Worst property management company Ive ever dealt with. I rented an apartment here for 4 years and it got progressively worse. The woman in the office is one of the rudest people Ive ever met, she seems inconvenienced by a renters presence. Your odds of hitting power ball are about the same as you actually getting something fixed. In other words if you rent here you better pray nothing ever breaks because your in your own. This company is a total horror show and I would rather be homeless than rent with fairfield ever again. Seriously... RUN THE OTHER WAY!

The place and area is beautiful, but this place is being run terribly. Ever since we moved in there were so many problems inside the apartment. When you call the staff never responds to you and no ones ever complete works orders you need done . They jus want to ride around in Go-Carts and smile and act like they are doing anything. For 3000 a month you think they will treat you lovely .

Living here is okay. The grounds are clean and kept. If you have any issues they dont do much to help you. We had standing water in our new dishwasher and they told us thats how its supposed to be. Our new fridge doors liked to pop open just a crack if you werent incredibly careful and cool the whole kitchen. When we had quality of life issues, they did not care. We had to suffer through a month of construction that made our place unlivable. The buildings shook 8 hours a day for 3 weeks and we were not compensated for the sub standard conditions we were forced to live in. Read your contract carefully! They will shrug you off every chance they get. Dont take anyone at their word, either. If you dont have it in writing they wont live up to their promises.

The apartments and grounds are beautiful, but the service is terrible. From empty promises about a fridge from before we moved in, to damaged walls never getting fixed, multiple phone calls to the emergency line with 0 calls back due to the doorbell speaker melting on our wall because they hit a wire when installing a storm door. I figured fairfield property management may help me out but all Sheryl said was are you done? I have another phone call. I will never recommend this community to anyone. it has been an absolute miserable experience to say the least.

I have never bothered before with leaving negative reviews, but lately i have decided to voice my opinion on everything, hopefully it matters to whoever reads it. Where do i start... moved in 2016, lived there for 2 years, and on the 3rd month of 3rd lease, i couldnt stand it, i didnt care, i broke the lease and paid 3 month termination fee ~7800 USD. After the acquisition of Fairfield , it became so trashy, no response from maintenance , it took them 4 month to fix a leak coming from the roof. some of maintenance folks barely spoke any english , makes it difficult to communicate issue, i had to loop in the property manager , as a communication buffer to get them to understand what the issue was, i actually stuck guiding signs in the apartment to show where the issue was. They changed doors, and it was poorly installed to the point that i was locked inside my apartment , the same day it was installed. Maintenance and renovation work in the neighboring vacant units takes place pasted 10 pm, i had to call the cops once, but didnt get anywhere since i am a tenant and they are the property owners, makes it impossible to relax . Billing office and lease office never respond to complains. Random cars/ visitors from outside the development park in residents parking spots, trash collection is selective with the trash they pick, they would pick one bag and leave the other. If you are looking to be treated like a human and feel respected as a tenant, faifield is the wrong company and broadway knolls is the wrong place. the entire leasing staff needs to change, for their poor attitude, if you dont like your job, leave it, there are plenty of other people waiting inline waiting on a job.

I liked the apartments themselves and the grounds were OK. I did not like being kicked out of the garage and forced to move items to the storage units next door, nor did I like the hypocritical and judgmental attitudes of some of the staff.If you havent lived here for years and dont have some sort of connection to the staff then you will not be treated fairly. I lived here in corporate-leased apartments and we were immediately judged and stereotyped by the staff. We were blamed for multiple things, including parties at the fire pit at 2am w/ girls and alcohol. The reason that it could only have been us was youre the only ones around that age group in the complex. I thought that was slightly ridiculous since most of us didnt get back from work until 1-3am in the morning and we were dead tired. Not to mention, many of my team members didnt drink alcohol at all and none of us were from the area. There is absolutely no way we were partying at 2am after working 6-days a week, putting in 10+ hr shifts. Accusing my team of such was absolutely idiotic. Also, there were plenty of people of our age group that lived in the complex, or at least regularly used the gym and pool. I would see people at the fire pit all the time at night that were clearly in their 20s-30s and were not part of my team.We were accused of being a fire hazard for our garage-use because of items stacked floor to ceiling. One of our garages was literally empty. The other had boxes of equipment. I would say the garage next to ours was more of a fire hazard, what with all the paint and paint thinner located within. Oh wait, that was a garage occupied by the apartment complex. I guess fire hazards are only for those people you want to kick out of garages. I guess it also wouldnt apply to the numerous other residents garages I saw with hundreds of random items literally packed floor to ceiling (not like our neatly organized garage that had shelves). You couldnt even move around in some of these garages! I guess that doesnt matter if youre on the good side of the apartment complex.We were accused of blocking garages and parking. We remedied this situation very quickly. The garage on our left was literally not used the entire summer. I know because I lived in front of it and I was in our garage every single day for the better part of the day. The garage on our right was occupied by the apartment complex. There was never a time the painters came by and they needed us to move anything. There were times where I was in our garage and the apartment complex painters actually pulled up and blocked my entrance. That seems a bit hypocritical.Basically, with this complex you have to pass a test of them judging you fairly or poorly from the get-go and you have no control over it. Also, this place seems to have a select number of old, bitter residents that are probably best friends with the staff, but hate anyone under the age of 50. There are also some pretty cool people here (NORMAL PEOPLE).

Ok, let me start by saying that although the grounds are very nice, the management of this facility is completely unprofessional. Make sure you get everything in writing from them.I recently purchased a home and did not know when the closing would be. It just so happned that this was coinciding with my lease being up for renewal. So I decided to go to the front office and review all the potential extension options with Laura in the office. Laura reviewed with me all the lease extension options and what the cost per month would be. I had the choice of extending for a 15 month period at $2,765.00 with a one month penalty to break the lease or go month to month and pay $3,364.00 with no penalty. So if you do the math, it would be obvious that the breakeven on this would be just over 4 1/2 months. I explained my thought process with Laura and she agreed.... Absolutely I would take advantage of the Month to Month lease.I closed on my house Feb 29th and thought I was doing the right thing by giving them 30 days notice that I would vacate the apartment on April 1st. THAT EVENING, I have stuck in my door a letter stating that my new rent for next month would be $3,844.00 per month. Coincidence? I think not.... I went to the management office and spoke with Laura again.Laura now explains to me that with a month to month lease, they have the right to raise your rent ANY amount of money they desire. Why was this not mentioned during our half hour conversation previously? I have no idea. However, having your rent raised by over $500 in one month is wrong and lacks integrity....... I would not rent ever again from any Gables Community property and will make sure that I tell everyone I know that this Corporation and Apartment Complex lacks integrity.Laura you might get the additional $500 out of me...... but I will do my best to make sure I tell everyone I know about this.

If I could give this place ZERO STARS I WOULD! Mold filled, roach infested OVERPRICED waste of money apartments. 3k a month includes nothing but the promise of being completely ignored and disregarded by staff. Steer clear of Susan in the leasing office she’s a nasty, incompetent, useless excuse of a woman. DO YOURSELF A FAVOR AND AVOID THIS PLACE AT ALL COSTS!

In the past few weeks I have had some issues regarding my central air and then locking myself out of the apparent. The staff and maintenance crew were tremendous in dealing with these issues right away.
