I have this cross reviewed. I have lived here and its imperative that others know the truth. Where should I begin? Dont move here please. Walls are thin. Neighbors are inconsiderate. Landlord is money hungry. Needs to be updated. Some neighbors can have pets others dont. Some neighbors can smoke others dont. The property manager has an attitude and shes unprofessional. The maintenance guy oversteps his boundaries, he should focus on maintenance and mind his business. They send a letter every freaking two weeks for another reason to enter your home and they never fix anything. The groundskeepers come and mow every week and it still looks like the ghetto. There is so much glass and nails left on the parking spaces so you have to get a tire replacement every month. In the winter time its so sloppy that you can not even leave the complex. If you are a single mother with kids and HOMELESS in the cold and freezing then come here but otherwise RUN. You must really have no other option and be pretty desperate to pay rent here.

This winter season has been the WORST with the snow removal and salting of parking lots and walkways. There’s mornings where children can’t walk to their bus stop because it’s an ice skating rink out there!! Our parking lot is currently a sheet of snow and ice as we speak smh. The maintenance man is disgusting and doesn’t care about anything. The owners and property manager aren’t around (only here for a couple of hours for one day.) When you call the main number, you get an answering service who doesn’t relay your messages over!!! It’s disgusting. The place really fell about within the past 6 months. Garbage has been overflowing in the laundry room for a week now. Mind you, the maintenance man lives right above it!!!! Hopefully some type of management can address ALL the issues once they read this review!!!! People...y’all are better off paying for a mortgage!!! Paying rent here is a waste of money.

Emerald Pond Is the best place to live & to raise your family..I love this place ..You are going to love this place and fall in love with it ...just like I did...I been living here for five yrs this is home to me and it will be home for you too...I live in a downstairs apt but do to personal reasons ...my Beautiful owner is moving me to an upstairs apt .. Quiet Community The neighbors are so nice..the parking spaces are spacious...the people that work here are So sweet. come and vist and see for your self .. You wont be disappointed.

I am not sure why there are ANY bad reviews for Emerald Pond Estates! I have been a tenant here for about 10 years and have had nothing but good experiences. I will never move anywhere else. The rents are affordable, the apartments are kept up and when there is a problem, maintenance is quick to come and fix it. The maintenance man even lives on the property and comes out at night if there is an emergency. Even though the office is only open on Sundays, the Manger Tara is always reachable by phone or email and helps with anything I need. She is a sweetheart! Snow plowing can be a little challenging in the winter, but I think that is because the people here dont want to move their cars when the plows come through, but other than that this is a great place to live and I wouldnt change a thing!

Where to begin. First the maintenance man is a drunken predator. Likes to threaten and try to run over children with a golf club and then stare at female tenants inappropriately. Never fixes anything that needs to be fixed. Especially when its urgent. Management is a joke. Only on property for a few hours one day a week and is never reachable by phone. They dont follow basic state laws on upkeep. They refuse to allow an energy investigation despite several tenants having astronomical electric bills even when they are out of town. Seems certain rules only apply to certain tenants. Complete disregard for tenant safety during winter months with lack of salt and plowing. Constantbpolice traffics due to drugs and gang activity. After reporting a teen brandishing a gun management basically laughed and said what am I supposed to do?. This place is a pathetic joke. They advertise how great it is and offer great discounts on moving in while current tenants are paying higher and higher rent than new people moving in. In honest opinion this place needs to be completely overhauled. Absolutely disgusting.

Truly 0☆, but.. Google 🤷🏻‍♀️Forgive abbreviations due to length!Maintenance could be described as rude, crude & has a documented problem w/ alcohol. Months old requests for repairs often went ignored. He was temporarily replaced but, per his words- they couldnt afford the guy doing everything right all at one shot. During his absence, it was found that security cams he installed were placed illegally. Gossips more than works. He was frequently aggressive & lashed out at children in complex; nearly assaulting multiple, claiming it was accidental & drunkenly chasing them more than once, including while operating the cart he gets around in.-Property mgr was wonderful; UNTIL challenged. Also a gossip: as long as you remain in good standing, she wont hesitate to share tenants private matters.For my last 2 yrs at EP, there was an essential gang of minors that were harassing & assaulting tenants & children, causing property damage, stealing anything outside & tried to break in to multiple apts. This continued even following their eviction/relocation. Made numerous complaints, attempted to involve PD, begged assistance from mgmt; told repeatedly former tenant records werent held & names of parents couldnt be accessed. You can see on other responses, they have NO qualms comparing reviewer names to their database now!-NYS recommends•carpet changes every 5-10 yrs, depending on quality used (I was told at signing, it was cheap sh*t and would be taken care of in 1-2)•repainting every 5, to keep up w/ normal wear & tear. I was at EP for ~7, there was no repainting or carpeting.. except a small patch in the hall due to improper installation of a transition seam.-Sidewalks & parking lots were never safely maintained. W/in 12 mos of the concrete sidewalks being poured & the lots repaved, massive holes & broken chunks of tar/cement littered the property.-Drainage is severely outdated.. maintenance would be seen pushing down & spraying the access points for the building outlets weekly; as you can imagine, stunk to high hell in the summers. The same goes for ANY footpaths. If its raining, wear boots to stay dry, could be trudging through 4 of water in some spots!-The electricity/wiring is also in dire need- Cen. Hud. noted this complex has one of the highest avg consumer rates in the REGION. I made several requests to NYSERDA to try to get to the bottom & remedy the issue for ALL, but mgmt refused to allow an investigation, every single time.-Do NOT get near the pond. At least 2 oil contaminations occurred during my residency.-The end of my tenancy came about when I became vocal that the state of the complex was no longer a safe environment. In retaliation, false accusations were lodged against me. Their initial notice of termination said I was illegally keeping a dog, later claiming they mixed me up w/ another tenant- 3 received the same letter, until they were called out. No one that actually had a dog was even moving out.-My last 3-4 days, I was told to stop taking things to the dumpsters (it WAS a lot) & leave it in the apt, to allow space for others- w/ no consequence.Prior to leaving, I reviewed what was left of my security after repairs beyond W&T and was told the majority remained. When I returned to attempt to retrieve mail I was informed (by USPS) had not been fwd, mgr denied it & I was told remainder of my dep had been allocated for the trash removal.-I was intimidated into changing my 1st review & threatened w/ being blacklisted in the area if I didnt. I was also harassed w/ several calls by mgmt from more than 1 number (bc I blocked the office) regarding reviews I had nothing to do w/, but the timing was too good to be a coincidence. This didnt stop until EPD personally visited the office & warned her to cease contact!At least 1 other resident was ALSO intimidated into changing a previous review in order to maintain tenancy, though I will forgo naming them.Its been nearly a yr & Im now in a position where they can do little to directly intrude upon my lifestyle.🖕🏿🖕🏿

Just a beautiful place to live and raise the kids...short walk to the village and school! Inside of these condos are immaculate.
