I still reside here so I felt that it was necessary to contribute based on my 2 years experience. I gave you 4 stars instead of five because it is not perfect due to the following reasons :Here are some great reasons why you should choose Highview Manor over others;QUALITY OF SERVICESpeedy response time when needed. Regardless of whether you need a maintenance, lost your keys or for whatever reasons, they are always there when you need them as they have great guys onsite 24/7.They have this web and mobile application called RENTCAFE that you can use to report issues or schedule a maintenance, and make payments on your phone whenever you prefer. I would say it is my favorite feature so far.- Reasonable Monthly RentI would say the overall package of what they offer is reasonable compared to others.-Location.Well positioned regardless of your daily commute. everything is within 1-2 miles radius.-FriendlyQuite, and respectful Neighbors. You could live your apartment , car trunk or doors open and someone would close it for you or come and knock at your door to remind you. Generally speaking, it is a friendly, and respectful community.Disclaimer: Practice a good habit.Keep your belongings in a secure area and always remember to keep your car or room house doors locked when you are not present.-Cleanliness.Even though there is a monthly $5.00 Trash charge, I do think that they do a pretty good job in maintaining and keeping the whole Apartment complex clean. Also, when you look at the overall monthly rent package, $5.00 will also seem reasonable.As I previously stated, there is always a room for improvement and as a well known fact, no one is perfect but we can always improve.-SIDEWALK.Yes, the sidewalk is needed and I do not know how you missed that with that amount of space (landscape) you own. Why is it necessary?For starters, people would not have to walk in the middle of the road or grass as it is not safe. Imagine someone walking at night or kids walking to and from their friends house. That does not sound like a safe environment for kids to play around.-NIGHT LIGHTS THROUGHOUT THE COMPLEX.You literally have zero lights around your apartment complex. Speaking of Safety, someone driving at night can easily run-over someone taking a walk at night. This kind of environment discourages people from taking a walk. Again, the objective is to promote a safe environment for everyone in your community.-Internet Choice-As for the internet, I do believe that I should be able to independently decide whether I need internet or not. I should be able to choose my preferred internet provider. I should be able to access my router and manage my personal internet if Im going to be paying the same amount I would pay directly to ISP. Similar to electricity, It should be a personal choice to make.your forcefully make us pay for the internet directly to you which we have no control of. We are only allowed to connect to WIFI and that is an issue as it is not a choice of many would prefer if they have no choice in your decision. I would love to manage my personal internet that Im paying for monthly.CONCLUSIONAside from those avoidable mistakes, HighView Manor Apartment is a great place for everyone. My complaints might not be an issue for everyone so I think it is a personal choice.I highly recommend it because Ive been living here for more than 2 years, and I would say that the hospitality is great.
The amount rent is does not make up for having 0 sound proof walls or ceilings. Management does nothing about it. They are very nice, and I really dont have many complaints. Just pray that you dont have a normal job that requires you to work on the weekends because for some reason they dont schedule plow service until noon when we get a foot or more of snow. Talk about cheap!
I have been a resident at Highview Manor for the past 5 years. I’m moving to be closer to friends & work, however my time here has been pleasant.That’s not to say it’s been perfect, but if your metric for a good complex is perfection, you’ll always be disappointed. Having viewed nearly two dozen other complexes to move back west, it’s clear you get quite a lot for the price here.The staff certainy does all they can, with the resources available to them. A common theme for negative comments stem from individuals seemingly unwilling or incapable of communicating with their neighbors. For example, snow removal is a common referenced issue. However, the plow cannot safely clear your spot, if both of your neighbors don’t leave. Coordination & communicating with your neighbors goes a long way, no matter where you live. Management can’t fix everything, but for those things they can fix, they address fairly quickly (e.g broken back stairs were fixed in about a week). With all things considered, I would recommend the townhomes.
I have been a resident at Highview Manor for the past 3 years. I checked a lot of places when I decided to sell my house and downsize. Some complexes were newer with updated kitchens and bathrooms, but smaller spaces. I chose Highview because they offered open living space, low Fairport Electric, a workout room(allowing me to save money by not having to pay gym fees), a pool, in building laundry, pet friendly, and friendly staff who have always been responsive to any questions or concerns I’ve had. The community is conveniently located to the village of Fairport and offers easy access to the canal and shopping. I have even been able to plant flowers and continue my gardening. I have enjoyed my time here and it feels like home.
I have had family live here for a long time. We all know that apartment living stinks, but this place rent goes up every year. Maintenance stinks. Winter time is terrible, parking lots not plowed right. I think they pay a lot and what you get in return is poor. I think that if you are thinking of living here..you can do a lot better some place else. Office staff need to work on their customer service.
Upon first arriving to High View Manor, I rather enjoyed my little apartment. Not long after moving into this apartment, I began to feel ill, struggles breathing, chronic fatigue, feeling cloudy/confused, and frequent dizzy spells that resulted in me falling. I approached the complex with concerns that, due to my presenting symptoms, that there may be black mold in my apartment (a rule out). They claimed to inspect my apartment (not test for spores) and said there was no black mold. Over the next few months, I missed work and slowly became worse and worse; my life was one giant asthma attack. I spent over $1000 on medical expenses; including to rule out lung cancer, etc. The doctors were stumped as my apartment was reportedly NOT filled with black mold. I later on noticed an opening in my air conditioner that I hadnt noticed before. I opened it out of curiousity and discovered HUGE amounts of black mold filling this thing. My lungs immediately closed up upon opening it and I rushed it to the bathroom tub to clean it. To their credit, they replaced the air conditioner the next day. They continue at this time, however, to decline compensating me for the medical expenses accumulated due to their negligence. This experience has been hell. Avoid this place at all costs.
Ill be honest, for the price and whats included this is a great option for someone looking to save some money. Ive been here for 2 years now, the first year was a 1bd and second was a 2bd. The 2bds contain sound better than the 1bd. There are some nice perks such as the community fitness room and pool. As well as in building washer/dryer. Only reason Im throwing in a second star.Unfortunately, I feel like things are getting worse. Management can be nice and polite but dont seem want to correct anything, probably just to lazy to put any effort in. I used to see lots of memos about issues, none affected me, but liked to know they were trying. Those have all but ceased to exsist, which includes a recent no-communication about requiring a new cable box to continue to have the included cable.Also, as others have said, snow removal might as well not be included. Not enough staff to clear sidewalks in a timely fashion. When I called to complain about the slowness, I was basically called a liar. Buy a shovel you will want it.
If I could give MINUS 2 stars I would. Terrible. After new management took over this place went from bad to worse. They increase rent every year despite having many vacancies throughout their communities not just Highview Manor. HOW DOES THAT MAKE SENSE? Staff does not respond in a timely manner to repairs or resident issues, if at all. I did not renew my lease. Instead I found a great apartment, more amenities, more space, secure doors that actually lock, less money AND still in fairport with fairport electric.... I cant wait to move.
For the price, I dont think these are your best options. There is a community pool, dog park, and a park for children. The staff are very professional and friendly. You also have the option of buzzing people in and not having to phyiscally go to the outer door. There is also a gas station located by the back entrance, about a 1 minute drive.
The owner of this organization is under investigation by the FBI for abuse of tax payer funds. Thats where this discussion starts and it goes down from there. They are unprofessional scam artists. DO NOT TRUST THEM. These are not good people and will do anything to take your money. Avoid at all cost.

