 days. We knew what was happening every step of the way thanks to Justin and the construction manager. Staff was very nice and efficient. Apartment was cleaned everyday and the new finishes and appliances look great.
Always appreciate the maintenance team being very responsive and supportive. My freezer went something wrong and Ubaldo gave me a call asking for my availability for checking the problem on the next day I put the request on the website. Manny is very kind as well and always being friendly. He contacted one of the GE technicians for my freezer and fixed it perfectly. Thank you all for your support and Im so glad to live in this apartment.
We moved here about two months ago and could not be happier with the apartment, community, and staff/maintenance crew. Moving in was quick and easy and everyone has been so helpful with answering any questions/addressing any concerns that we have.Our apartment is spacious and the courtyard is beautiful, with grills and brand new outdoor furniture to enjoy. Its in a great location, walking distance to all of the shops/restaurants as well as the harbor. Its also a quick train ride to and from the city. Very happy to be a part of the Avalon Willow community. Keep up the great work!
I moved back to Avalon Mamaroneck a second time and was even more pleased with the community, the staff and the service. I highly recommend this community to anyone looking for stress-free living in a beautiful building with great amenities, close to the train, shops, and great restaurants. Mark and Patrick are wonderful to work with, care about the residents and help to make this a comfortable place to call home.
I just put in a maintenance request yesterday -- and Cleybar of the Avalon maintenance team arrived within the hour. Cleybar is always considerate , and pleasant and takes great pride in the property.He took care of the simple repair, leaving a card to say he had been there. Very professionalAs for the Avalon Willow location -- my commute to NYC by train could not be more effortless and convenient. always a seat, 1 stop and in the city. I walk across a beautiful park to the platform. The restaurants are walking distance -- as is the harbor to the LI Sound..This is my 5th year here--- I feel very safe and well attended to.
We just moved in after living in a house for 35 years. Its been a great experience making the transition easy. We love our apartment and the amenities and are amazing. Chris and Mark in the leasing department are friendly, great at what they do and have gone out their way to accommodate our needs, like helping me find my airpods. No really!
I have been a resident of Avalon Willow since 2010.. My family loves it here (3 small children). The staff is great! Maintenance is always willing to go above and beyond (Thanks Manny !) Leasing staff is very prompt and efficient (Thanks Shamon, Brittany, and Efrain)! Across the street from CVS and a gas station, walking distance from Mamaroneck Metro North.. Great kid friendly neighborhood!!!
Every interaction with the staff at Avalon Willow has been wonderful. They were so helpful while I was looking for an apartment and really took their time to help me understand all of the details.-especially Efrain-he has been FANTASTIC!I am now officially moving in and they have made the process so easy. They are also still completely available for any and all questions and are very responsive. Thank you for everything!

Brittney is the absolute best. She helped us immensely with everything including moving in, answering all of our questions, and dealing with any small issues we have had. She is a must to talk to if you are thinking of moving here.We have loved the apartment so far mainly the location, which is a 5 minute walk from the metro north train station, and a 7 minute walk to the center of town with awesome restaurants and bars.In all honesty Avalon willow has been great. Yes, the appliances are slightly dated, but that does not outweigh the joy of living here.

I moved in two months ago. Chris Cordero could not been more helpful during my search for an apartment. The lease process was very easy, and many of the items pre-tenant and as a tenant are accomplished via a web portal including work requests and monthly rent. Anything I needed additionally, Chris Cordero and Mark Morales happily took care of. They are always available to assist, and easy to get in touch with. I was not expecting that. If I need to contact them, they either respond immediately, or get back to me the same day.I am very happy with my apartment, the manicured grounds, the 6 minute walk to Metro-North, and the amenities. The tenants seem to have a friendly get-along attitude. I really enjoyed the pool this past summer. Not crowded and people/children are respectful with noise etc...The entire staff is excellent and the building is well maintained. I have zero complaints, and all aspects of The Avalon have exceeded my expectations.
On July 11, Ubaldo Cujar did maintenance repairs in our apartment. Hewas absolutely amazing! All the service was done in a timely,professional and courteous manner. Thus far, the entire serviceand maintenance staff led by Manny has been truly exceptional.Thank you guys.......Alan Baboff and Angela Herna.
