Ive been doing Electrical work for J Wasser & Co for the last year. Ive dealt with Israel, Roxy, Isaac, & Gitty. Nothing but good things to say. Very professional, very responsive.Everytime a maintenance issue came up in any of their buildings they made their business to take care of it right away, for any mind if work that needs to be done. They upkeep their buildings very well. The supers they employ at these buildings know what their doing. Highly recommend to rent any apartments that J Wasser & Co. manages.
I recently moved into a building that J Wasser took over (around the same time I moved in) and although we had a slow start with our communications due to holidays and Jwasser getting situated, I have say that once I was able to talk to my property manager Isreal Davidowitz I was pleasantly surprised at how professional and responsive he was. He has done a great job at addressing my issues, finding solutions and staying in contact for any ongoing concerns. He is also respectful, kind and honest.
I dont leave reviews often, but I wanted to take this time to extend my gratitude to Isaac and his team for ensuring the needs of my family and his tenants were met in the recent hot water incident. Compared to prior property management Isaac is the best yet. He is super responsive, understanding, and professional.
Terrible. So Terrible. Even if you think the terrible landlords are worth it for the lease youre looking at, do not rent from them.-We were robbed while we were sleeping because they did not put bars on our first floor windows. We were robbed by someone who knew the buildings basement is connected to the airshaft.-We were without power for 3 days with NO way to contact them or get help. Every electrician who came through to fix the power outage said that the power sources these buildings have are outdated and illegal. They didnt even know how to fix it.-Same thing happened when we were without hot water and heat in the winter and quarantine for 4 days. Still, no way to contact them. We called and emailed multiple times, nothing. No answers from them until the following Monday..-They do not answer calls EVEN IN EMERGENCIES after business hours and weekends. They have hired a calling service that passes on your complaints, but there is ZERO accountability, or actions done until business hours again. If your emergency persists or you dont hear back from anyone, you call again to only get another complete stranger and have to start over every time you call.-The bugs and mice were a persistent issue for over a year. The exterminators didnt make a difference in the amount of bugs, at first we understood because were on the first floor, but by the end it was unlivable.-The same person consistently punched a huge hole in the glass entry doors and threatened, and physically assaulted tenants on a regular basis. The landlords offered us nothing, no assistance whatsoever.Im writing this review after months of not living there. But Im really just hoping I can stop another person from doing business with them.
We have been maintaining the intercoms and camera systems for J Wasser and Co for a number of years. Their management team alerts us to issue and follows up with us on a daily basis until they are certain that the issues have been properly resolved.They always ask us to accommodate to their tenants availability to schedule repairs (we do our best to meet the tenants schedule as well)Joe leads a very involved management team and they do not let issues linger. This is our experience as a service provider, we are sure the same level of hand-on-concern is with all trades, especially heating and electric.Rent with Joe & Co, you will be happy!
This company is TERRIBLE do not rent anything from them. This is only my 5th month of living on my own for the first time and I have had such a terrible experience with this company. when I first moved in the smoke detector was no hooked up, the bathroom sink was clogged, the brick wall in one of the bedrooms had air flowing out of it and I could feel it while I sleep which caused me to get sick and we did not have heat the first 3 months of living here. Then every time the person they sent to fix it the first 3 times was not even an plumber. When they finally sent a plumber he does temporary fixes yet. Roxy which is the head on maintenance does not answer her phone at all and take almost a month to reply to you. There was a point where my tub was blocked up and I could not take a shower in the apartment. Roxy took about 2-3 weeks to send someone to come fix it and know the plumber left a huge hole in my bathroom wall and a month later no one has came to fix it. They make the apartment look presentable but their are so many underlying issues that you cannot see until actually living there.You cannot even have a proper rest on windy nights because the roof door does not stay shut so on windy nights all you hear all day and night is the door being swung open and slammed shut.UPDATE**** Alex was very helpful with getting my problems fix and even got my bathtub glazed for me which was very thoughtful. I no longer have these issues.
If I have clients that ask me why there are so many management companies out there dedicated to giving renters bad experiences I tell them they obviously have never rented with J Wasser!! Joe Wasser and his company are 1000% dedicated to giving renters an experience they deserve! Every single client that I’ve put in his buildings have only told me good things regarding their overall rental experience. Worried that you won’t be taken care of on the weekend when most companies are off? Put your worries to rest as they have dedicated staff who man a 24 hour emergency line to make sure no tenants ever have problems that aren’t taken care of!!!! I find that most people end up staying in their J Wasser apartments for a minimum of 2-3 years!! Look no further!! This is the management company to stick with!! Special thanks to Joe, Austin and Shayna for always making sure the move in process is taken care of in a smooth and efficient manner from beginning to end!!! Kudos to you guys!!- Russel
We rent commercial space in Brooklyn from J. Wasser & Co. We recently had a issue and needed a quick response from their management office. I dealt with Morty from their team, who was extremely cooperative and responded with the sense of urgency that we needed. Thanks again Morty, we very much appreciated everything that you had done for us.
