These are the worst apartments I have ever been in. I lived here for a year and they had new management 3 times. The people that live in these apartments do not clean, causing the whole building to be disgusting. I cleaned constantly and we had roaches coming inside our apartment from out in the hallway. I told management about these problems multiple times and nothing changed. Also, not to mention our toilet was broken, our bathroom flooded into the apartment below us as well!! Do yourself a favor and don’t waste your time or money here. I have proof but y’all can just find out yourselves if you decide to move there! There are wayyyyy more nicer apartments in Webster, don’t settle just cause their cheaper it’s not even worth it. Have a great day and please take my advice! I wouldn’t want anyone to go through what I went through while living there
Nothing will ever get done or fixed. New management is good. But like it’s nothing but broken promises. I’m still waiting on a working washer and dry that was suppose to already be in my apartment before I moved in( not to mention in not supposed to be in this apartment) and now it’s winter and my heat don’t work. I have to call about 2-3 times a week for that. Still nobody shows up, and it’s below 20 outside. I love the new staff and yes it seems like they actually do want to see people on the property happy, however these small deals and donut day is not gonna make us happy, fixing the problem we’re having with our apartments will.
I moved in last year and i absolutely loved my apartment the old management was the best i love how there was a website to put in maintenance request that was answered on time i would put in a ticket and next day things in my apartment was being fixed if i wasn’t home they left notes saying what they fixed and just letting me know they were in my home. Now you can barely reach the new management i live on the lower level of the building my apartment floods when it rain i have tons of bugs my toilet consistently runs all night it’s so nosey and annoying and i haven’t been able to contact the new management oh on top of the beautiful pool i enjoyed last year everyday of the summer is now CLOSED !! Yes the pictures on the website looks beautiful but all apartments aren’t updated ... i hope the new management can get it together because if they they are going to be the downfall of these beautiful apartments and complex
Ever since the management change, the service here has been terrible. No one ever answers the phone in the office, they cut weekend office hours, and they frequently close early with no notice, ask of which makes it very difficult to get in contact with them. We have tried putting a maintenance request in six times over the last twoish months, and it still has not been completed. The dumpsters are allowed to overflow, which means trash ends up all over the yard and parking lot. They didnt pen the pool at all this year and offered to give us $20 of one months rent as an apology, which you only received if you went into the office to fill out a request for it. I loved this place when we first moved it but would tell anyone who is looking now to avoid it.
The new property manager Joseph has certainly turned things around since December. His staff, headed by Liz has worked hard to address all my issues since I have moved in here. Slowly but surely this new staff is getting things done right. Anytime I have had a problem I needed only to stop into the office and my problem was addressed fairly by Either Liz or Joseph on yhe spot. The atmosphere was friendly and caring. Especially with Country manors mascot... Shrotcakes. Country Manor is a good value for your hard earned dollar.
We are happy to update our review and report that the new manager Joseph Tyler is doing a great job restoring order here at Country Manor. We have seen such an improvement with response times, and kindness being reciprocated by management and staff. He truly cares for the people living here and is working so hard to improve the quality of life and reputation of this community. Looking forward to enjoying the pool this summer!
Thank God Im leaving. I have had a 4 year stay here. I love maintenance for the most part, the owner seems to be an ass having only responded to 2 or 3 positive reviews and no concern for valid complaints. Dont move here if you sleep during the day, dont move here if children running around like its the village park during all hours of the day above you is a concern, dont move here if you dont want to spend premium prices for lackluster amenities and lastly, dont move here if you dont want your skin flaking off within 2 months because the water is incredibly intolerably hard. Please buy water softeners for all the buildings. When I moved in here 4 years ago my skin was soft as a babys skin, and its so incredibly dry now going on 3 years that I have to spend tons of money on moisturizing creams and lotions and it barely helps. I can say I love management, hes a nice guy who cant really do anything to fix the issues and ownership is clearly trying to squeeze as many dimes possible out of an aging building before he sells it to the next victim for an inflated rate. Anyone looking to buy this building or rent here in the future should know the plumbing is god awful, outdated, electric is a mess(Ive had 2 units and both had outlets began to spark/smoke before i unplugged everything. Bottom line, your stay will start out nice and quickly go down hill from there. Floors are nice, counters/cabinets are nice, but you know that old saying, You can slap some lipstick on a pig, but its till a pig. Well, thats basically the remodeling theyve done here. These buildings are old and it shows. I havent even mentioned my apartment has flooded 5 times this year, that was fun. Im sure this building is riddled with mold. If you have to stay here because theres no choice...dont.