My time at Avalon Willow was a mixed bag of experiences. The positives: clean apartment when we moved in. Most likely a new carpet was installed for us. Liked that we had a private balcony and access to common grounds to do things like barbecue. The gym was fine. The pool, can’t really comment as didn’t really use much. My husband and I were probably lucky that we had really nice neighbors. No one was loud and the people around us respected each other. Maintenance staff was professional and helpful. Never made us wait for the small issues we had. If you look at other reviews, people praise maintenance.The cons: administrative staff completely unprofessional and go out of their way to be rude. All the reviews regarding exorbitant rent increases are true. We had even asked the staff when we were looking at the complex, how much of an increase we could expect if we stayed more than a year, and we were told no more than 3-4 percent if there even was an increase. Fast forward 11 months later and they wanted a 16% increase. We managed to knock it down to 11% but corporate always points the finger at the individual complex and the complex points the finger at corporate. The manager is unfortunately useless and has no business being employed. We never once spoke with him because he never made himself available. When we moved out, we chose to clean the apartment ourselves as we are clean people and didn’t think us paying a cleaning service was necessary. We did hear horror stories of Avalon trying to find problems to keep your deposit. As such we were prepared to take legal action on principle but luckily we passed inspection. But the man that did come through had the audacity to say the sink wasn’t sparkling and there was a speck of something in the oven but “let it go”. Unreal.The lighting in the apartment is deficient. As part of the new renovations, they removed the fixtures that were above the seating area for eating because they installed pendants over the island in the kitchen. We ended up buying our own fixture from Amazon because we couldn’t stand the darkness over our table while eating dinner. For supposed luxury living, rather than truly upgrade the apartments to have more light they took important light away. But it’s cheaper than also buying new light fixtures on top of adding pendants. Never-mind the high rents tenants pay. The renovations were necessary but when you pay close attention to what was installed, unimpressive for the rent they want. And the appliances they installed were definitely cheap. I saw them on display when I was shopping for appliances when we moved out.Overall, I can’t recommend the place. When a person pays high rent, there is an expectation that the personnel you deal with should be courteous and professional. Not a single admin person meets that criteria. We knew someone that lived in the building before we moved in and the staff stiffed them on $250 they should have received for the referral. I left the apartment happy not to have to deal with the rudeness.
Since day 1 my wife & I have had nothing but positive experiences with the staff here at Avalon Willow. Brittney Clarke at the front desk, Brian Pieragostini the maintenance manager, Shamon the building manager, as well as the concierge & maintenance staff have all been warm & friendly. Were very happy with our decision to come to the Avalon.
I worked with Brittney Clarke in the leasing office and she couldnt have been more help. She answered all questions, promptly responded to my follow ups, and helped me find an apartment that met my needs on a quick timeline. She also has been accessible for all of my needs after move in and the rest of the staff has been pleasant and helpful as well. As far as the building, it is clean and quiet with all of the amenities you would want. I would highly recommend this location to anyone looking for an apartment.
We moved here two months ago, having sold our house but our new home is not ready yet. Christopher Cordero and Mark Morales could not been more helpful during they looking and leasing process and they continue to be extremely attentive during our residency. The entire staff is excellent with the building well maintained. Very friendly atmosphere and a great location near the train station and downtown Mamaroneck. Its been an easy transition and very good experience.
Maintenance department has made our move so much smoother. Ubaldo and Cleyber are so helpful and responsive. They have both helped multiple times and they clearly put time and effort into their work. I cant comment on the corporate side when moving out, and I do see a lot of negative reviews concerning dramatic rent hikes, but when signing the lease and moving in, Chris Cordero was nothing but incredibly helpful and accommodating.
We moved into the apartment over the longHoliday weekend and needed some help getting wifi installed in our apartment. Ubaldo from maintenance was up at our apartment within a matter of minutes. He was extremely helpful and apologetic of some of the issues we weee experiencing.
I’m giving 5 stars because our maintenance worker Cleyber was very helpful and very respectful and educated worker, He helped us that same day and everything was back to normal that night, He did an amazing job and now our washing machine is perfect!Thank You Cleyber!