I took over a Lease so that I could ease the burden of my best friend having to find a stranger to live with after her roommate left with little notice and J. Wasser really stepped up. Through our journey with a difficult ex-tenant, they did everything in their power to make our transition as smoothe and seamless as possible. We worked with Austin, Sherry, Roxy, and Alex. As a team and individually they were all amazing. They all made sure and continue to make sure our apartment is beyond our standards. If there is ever an issue, Sherry will always get back to us, linking us with who needs to come and take care of the issue. The repairmen who came have all been spectacular, especially Amil. He went above and beyond to make sure the work that he did was perfect. A really great guy. We look forward to this year in our amazing apartment and with the J. Wasser family. I have been a tenant with J Wasser for almost 10 years. Whenever I needed a repair they were on it instantly and always very friendly. They were always easy to work with and extremely accommodating. All in all, they are an excellent management company and one you should strongly consider for your next move.

J Wasser & Co, if I could select more than 5 starts, I would do it for them. 12 years ago, My wife and my 5 kids, we were looking for a home. Getting a new place in NYC with family in a tide budget was not easy back on those days. After being turned down by another real state co, we met Joe, right away he showed us a couple places that were right for us!! We took a First floor apt, yard access, it was close to the Chauncey train station. He even spoke to the landlord to allow us keep our cat. When my lease was up, I received my full security deposit with no issues. Years, went by my kids had grown up, I needed a much bigger place Last February. I called Joe again, He got a lovely place as usual. I like renting from J Wasser & Co, they are fast on responding if we request any. My building is well kept.
Update 12/12: Prayers were answered! Im glad to report that all of our concerns have been addressed and J. Wasser staff has been working hard to improve their reputation and relationship with us as tenants. Thank you to Aron who has been working with us directly to make improvements. We really do love our apartment and only ever wanted to have a safe, functioning apartment. Thank you again for working with us to make things better fore everyone. We looking forward to enjoying our apartment for the rest of the year.(Note: Added 1 start from my original review).Update 10/23: After several weeks of poor communication (mentioned above), we were finally able to get some traction after getting the CEO involved. Joe ensured that our emails were answered and all of our maintenance requests were handled within a week. the day after we copied him on our email chain our hot water and heat were restored. A few days later the ceiling damaged was fix and the correct keys were issued. Our persistence and vigilance with making sure that our requests were at the very least acknowledged also contributed to improvement in this situation. We were also generously offered rent credit for 2 months to compensate for the entire drama of our first month in the building. We are grateful that we FINALLY received the appropriate care and hope that the other tenants in our building are receiving the same care and attention.While I can’t exact deduce whether the fault truly lies with J. Wasser as the management or the former owners (Silvershore), I do know that no one should ever have to go through what we (as tenants or as a building) had to go through.I PRAY that this situation was a wake up call for all parties involved and that the attention and urgency that we have received after posting this review will continue. I don’t in any way want to be nasty or nagging but I do know that I deserve to be treated with respect as a person, as a tenant and a client of J. Wasser (and to have my emails answered!). We look forward to a greatly improved circumstance for our apartment and building.(Note: Added 1 start from my original review).[Initial Review 10/16 ] The apartments are very nice looking but there a lot of surface level repairs that let all hell break loose when we first moved in.To start, our lease was issued with numerous errors (wrong lease terms, apartment number, typos, etc.). They gave us the wrong keys upon signing and we could not get in contact with anyone despite the office saying it was open. They have yet to make promised repairs and the emergency maintenance line does not work. We also have not had hot water or heat in the building due to the management/ownership not paying the bill. Weve been contacting the office everyday, multiple times a day for 8 days (and counting) and have only gotten 1 response/phone call saying they were doing everything they could. Follow ups with the utility company would prove this to be untrue. Violation reports were made to NYC311 and later marked as resolved even though the services were not restored in the building.
They dont care about the people that live in their buildings. called for emergency clean up for some throw up that has been in the hallway for 4 days. THATS A HEALTH HAZARD. They said on Friday they would get someone to clean up and its Monday and they still havent. Also its seems that a homeless person is sneaking in to our basement and sleeping there and leaving over 25 alcohol bottles. Thats were I think the throw up came.
I just moved into a new apartment owned and managed by J Wasser & Co. about a week ago. On the day of move in (as is always the case) nothing was perfect. The only really good thing about the experience was J Wasser & Co.From letting me arrange last minute to get my lease signed (since I had to schedule it around work), to figuring out a way to get me my apartment keys outside or regular office hours, and working with me to arrange for maintenance during odd hours to accommodate my work schedule. I’ve felt heard and appreciate throughout my whole move in. They have repeatedly shown that they understand and respect my concerns, needs, and schedule and have been extremely accommodating. Everyone I have encountered on the team has been knowledgeable, professional, and informative. Even a maintenance worker I encountered in the hallway who stopped to inform me how trash works in my building.Moving is difficult and tries my patience. A good owner & management can really help make things go smoother and be less stressful. This move has been the craziest I’ve ever endured and J Wasser & Co has helped mitigate every issue as they arise.