Rent is ridiculous for what the apartments actually are. Yes there are nice updates (Hardwood laminate floors, washer/dryer in unit etc.) However, still not worth as much as they charge. No storage, neighbors are allowed to let their children use the hallways as their playground, people in the complex drive like maniacs and do not know how to properly park, the office rarely answers the phone when you call and office staff are rude and inexperienced. I once needed to speak to someone in the office and walked in to an empty office and stood there for about 15 minutes before realizing the office girl was standing in the parking lot hanging out with the maintenance guys. Find a cheaper place, you will be much happier!
Really nice apartments and grounds, well maintained. Beautiful pool thats lots of fun to swim in. Maintainence crew responds quickly and efficiently to work orders. Walls and ceilings are nice and thick so very little noise from neighbors. Very nice place to live. Have been here 1.5 years so far and have had no real problems.
If i could put a negative rating i will. Do yourself a favor and dont get an apartment here . Dont get fooled by their initial offer. The old management was reasonable . The new management in 2019 is horrible . During snow they dont plow the roads. this creates dangerous driving conditions . They will not clear the garbage regularly and you will see overflowing garbage. They will not replace any light or bulb inside your apartment.If you have any issue they will not respond. They dont have a website to put service requests and if we call they never responds. Even if we go to the office and raise requests they will not turn up. I am waiting for my lease to end and say goodbye to this bad service .
If I could give this no stars I would, that is how bad this experience was at Country Manor. I apologize in advance for the length, however if you are apartment hunting, especially if you are a first time renter, please read the entire thing. I was in your shoes once, and thought the bad reviews are just a few people with some minor issues, that will never be me But sure enough, everyone that left a negative review was correct, and those with a positive review were given incentives for positive reviews.I moved into Country Manor in May of 2017. I was a recent college graduate at the time, and needed somewhere close to work, without living in the city (at the time my office was in downtown Rochester). I started the apartment viewing process in March of 2017, and was impressed with Country Manor in the beginning. Being a new renter and not from the Rochester area to begin with, I though Webster was beautiful. Right next to a plaza with Wegmans, Target, LA Fitness, etc. Right next to 104, and easy to get places. My girlfriend and I took a tour on a Saturday morning in March, and we saw 4 different places in the Rochester area. However we were given a tour by one of the property consultants Josh (who is no longer there) and were blown away. I will admit, the apartments are nice for your first apartment. Washer and dryer in the unit, vinyl flooring that looks like hardwood, nice appliances, and plenty of room for my girlfriend and I. We were in a 2 bedroom, 1 bath, on the second floor. Josh even took us into a model unit, and we were blown away with the fantasy that this could be our apartment with a little bit of elbow grease! Plus for the price, it could not be beat. So I signed the lease and set a move in date and off we were.So we moved at the beginning of May, and it was a great first few weeks. We met our across the hall neighbors, and some others in our building, and everyone was super nice. However starting in June, everything took a turn. June-August: There is a large Indian population, as well as lower class families that reside at Country Manor. This was never relayed to my girlfriend or myself at the time. This is no problem at all, however there were a ton of kids running unsupervised at all times. There are plenty of places for kids to run and play, however they loved to ride bikes and run in front of cars in the parking lot. People sped through the parking lot, and it is a miracle that no one got hit. The kids would also ride bikes between the cars, and as a result, scrape the cars on their way through. My neighbor and I were outside talking when we saw a kid do it, and my neighbor demanded to speak to their parent. When the parent came out, they just said sorry in broken English, and that was it. Within 15 minutes, the kids were out in the street again. This also led to playing in the halls, and running/jumping/stomping in the apartments. It did not matter where they were, the walls were paper thin, and you could hear every