No one-- no one-- is better than Melissa Palley. She is the Zen Goddess of realtors. Cool, collected, tough under pressure, and also quite kind, she got me above asking price for my apartment in the middle of a pandemic. I recommend her to the moon.

Ive worked with a number of real estate agents over the years, many of them excellent. But Francie is the absolute best. First, shes exceptionally smart. She absorbs and synthesizes information at an incredible rate. Second, she knows more about the area than I thought possible. If you point to a random house in the area, she can probably remember when it sold, what its like inside, and a long list of other miscellaneous facts about it. Third, she has strong opinions that she cant stop herself from sharing. Most agents will wait for your reaction and then affirm it whatever it is. Francie, on the other hand, will immediately tell you what she thinks of a house. If you like it, but she thinks its a mistake, she will forcibly push back. Coming from Brooklyn, this was invaluable, because we didnt know what to look for. Our preferences werent calibrated for the suburbs. Even when she thought a house would be good, she made sure we understood all its shortcomings. Fourth, as one of the leading brokers in the area, many of the local contractors depend on her, and shes not shy about using that power to benefit her clients. Fifth, shes committed to making the process as smooth as possible, to make sure everyone is happy in the end. In our case, this included paying to install a chandelier and replace an AC fan. Her associate Melissa also spent several hours cleaning out the house of random items left behind.

Francie and her team were a delight to work with. As a first time home buyer, I was nervous as well as not sure what exactly I wanted. Francie is friendly while also being very frank about the market and gives you a realistic picture of what to expect. For example, we saw one house with her which she was happy to show us but she gave us an honest comment that there were already a dozen offers and backup offers and we needed to readjust our sights so the asking price wasnt at the top of our budget. At first I was a little taken aback, expecting her to try to upsell us, but I realized that the truth is, if you dont win, she doesnt win so she has no reason not to be totally honest with you. Without her expertise, I would have banged my head against the wall going for houses out of my range without knowing why I was being outbid.Once we found the perfect spot, she and her team gave us the best recommendations for lawyers and home inspectors and the like. They formed an invaluable team and she stayed involved through the whole process to make sure our loan officer and sellers had everything they needed to make the deal happen.Despite being one of the top (and busiest) realtors in Westchester, she is very responsive in communications. She is also great at translating messages between seller and buyer to keep both parties happy while getting things done quickly. She was an excellent asset to guide us through the process. Her team does great work in title searches and paperwork prep to help you get oriented to the town and neighborhood and she has routinely followed up with us after the sale to make sure we are happy and all is well.If you are a first time buyer, Francie will take good care of you!

2022-06-27We had an terrific experience buying our first home with Julia Connor in a very competitive market. We navigated 40% price increases over the past two years, while also staring down surging interest rates this spring. It was obviously a tough environment, but Julia helped us every step of the way. I wholeheartedly recommend her and the Francie Maline Team.Julia essentially did the impossible by finding a home in an elite part of Westchester for under a million dollars (not to mention negotiating down tens of thousands on the closing price). She helped us thread the needle by fine tuning our offers so we could get the right trade off between the lowest interest rate and the lowest price on a house that we loved. We got past the most heated part of the market and negotiated a great deal ( ~450 / sqft in a tier 1 neighborhood), but also locked in a rate before they soared. Julia had her finger on the pulse, and I was impressed by her combination of business savvy and real estate fundamentals.Aside from the dollars and cents, Julia helped us in every way imaginable from advising us on how (and whether) to write letters to owners to going through our final inspection so carefully that she made recommendations on our construction punchlist. She’s exacting but also creative, relaxed, and personable. She got to know us and our preferences and understood what we needed vs. wanted, and tried to make sure we got both.There are a million other things I haven’t mentioned, like pulling records, helping us get into the right schools, and knowing the best contractors, architects, lawyers. Did I mention she had to show us like a dozen houses to get all these variables perfect? She was honest, helpful, and meticulous — the complete package.I help investors buy single family rental homes in my day job, and I wish the institutional acquisition teams were as good as Julia. I can’t say enough.