Avalon was a great place to live until we moved out. We made it a place called home. The day we got the keys, the apartment was dirty in the kitchen area, cabinets, oven, stained carpet and animals fur everywhere. The apartment was old and we were promised renovation which happened in the 2nd year. Upon move in, We asked for another vacuum cleaning which was done. As for carpet cleaning, the maintenance team said it was done but still had dirty stains. We didn’t have any choice than to clean it ourselves as our son had health issues. The leasing consultants lack a lot of professionalism in the way staffs talked to residents and their guests. Communication has always been an issue be it on emails and leasing offie. The manager is not approachable at all and no people approach with his office door always closed. There has been discrimination in the recruitment of leasing agents as the manager recruits his own people. Manny did a great job and has a very professional approach. We were promised that renovation will take 2 weeks which eventually took more than 4 weeks to be fully completed with a lot of unsolved issues and very unprofessional contractors.The carpet had stains on it as the contractors literally put the dirty toilets on the carpet while replacing the old one. We had to live in such dirty, dusty and unhealthy conditions with a 2 year old for more than a week until the carpet was cleaned with paint stains still there. The appliances and cupboards were placed and were not the right ones which delayed the process. We were told that carpet will not be replaced but in other vacant unit they will be replaced by hardwood flooring. I wonder if Unit 1306 was replaced by carpet or wood flooring as we have been charged $500+ for carpet which they claimed have holes due to furniture or heavy items. We didn’t clean the apartment before leaving because we were informed that we will be charged $ 135 for cleaning. There was no inspection done prior to our move out and we were not contacted to be informed of any issues. As a great surprise, we got a bill for damaged carpets.COMMUNICATION is still an issue. We requested for a meeting with the MANAGER who was in office but could give 2 mins of his time. OUR SITUATION HAS NOT BEEN ANALYSED AND IT HAS BEEN A ONE-SIDED AFFAIR and no follow up on emails sent but constantly receiving emails to pay.Avalon Willow needs to be audited on its day to day activities and expenditures on festivities. No event was organized in the first year we lived there compared to other Avalon communities.If you are willing to live at Avalon, do take pictures of actual state of apartments before you live in.ANYWAYS, WE WILL NEVER EVER RECOMMEND ANYONE TO STAY AT AN AVALON COMMUNITY BECAUSE ITS BEEN A HORRIBLE EXPERIENCE, AND WE FEEL CHEATED.
We want to take this moment to thank Brittany and Manny, for making our move pleasurable. Brittany went out of her way to make sure that all that was promised was delivered. thank you for my covered parking space. She really looked out for me. Manny is a gem. We pointed out a few minor things that we needed and he was on it with a smile. He had to come over the next day Sunday (his day off) and with a smile found a quick temporary solution. The next day all was rectified. We offered him a tip and he refused it. He said it was his pleasure to make sure all was good and that everything ran smooth with our move.We are so happy with our new apartment. After three days of renovations to update the kitchen and bathrooms, our apartment looks very cool.I am grateful AVALON has Bob as the Superintendent and Justin as the Resident Services Coordinator, as well as all the workers who have made our stay more comfortable from now on. Our apartment was immaculate! So far, everything seems very convenient and well-maintained. We are very happy to be here.
I needed to write a review about this experience. It has been an extravagant experience touring this beautiful community with the leasing consultants Chris and Mark. Chris was the topic of discussion amongst me, my children and my wife of how knowledgeable and outgoing he was while on our tour with him. We are strongly considering this next chapter here at Avalon Mammerenck knowing that these two gentleman will be greeting us daily with their uplighting and positive vibes. 10 stars.
I am a local real estate professional and have been a resident of Avalon Willow for two years and will be signing a lease for a third year. Shamon Nowling, Community Manager and his staff are attentive, thorough and manage all the aspects of the property very efficiently.Additionally, Manny and Ubaldo recently completed some miscellaneous repairs to my apartment, they first called to notify me when they would be there and did a neat and professional job.