movement.September- December: These months got much worse. The noise continued, and the office just claimed it is apartment living which is true. However these noises were not apartment living. Dog owners began to get lazy, and would let their dog use the bathroom right in the apartment hallways, and not clean it up. There was a family above us who was terrible to their young children (ages 9, 6, and 4) and the parents would make them bring the garbage out, which was a good quarter mile to the nearest garbage can. Because the garbage was to heavy for the kids, they would leave garbage scattered in the hallway, and leave it for someone else to pick up. As the weather got worse, so did the noise, as it was constant from 8 am- 10 pm every day. My girlfriend and I actually tried to get out of the apartment as much as possible at nights, so we did not have to listen to it.I have reached my character limit, but between the armed robberies, the crack heads breaking into the building at night, and constant noise, please look elsewhere to live in Webster. STAY AWAY
I have a friend who’s been living here for 10 years And she said ever since new company took over things have went down hill with the office you can’t even call them any more because they are to lazy to answer their phone when you go in there all they are doing is sitting around doing absolutely noting and you can’t put services online any more which was easier .Roads are bad but it’s not really maintence fault you can’t stop the snow from coming. Side walks are always nice and clear after storm. Also she’s called maintence about issues in her apartment and they have always helped her so no issues there. It’s honestly the office that is the issue I was going to move here as well but reading reviews about how the place is now and how the office is becoming crap pushes me away. I give maintenance a four star but office gets that one star they need to step it up
Move in if you want an over priced apartment with BLACK MOLD. Our lease runs up in a week, we moved out last week bc we discovered the black mold behind our daughters crib and in the A.C. unit. My father in law who has over 30 years experience involving home renovation found it also bubbling out inside the walls. My family has been seen a number of times in the ER, urgent care and by my PCP over a 2 year span, with upper respiratory issues I now believe we know why. The apartment manager was no help nor was his staff. Everyone of the staff point the blame but come up without a resolution. Their stellar staff I do believe had previous knowledge that the mold was present, they tried to patch the wall in a number of spots on the wall but failed to notice the rotting floor board in the affected area(we lived on the bottom floor, so dirt was clearly present and would turn to mud if it rained, thats how we discovered it with the corner carpet soaked). Staff has not notified the building 173 of the massive black mold that most definitely is in their walls or coming in through the rotted floor board. I was a clean tenant who steam cleaned weekly, I have also completed my 2nd lease agreement, I am writing this as a warning to stay away, unless you want to live in these sketchy conditions, untop of that the staff will unlawfully enter your apartment without notification (beforehand) We had 17 emergency repairs to unclog our sink.. you be the judge. 7 entries within the last month, since my first bad review. Don t be fooled by the 5 star reviews, they are staff members or are naive like we once were.
I dont even know where to start. Maintenance go into apartments without proper notice. They rent out apartments that arent ready to be rented and tell tenants they will update their apartments at a later date and never follow through. Lots of false promises. Its not worth your time to talk with management because they only give polite lip service and do not follow through.
This is the worst apartment t Ive ever lived in. My neighbors above me and across from me let their kids run and scream all day. I have called the office dozens of times over 6 months and nothing is done about it. They offered to move me to a crappier apartment on the third floor and said Id have to sign another lease. The hole place smells like curry, neighbors harrass you when you try to take your dog out. You cant even have a decent shower without it turning cold. I wouldnt recommend this place to anyone.
New management has been very helpful. Thank you Joseph and everyone in the office for taking time to discuss and resolve concerns. Also, I want to thank Andrew from the maintenance staff. Recently, there was an electrical wiring issue with the bathroom lights in my apartment. Andrew had it fixed the same day. Thank you !
