Unwanted floorboards noise is a major distraction as you’re trying to sleep, get work done, or just want to kick back and relax in your apartment. Its a nightmare! So many different types of sound through a floor. The boards are very loose and when anybody walked upon theyre creaking, squeaking. Its NEVER quite here.
Delta Gardens has been an amazing place to live! The apartment itself is very spacious and has been very well kept (clean, fresh paint, new carpets, etc.) The street is quiet and the other tenants are nice and respectful of one another. The location is perfect, right in between both UB north and south campuses, and right around the corner from wegmans, tops, and the boulevard mall. The whole Niagara Falls boulevard strip is just a two minute drive away (walking distance if the weathers nice.) Ive had nothing but great experiences with the staff and maintenance team since Ive lived here. I would highly recommend Delta Gardens to anyone who was looking for a new place to live.
Amazing area and attentive staff! I recently moved in a few months ago and have experienced nothing but pleasantness at Delta Garden Apartments. It is a remarkably quiet neighborhood for the happening area which I especially love, like my own oasis! And the full time maintenance staff were extremely accommodating and arrived on site just an 30 minutes after my call! I have recommended Delta Garden to my friends and would recommend anyone inquiring! Cant get anything better in the Amherst area thats for sure!
Apartments are very clean and the grounds are very well maintained. I have toured a few units and they all seemed very nice.

2022-01-22Horrible experience, no sound isolation, you can hear everything in the building from your own bedroom. Not safe, my car was broken into, and the property manager did not do anything about it. No cameras or lights in the parking lot. Property manager is very rude, poor service, do not recommend this to anyone including family and students!!

2021-08-26Currently getting with other tenants and will be working with a legal team in regards to the unprofessional office woman Wilma and her threatening letters of eviction sent to all of the tenants. Dozens of tenants if not more were upset and found the letter inappropriate and breaking several laws. The letter was outrageous, and demeaning. I have never seen such an unprofessional establishment in my life, corporate must of had no say so in the final edit and approval of sending out such a threatening letter to over 150 apartments. There are law students who live here including myself and we will be investigating. Inappropriate behavior of office manager.

2021-05-25100% dont recommend. Cannot really sleep and work if you are unlucky and met an annoying neighbor. It is really disturbing that how BAD the sound insulation it is. I can hear every sneeze, every phone call, every tv show the old woman watching below me. Moreover, if there are kids living next or below you, you are going to feel the shaking of the building . Tried to complain to the office, but they dont even reply or care at all. All they did is sending out a letter to every apartments. 2 advantages living here: 1) near walmart and convenient 2)a little bit cheaper than others

2018-05-07I have lived here for many years and have no complaints about the apartment manager or the maintenance staff. They have always been prompt in responding to maintenance issues. The staff is friendly and respectful.The location is excellent. You are close to everything. In terms of keeping up the property, there have been many improvements including the replacement of windows, garage doors, and roofs. There is plenty of parking. The grounds are clean. I totally recommend Delta Apartments.

2020-01-31A good place to live. Maintenance is great other than a carpet guy that they had . I dont think he was part of the apartments. Maintenance seems to care about any issues and they get on things when theyre needed. Even a lockout is friendly. My mother lived here and Im fairly picky. Im extremely happy with everybody there.

2017-09-13I would be more than happy to give 0 points or 0 stars to Delta Garden Apartments. I lived there with family for one complete lease agreement signed between us and Delta Apt management but still they didnt knew us. In-fact they are only money sucker interested in only money , they dont understand the relationship between tenant and landlord.Moreover the rents are unreasonably very high considering the fact that there is NO GYM , NO SWIMMING POOL , NO PLAY AREAS for kids. The office management lady Wilma is very rude in behavior, never willing to understand the tenants problem and help. One more thing they will never tell you about some hidden charges till the time you will sign the lease and deduct the amount from Security deposit refund. I really dont understand why they are charging carpet cleaning cost from tenant who is paying high rent. We lived in USA in many states on rent in different apartment communities but they never charged such hidden cost. After all we are paying every month very high rent to use the carpet. We cannot stand and sit on the air inside the carpeted apartment. Please DO NOT choose Delta Apartments in Amherst 14226 even as your last option

2018-07-20Beautiful and extremely convenient location! Very good maintenance service. Very satisfied with the experience. That said, I would like to make a clear point about the apartment manager. Extremely rude lady at baseline, never never never answers anything politely, be it the simplest of question. She actually snapped the phone off on my face after I asked her a simple question!