Very grateful to Cleyber who came to fix my sink faucet and heat on 2 occasions in the last couple of day! Thank you Cleyber!Also appreciate Ubaldos involvement with repairing my maintenance closet from a leak that filtered down from the fourth floor. Thank you Ubaldo!I had two problems with my toilet this week and Cleyber came promptly and fixed them. I am so grateful. He was terrific. Thank you Cleyber!I had a leaky kitchen sink. Manny who works in maintenance came to fix my grandmothers air conditioner, he was extremely helpful and friendly. Manny told us everything he did to fix it and explained everything so we could understand what was broken and why. Hes an asset to the Avalon maintaince team!
My wife and I moved from Washington, DC to NY. We were looking for a 2 bedrooms apt in a quiet neighborhood to start a family. At Avalon Willow, we found everything we were looking for and more. The place is quiet, clean and safe. The staff is polite and really helpful. We have been living here for about 3 months and we really like the place.
New residents here at Avalon, and so far we couldnt be happier! From Brittney in the office, the awesome concierge desk staff and Manny from maintenance who showed up in less than 15 minutes from when we called because we couldnt get our smoke alarm to stop chirping, the staff here is just the best!
I visited a lot of apartments and this complex has the best feel…more like a community and less corporate/hotel-like. Brittney made move-in super easy and fast. Manny and Ignacio take care of all the maintenance issues in a timely manner. The entire staff here is friendly and always looking to help.
Brittney is amazing and has helped me for the last 7 months in finding the right apartment for my fiancé and I. She has been so helpful and accommodating and has made the experience great. She is very knowledgable and honest. We are moving in soon and would not have moved in without Brittney!
These apartments are horribly dated and generally just worn out. Our carpet was badly stained and nearly worn through in many spots when we moved in. The fixtures including the bathroom sink and the bathtub are oddly small as are the incredibly narrow drawers and cabinets in the kitchen. The materials are of low quality - Formica counters and linoleum flooring. The appliances in the apartment were at least 20 years old.We always heard so much noise from our neighbors - the five year old sprinter above us, the dementia patient across the hall that never recognized her poor husband and yelled at him like he was a stranger breaking in, the loner next door that listened to loud movies late at night, and the neighbor that liked to have her most intimate emotional phone calls in the hallway outside her apartment...The neighborhood is rough - not all of Mamaroneck - just the part that Avalon Willow occupies. If you cross under the metro-north tracks, you find a much nicer Mamaroneck. I never felt comfortable with my wife walking from the train to the apartment at night. In the morning, if she walked to the train without me, the day laborers that congregate outside the Hess gas station (on the way to the train) would sometimes harass her which made both of us very uncomfortable. The restaurant next door to the complex is abandoned and the houses in the neighborhood are dilapidated with furniture in the lawn and often smell of marijuana.They will not warn you when moving in that the garage can flood and in case of heavy rain, you have to find somewhere else to park. Even when you do park in the garage, the bird population which roosts on the fire sprinkler pipes is so bad that you are unlikely avoid a stripe of bird droppings painted across your vehicle.When you move out, do not expect to get your deposit back. I was warned that Avalon Willow would find a way to keep the entire thing and they proved that to be true. I have always left my apartments clean and in good shape when I move out. I have always been refunded 100% of my deposit. While I left the apartment spotless upon move-out, Avalon found a way to keep the deposit and charge me additional funds. In the end it is a tough fight - they can damage your credit, what course of action does a tenant have? I guess honesty on a review board is all I have.The apartments are bad, the neighborhood is rough, and I consider the whole multi-billion dollar Avalon organization to be dishonest and corrupt (though it could be isolated to the Avalon Willow location). I would caution anyone considering living here to reconsider. You will regret having signed a lease with Avalon.