I lived here a year and in the first 4 months here my apartment flooded out twice. I had kids talking right outside my bedroom window at 2am like it was noon and I confronted them to tell then to be quiet. When I said something to the office, I was told that I was in violation of my lease doing that. They told me that they needed to here it for themselves. Then I was moved to a second floor apartment and the people above me are rude and inconsiderate. They walk around like they are going to come through the ceiling. Again, I said something to the office and they told me again that they needed to hear it for themselves before they can do anything about it. The walls are so thin, that I can hear the people above me peeing in the toilet from my bathroom. I know right ? Gross huh ? The hallways always smell cause disgusting cause the people dont close their doors when the cook and since they have their doors open, their kids run up and down the hallways like it their personal playground and the parents / office dont do anything about it. For over $1000 per month that Im paying here it not worth it, unless your from the Indian descent, then youll fit right in. I tell people that I live in Little India Im going somewhere else for a lot cheaper for the same thing that this place offers and if I was you, you would do the same, like I said, this place is not worth the money you pay
Updates are nice (flooring, cabinets). Wayyyyyyyyyy over priced. Since we moved in there have been issues with cock roaches, bees smothering the hallway in the summer time, there is absolutley no storage except 1 linen closet, and your bedroom closets. Every other month we had someone in our apartment to fix a leak in the apartment below us (maintenance men are not certified plumbers). Ventilation in the bathrooms are no good. Mildew will start to grow on the ceilings and walls. Cooling is a wall mounted air conditioner that will take the whole day to cool the apartments (and attract stink bugs). The only perk was the washer and dryer. However, those are so small you cant even wash a comforter in them. Over all I wouldnt recomend this place to anyone. Unless this is their first place and they dont have much, but are just starting out.
I am living in this apartment for more than 7 months. My Unit is in the ground floor. We had a power outage in Webster area for more than 5 days starting 9th of March 2017 up to 12 th MArch. My carpet in the living hall got flooded because of sump located located near my unit. I went and discussed with apartment manager to provide me alternate arrangement to stay. Country Manor Management asked me to stay in Church area without consideration. Country Manor Management wont respect humans, they need only money. I would highly recommend new tenants to avoid this community.
I was a resident of Country manor apartments till Feb 2021. I vacated my house in the middle of the month and I was charged full month rent for Feb in the starting of the month. They promised me that I will get half month rent amount along with my deposit in 6 to 8 weeks. Its been 6 months and I didnt get my money back. I called to the leasing office several times and they are trying to avoid my calls.I am going to complain against the Property Management Company. They are fraud. Dont pay a extra penny than what you owe to them. It will not come back.
Stay clear! Maintenance and staff has unlawfully entered our apartment on 4 separate occasions without proper notification and without there being an emergency. We decided not to resign our lease because we could no longer afford the 1122 a month rent..... Just signed our notice to Vacate this past Saturday and agreed on a date for a prevacate inspection on 2-21. Came home last night (2am now) to find a letter on our door from one of their leasing consultants letting us know they plan on entering our apartment January 10th to do the inspection a month in a half before we move out. This is where it has become trespassing. Maybe they are used to taking advantage of young foreigners and have used their position to break the law. If I could give zero stars I would, I guess the 1 star will represent the nice peaceful community we called home for the last two years. This is our daughters 1st home and we will always remember that along with theseveral nasty memories.
Not sure what everyones problem here is... I LOVE my garden level apartment. moved in a week ago and the staff is VERY friendly and helpful. The rent is slightly high but cable is included so thats a plus and all i pay for is electric and internet. Apartment was clean and new floors look great.
I really like living at this apartment complex but I feel like the rent is VERY over priced for the living conditions ($934 for a one bedroom). The hallways are always dirty and there is an extreme odor of cigarette smoke in my building as if people are smoking in their homes below us. The main door in the mail box room is supposedly “locked” and you need a key to get in but most times I’m able to wiggle it open without one. This makes me feel very unsafe being alone due to my husband working over night. Also my door is the only one on my entire floor that does not have a “peep hole” so I’m unable to see who is knocking without opening the door completely. There have been many times that I have seen people throw their garbage on the ground outside! Not even close to the dumpster.
Management changes at least once a year. I was shown an apartment and told that was the exact apartment I would get. But instead they shoved us into a completely different older building all the way in the back where the neighbors behind all had dogsin their yards that were barking 24/7. There were always at three dogs outside howling and barking day and night.