2022-06-28I have only been here about a month so far but communication with staff is great. Move in was great. I have only ever seen one dog poop in the grass. Is a quiet area, some noise of upstairs neighbors walking but is to be expected. The storage is so helpful. The space in the apartments is designed very well. New paint, floors, carpet.

2022-01-12Office staff is excellent- kind, professional, helpful, and maintenance staff is great. New management is raising rent to the highest average rent in Fairport, with an 18% raise on my rent this year. The pool was closed all summer (not due to COVID), tenants leave garbage in hallways. Its a good location, there just isnt consideration for tenants when rent is raised this much so quickly.

2021-11-29So my fiancé and I have lived here in the townhouses for over a year. Neighbors are super friendly, but the parking is atrocious. Not enough spots for families that have two vehicles, people park where they feel and I feel like management doesn’t do anything about it. People don’t clean up after their dogs in the park or anywhere on the premises. Shout out to Dante for maintenance though. He’s super friendly, Carrie’s treats for all of the animals and is very knowledgeable and skillful at what he does.

2022-06-26Shamefully disappointing and borderline unlivable. Just moved in, toilet didnt work and needed to be replaced; no screens in the window in the kids room which they neglect to replace; AC barely works - apartment is in the mid 80s with the AC on high 62; window blinds missing; playground fence growing mold that wreaks; mailbox key doesnt work; and maintenance is rude and unresponsive. Not at all worth the money.

2020-12-07For several months I was waiting for the right apartment for me. I was kept up with updates and all my questions were answered. I needed maintenance On 2 occasions and both were resolved within 24 hours. My apartment was clean and I really like the dog park and multiple walking paths. Everything is lit up well at night , grounds salted and neighbors are quiet. I also like the laundry App that can be downloaded to know when finished and keeps your clothes locked so no one else can open. Storage units are also provided and having spectrum in a package deal is nice as well. Friendly staff and would recommend to others

2020-08-26Not a bad location. Nice new paint and carpets but the kitchen had more grease and grime than a diner and the bathroom tiles had so much disgusting soap scum, it took 3 days and 2 bottles of Scrubbing Bubbles to get it to a point I could shower - with water shoes on.The grounds are pretty clean and the pool and playground are a nice feature.Its still too soon to provide feedback on the maintenance service as I have not been in need as of yet.All in all, not the best, not the worst place to live. Better on second floor as some have pet elephants that can drive a tenant on the first floor crazy

2021-07-14I am specifically writing to commend the actions of our newer maintenanceperson; Dante for his diligence with meeting the needs of my older apartment. Dante shows persistence when maintenance proves to be more difficult than expected. He works in a timely manor and he has proven integrity with my puppy, as I give Dante opportunity to work within my apartment while I am at work. Dante is professional and friendly. There are a lot of needs here at Highview Manor, however, Dante is a welcomed addition. Three stars because the work needed at this complex is intense. Dante deserves a 5 STAR rating!

2019-03-25My husband and I have lived in this complex for a little over 3 years. At first, it seemed wonderful. Nice people, good maintenance. But as time has gone on, it is not so wonderful anymore and we will be leaving as soon as our lease is up and we can find something more suitable. Our building backs up to a fence, which is where our back parking is and where we should be parking. However, there is so much trash back there that I cannot bear to come in the back door. Bottles, beer cans, paper, food containers line our fence. Maintenance makes no effort to clean it up. Kids tore one of our banisters off that go up the back stairs and it has not yet been replaced after 2 years. We have a husky who moved in recently downstairs and she howls throughout the day, with short breaks in between. Nobody at all picks up after their dogs so walking in the grass is a big mistake. For what we pay monthly, we know there are better places, and Morgan has recently hiked prices. I would not recommend to anyone 45-50 or older.

2021-03-05Within a week of moving in, I found mold. Entire kitchen was gutted but installation leaves something to be desired. Noise from neighbors is a constant problem, and the dog poop is everywhere. The pool and gym that convince people to move in are never open. Moving out as soon as covid ends