He has been really helpful during our movedThe appartment was clean and simply ready to be used , the few details that did not work have been fixed in the day we made the claimSo all the family is happy with the move
ABSOLUTELY TERRIBLE!!!!Dont bother wasting your money. Rent increased by $522/mo over a 1 yr lease for a 1 bedroom!!! Being able to raise rent 22% is beyond ridiculous. Yes, they updated a facility that desperately needed it but the amount of nonsense & hassle that was tied to it was extreme. “Gated” community that gates were rarely fully operational, fob system to get into my building has been broken for 4 months yet the fob to get out of the building into the courtyard does work...makes sense right?! Packages left all over the place, garbage always on the grounds outside & the response was “we focus on keepinf the inside clean.” Walls are made of paper, barely any studs in the wall to hang anything. Paid “amenities fees” for about 5 months & there was not a single one available to residents. I would never recommend this complex to anyone based on the way tenants are treated. A $6,000 rent increase should be illegal.I went to the office to find out why my rent was raised to $2,747 a month yet it is listed on their website at $2,560 a month!!! Apparently, they dont want people to renew, they give them away at a lower rate for new people to come in so they can basically steal everyones security deposit & create more turnover so they can continue to provide subpar living!!!!!!Renovation timeline couldnt have been more wrong. Always something broken in the building whether its the entry gates that are suppose to be fob access but when they break its just wide open for anyone to enter. Fob access to the actual building has been broken in my building for 2+ months so again, anyone can enter the building with no questions asked. On top off all that, they renovated the apts with cabinets & appliances (that were beyond needed, not a luxury) & they think that, throwing down some new grass in the courtyard & a bigger gym warrants a 22% annual increase for a 1 BEDROOM APARTMENT?!?!?!!!! Over $6,000 annual increase is not only ridiculous but it should be illegal. Paid for 5 months of amenities fees yet there was not a single amenity accessible to any residents & when I called corporate about it the response was oh thats up to your individual complex. Of course, the complex says no, thats from corporate its non negotiable. My advice, stay FAR AWAY. Unless of course, you just want to dump thousands of money into an 803 sq foot apt that is not worth what they charge.More issues arise when you move out. During the renovation of my apartment from 11/13/17-11/16/17 I was told I would get a new carpet-I DID NOT!!! When I spoke to them they said they would steam clean it for me being it was filthy from the dust, debris & dirt brought in by the construction crew-again THIS WAS NOT DONE. Now, a MONTH AFTER MOVING OUT they are trying to charge $1,364 for a replacement carpet and another $135 for a cleaning fee of the apartment, meanwhile I had a cleaning crew come in & clean the apartment. The Avalon is an absolute JOKE of a “community.” I have been trying to get in touch with the office, who reports any “damages” to the “residence recovery” department and no one has gotten back to me. You can try to charge people all you want but I will not pay you a SINGLE PENNY for any of your subpar living accommodations. Good luck, Ill see you court.Avalon, you are PATHETIC!!!!!!!
Thank management for Manny! Last week, Monday, my son and I returned from a week away. I parked close to the elevator to unload; my son was desperate for the loo and took one bag up while I loaded up entry. After finishing, I realized Manny had transferred our bags and baggage into the elevator and helped carry them to our door. What a welcome relief from a long travel to receive Mannys kind act. His courteous, pleasant and diligent work demeanor certainly makes him part of Avalons amenities. Manny thanks! Cheryl T.
I just moved in,and so far it has been great. The folks in the office aresuper helpful and and very courteous. The whole experience has been awesome. The whole property and and my apartment were really well maintained, i have already noticed some positive changes taking place to bring the whole community up a notch. Keep it up guys! am looking forward to seeing how things progress.
Only been here two weeks now but so far loving it! They keep the grounds immaculate, the amenities are amazing and the living space is great! Coming from Manhattan, this is beyond the space and features that I had in my previous apartment (for around the same cost). The railroad is 5mins walk away and theres lots to walk to in town. So far, im happy and loving it.Efrain in the leasing office is the best- so helpful and professional, and made moving in seamless.
Manny and Ubaldo really take this living experience to the next level. These two are a huge reason i have been at the avalon as long as I have (7 years). I know that any concern will be handled with unmatched and unrivaled professionalism, care and integrity. The difference between a house and a home is being surrounded by family and that’s what it feels like at the avalon. I hope management and corporate appreciate the tremendous value that these individuals bring to the avalon community.
Avalon attempted to raise our rent 600 dollars a month. The office is horrible. They are never there and dont answer or return calls. I called the corporate office and they couldnt even get ahold of the Avalon Willow office people. The maintenance team is fantastic and the apartments are o.k. but the value just isnt there.