This Place has been a nightmare, it seemed like the best in the close area and i didnt want to move outside of the village, now i would gladly live an extra 15 minutes away, if it meant living in a nicer complex. The buildings were built in the 70s, the floors are hardwood with carpet over them, they creek and make huge noises whenever someone walks around. The office staff is terrible,well mostly/especially the manager S****, she can dress like a professional, but she sure cant act like a professional. They are always doing work outside/in your apartment, its never ending. They send out letters saying they will be coming in from nine to five, and you dont even have to be there, you can be at work! Well if you work overnights, or go to school at night, of work evening shifts, this place is pretty terrible to live in. If you still decide to move in, make sure you get a mid or top apartment, the garden floors are awful, not worth the 30-40 a month savings, not by a long shot. Make sure to fight for Mid or top level apartment, they told me they only had garden at the time, and for the next few weeks as well, so i moved into the garden, A few days later i walked around the apartment at night, and i saw 4 empty apartments, all mid and top floors, they leave the lights on and the window blinds open, so they were easy to see, needless to stay i felt very cheated by country manor.
I stayed in Country manor for 6 months.I recommend people NOT to choose this apartment .The RENT IS TOO HIGH compared to neighbourhood.They charge too much money when you move in like installation charges,security deposit etc and when you vacate they charge some mendatory charges and EXTRA CLEANING charges though your home is clean.If you really wanted to stay for Value for money Kindly DO NOT GO TO THIS APARTMENT.The manager and the staff are not at all cooperative.I did a mistake in choosing this apartment.The only reason for people staying here is its near to our work place XEROX.Apart from that NOTHING is good.DO NOT PAY MORE and be a prey for sugar coated words of staff initially.TOO MUCH .HIGH RENT.
Multiple issues.Maintenance has turned out to be very bad these days, roads were not ploughed, no salting done on the walkway,I had put in a request for heater not working issue and it has been over a 10 days and no response yet.They don’t have a website to put in maintenance requests and neither do they attend calls.
Absolutely awful management. They’ll call the cops on you whenever you don’t do what they want and they NEVER fix anything. My door to my building as been broken and unsecured for weeks. Literally no safety and they don’t care. Mail boxes have been broken for years, lights and electrical work is shoddy at best. I had a leaky ceiling that took a whole year and a half to fix. One of the previous landlords (Rebecca) stole money from us among many other tenants. I wouldn’t recommend this to ANYONE. NOT EVEN IF YOURE DESPERATE!!!
Horrible place to live . Ive been here 5 years and since gellar properties tooo over these are the worst apartments ever. They dont fix anything in a timely manor. Staff including manager are horrible, they say they are going to do something and they dont . They are not professional at all
My best friend has tried to contact the office and has had no success the past few days. I have even tried reaching out for her and no one will answer the phone. This is not the first time she has had this issue, which is why she is subletting her apartment. Extremely unhelpful and unreliable staff.

2022-01-25If I can give this place 0 stars is because they deserve a 0 . This place is just garbage in Webster. The office is constantly changing staff. They lost money every time. So if you move here(Own your own risk) AT LEAST ASK FOR RECEIPTS every time!!! Maintenance in here is joke! When I move here the apartment I got was so dirty!! The carpet in the bedroom was soaking wet, my bathtub was clog and no one from maintenance came to fixed, I had MOLD, old cigarettes everywhere, even in the heaters! the stove was so dirty and disgusting also the dishwasher was with the most horrible smell ever! I end up having a horrible roofing situation in one of the room that took them around 6+ months to get it fix! And not to get it fix completely because then I had roofing issues in the kitchen! That got it fix 4 months after I reported to the office. Let me not start with the neighbors leaving the trash in the middle of the hall for days! Expecting someone to take their trash for them. Roaches everywhere!!! The office staff is rude, they never pay attention to the tenants needs... This place doesnt value your money, and absolutely no one deserves to live here.

2022-02-24Honest review. Ive lived here for four years. Morgan used to run this place and it was okay until management started stealing money from us. In steps Gellar and nothing got done here for two years. This past November, new management has stepped in. Although Im still waiting for anyone to contact me about a transfer Ive been waiting two years for, maintenance has GREATLY improved; specifically the new addition of Michael. The maintenance staff, although a skeleton crew, really seems to have their stuff together and theyre working to make it better around here. The snow plow contractor absolutely sucks. Not once have we been notified when plowing will happen so we can move our vehicles. Due to this, Ive had to shovel out four parking spots every time it snows for myself and elderly/disabled neighbors. The main road in the complex is also left with snow, ice and slush everywhere. We pay for these contractors to do their job, so they should do it. Also salt would go a long way. The next time I fall in the parking lot due to ice and the total neglect of proper plowing and absolute lack of salting, I will be happily filing a lawsuit against our contractor and/or facility with a smile on my face.

2022-06-08Ive lived here for 3 years and was about to move but New Owners bought the property and have completely been Turning this complex around for the better. Day by day it keeps getting better cant wait to see whats next. My apartments is very spacious and just perfect. Maintenance is great when ever theirs a problem they are on it. Sarah at the office is the best. If you need anything shes always going above and beyond to make sure her tenenants are happy and well taken care of. Its a great place to live, lots to enjoy all around.

2022-02-22I was forced to move out of this complex because of the neighbor next door. See, I have never spoken to this particular neighbor. I had knocked and called the police numerous times. When I lived in building 169, I would file numerous noise complaints and GARBAGE being left in the hallway. I reported it over 5 different times. I have numerous police files of when they had came to visit. I had to call the NYS health department on several occasions also because the garbage was creating flies and a smellIn the hallway. I ended up having enough of it and leaving because of these issues. I wasn’t able to do daily activities in my apartment in peace because of the constant banging and screaming coming from next door. I don’t know what was wrong the woman, but she seemed to have some serious mental issues. The complex just didn’t care about my rights. It was inhumane. That is why once I am back in NYS I will have to pursue a lawsuit against country manor apartments for violating my rights to not providing habitable living conditions.

2022-05-02Lived here almost 2 years and never had a complaint. Incredible living space for an apartment. I have a single bedroom and have more than enough room. Very helpful when you call and need help .. luckily in my time Ive only needed to call twice and they fixed it the same day both times. The new owners and management team is really great and personable.

2022-06-06I highly recommend reading the more current reviews, rather than the older ones. Country Manor has brand new property management in charge. They are so caring and considerate when it comes to their tenants. The complex is wonderful, and well-kept. My former landlord was a nightmare, and I wanted to get out of my old apartment ASAP when my lease ended. The property management at Country Manor made the process quick and easy. On move-in day, my apartment was spotless, with brand new appliances. Another huge plus? Heat is free, for Rochesters super cold winters. (You know how expensive those RGE bills can get!) If anyone is looking for an affordable apartment that feels like home, Country Manor is the first complex I would recommend!

2022-06-28My girlfriend and I were in need a new place pretty last minute as our old landlord was neglectful, didn’t care about the building and/or his tenants, maintenance was a joke, etc. All in all, pretty terrible person. Once we saw Country Manor listed online we immediately fell in love with the place and had to go see it! Once we saw it in person I was shocked to see how much it resembled the photos online. They got us acceted quick and with no issues! They worked around our schedule and we’re there for help or questions every step of the way! Our apartment was cleaned and ready to go the morning of our move! The last month here has been nothing short of amazing and I have nothing but good things to say! The new property management seems to be a big step in the right direction for this complex compared to what people in the past have said! They are always there when you need them no matter what it is. I would recommend this place to anyone looking for a well kept and beautiful place to live!

2022-05-08Recently, I was in need of a quick place to move. After searching the area nothing was available. However, the staff at Country Manor went above and beyond to make sure I got into an apartment within the timeframe I needed. They even made some improvements to the apartment prior to my move-in date. Their attentiveness made this stressful situation much easier!

2022-01-07This place is terrible. The rent is stupidly high, the office changes staff and ownership more than they actually take rent. They never get anything done wise maintenance. The windows were broken when I moved in, still broken, and my bedroom floor has never been fixed. I had to withhold rent just to get them to take care of the mice. The place is disgusting, the officer workers are rude and no one should ever choose to live here if they have another choice.

2020-02-01Before 12/2019, it was terrible and dirty. As soon as the new management took over around the new year, everything has changed dramatically. The buildings are already cleaner and being taken care of. Apartments are being renovated. The office staff is incredibly helpful and nice. When a concern is expressed they immediate seek action to help it and they follow up on concerns. The units themselves have wonder features and space. So add to them being properly taken care of makes this the nice and affordable apartments they are. With this management, living here is wonderful and continuing to improve.