I have lived in the Avalon Willow for 7 years. Quality has gone down...This new apartment was vacant for over a month. The stove wasnt working smelled gas.. No cover on receptical by washing machine. AC not wired properly .The front door does not close stays open. the light on the porch broken and the plug outside no power. There was no inspection upon moving in or by anyone obviously before. In general Must say elevator hasnt worked right in over 7 months It randomly closes half way. Several occasions people have gotten stuck in elevator. The pipes in basement insulation coming off. This property is clearly neglected.Rents are raised with no flexibility yet services are horrible. The conveince to work cant be beat.
Please ask for Brittney directly if you are looking to lease an apartment at the Avalaon! She has been super helpful, is quick to respond, and has gone out of her way to answer all the questions we have had -- without her, our move not have been so smooth and hasslefree!
Avoid this place at all costs! Super expensive, lots of hidden fees they will neglect to inform you of. They will make it near impossible for you to be able to move. It is a hoax. They just take your money, and when you cant give any longer, they take more. Definitely not worth it. Dont let them trick you with all the nice amenities. You can easily find something more affordable and better overall somewhere else. One star rating is too much really
We have been living in this residence for 2 months and we are very happy. Apartment clean and repainted on arrival, very well equipped and functional.Excellent service from Mark and Pasquale as well as from the maintenance team. Very pleasant residence to live in and close to amenities (supermarket, train to NYC).

2022-06-24We have been living at The Avalon for a short period of time now and our experience has been beyond pleasant. Patrick and Mark have been very helpful since day one and do their best to make our experience hassle free. The maintenance staff are very friendly and quickly respond to any and all issues. The courtyard and gym are a great addition that our family has enjoyed since moving in. We are overall satisfied with our experience and are looking forward to the remainder of our time here.

2022-04-30We are having a great experience at the Avalon Mamaroneck. The leasing process was very easy and Patrick was extremely responsive and helpful through out the process. Mark was also helpful especially as we got closer to moving in. So the team here is great and the property is well maintained and is in a great location. We have been here for almost a month and enjoyed the experience and look forward to enjoy the pool once it warms up!

2022-06-04We moved to the Avalon last year from Manhattan. Hands down the best community Ive ever been a part of, and we were treated with such kindness throughout our stay. From Patrick, Cleyber, Ubaldo and all the staff, we have had a positive experience through and through. Close to the train and all Mamaroneck amenities, I can’t complain about this place one bit. The gym was great, the pool fantastic, and all of the buildings were always clean. Also, all of our neighbors were great. Weve made some amazing memories here!

2022-06-02We love living at the Avalon! The staff is so friendly and helpful. I left my phone down by the grills and I didnt notice...until Cleyber knocked on my door to hand it back to me. Whoops. Talk about going above and beyond! He could have just left it in the leasing office but he took the time to figure out my building/apartment number and deliver it back - couldnt believe it!

2021-12-22The Avalon Mamaroneck team is amazing! Big thanks to Patrick and the rest of the staff there. I was at Mamaroneck for visiting my boyfriend and accidentally lost my laptop in the morning near the Avalon building. I was so anxious and stressed since that laptop was very important for me, it had all the data and documents I needed for school and work. But Patrick and another staff were very helpful. They patiently looked for the laptop for me and suggested me to call the police. Fortunately, another nice lady living here found it and called the police as well. I retrieved my laptop within 2 hours. I am really appreciated for the Avalon team, as well as the local police officers effectiveness and friendly attitude. Hope this review is helpful for all the current and potential residents at Avalon Mamaroneck. I am confident that the team will provide you with a safe and pleasant living experience.

2022-04-15My family and I have had an excellent experience living at the Avalon Mamaroneck. From the first day I walked in to see if they had any available units, to the day I moved in, to the present day, living here has been the most pleasurable experience I’ve ever had. Patrick has been outstanding, and so have Mark and Nick. They are accommodating and ready to help at all times, they are kind and respectful, and they always fulfill their promises. Patrick has followed up many times to make sure we are content with everything. Additionally, maintenance - Cley, Ubaldo and Steve - have taken care of every maintenance request we’ve had with no hesitation and they always show up with a smile on their face, happy to be of any help.