This management company is absolutely worthless, they do zero REAL effort in taking care of maintenance problems. We moved into one of their brand new and expensive buildings in Brooklyn almost 1 year ago and right away with the first rain we had a major water leak, ever since then we get a heavy leak from the ceiling all over the apartment every time it rains and despite numerous calls and complaints, they have not fixed the issue. They only pretend like an action is taking place by sending somebody to check it out but never ever are willing to spend money to hire experts to deal with an obvious structural issue that a general handyman is not qualified to fix.And to top it all off, the most recent time we tried to get a hold of somebody, they just dodged the calls.Save yourself from a never ending nightmare and avoid living even next to a building that is managed by J Wasser & Co.
When we went to move out, we were accused of never giving a 30 day notice (even though we had email proof). They finally dropped the fine and agreed to return our security deposit. We had to call several times and send several emails to get the deposit back. Weeks turned into months - and only after notifying them that we were intending to take them to small claims court did they return the deposit.Additionally, they are unresponsive maintenance requests. When we went to turn on our radiator in the winter, it started spewing black liquid all over the bedroom. I submitted 3 requests and called several times. Still not response. We went the whole NY winter with NO WORKING HEAT in our bedroom.
Moving is never fun. Its even less fun when you show up to your new apartment and things arent working like they should.BUT when I contacted the maintenance department, they were incredibly responsive (Roxy was even willing to get someone to the apartment the same day I moved in), and the two people who came were prompt, efficient, and solved all of the issues I had. No one is ever perfect; what matters is how quickly and effectively youre willing to work to make things right. And Roxy and J Wasser did an amazing job at that.
Friendly, Efficient, and Professional. Moving here from out of town is traumatic enough. J Wasser made that transition easy. The process from applying to signing my lease to moving in was seamless. My apartment is absolutely gorgeous and modern!! Ive been here for a few months now and any maintenance issues were handled immediately and the supers keep the building clean and free of clutter.
I’ve had a recurring issue with a severe radiator leak for 3 winters (there is a pool of water that goes 3/4 of the way across my room). Also, because of this radiator issue, my room is cold and I can hardly stand to be in there. The previous management company had been unresponsive so when J Wasser took over and responded promptly, I thought it was a turn for the better. Unfortunately, the slightly better communication at the onset wasn’t sustained. J Wasser also disregarded my experience at every turn. They sent someone to “fix” the issue, and I told them previous plumbers and repairmen had used the exact same tactic they were using with no success, but they brushed that off and acted like the issue was completely resolved. Of course, the radiator started leaking again, and they sent someone else...who did the same thing? And now the radiator is leaking again. What’s that saying about insanity? I have no idea how they can expect a different result when they do the same bare minimum thing every time. They just don’t want to spend money actually taking care of the issue and they don’t care about the tenants. Truly awful.
Ive been living In in a building managed by J Wasser & Co for a year now. I found out about the location through padmapper and was able to set a time to view it right away. After a few visits and a little coordination with four people we decided to sign the lease.The receptionist was with us right away and brought us a copy of the lease to look over. We were not rushed. After the stress of apartment searching for weeks, we were made to feel very welcome by Joe Wasser. He explained the lease in terms that we could understand and helped us with questions about specific issues.We have had a few normal problems with our apartment which were seen to right away, leaving a message on their machine will always get a call back. The people who came to help with the issues knew what they were doing and were very friendly.The four of us in the apartment agree that J Wasser & Co has been a great company to live with and we have never had any unreasonable experiences with them. Very nice bunch all around.
5 star company with 5 star staff. Amazing and professional staff, always there to help. I love my apartment, Moving in was smooth with no hassle and roxy Alex and israel were there with me every step of the way, thank you for being so helpful and caring. Would definitely recommend them if your looking to lease. This company actually cares!!!
I have been in my apartment not even 3 months and have had nothing but issues. When I moved into my apartment I didn’t have a mailbox lock. The wrong keys were left on the counter as well, they changed the lock but didn’t update the keys. Along with the mailbox not having a lock we were having issues with our sinks not draining properly, and our ice maker didn’t work. Then the microwave broke and the dryer was not working. They said they were waiting on approval from “ownership” whoever that is. Finally someone came out (after cancelling and being late). Only a few of the issues were resolved. We waited another 2 weeks for someone to come back out to fix the rest of our appliances. Finally made an appointment again and they didn’t show. Impossible to get confirmation on anything or anything done. I could go on.
I was a bit skeptical to find out there was no live-in superintendent when I was moving in, however Isaac Pasik couldn’t have been more communicative and helpful in regards to repairs and any issues regarding to the apt and building since my day one with J Wasser.Even during Covid-19 pandemic, thanks to Isaac, I was able to get contractors to repair things in my newly moved in apt.I would definitely continue my lease with this company for as long as I live in BK.
This management company is absolutely awful. My apartment had roach and rodent issues for months, several very serious roof/ceiling leaks, no heat, and various other issues. When we reached out to management time and time again we were given nothing but silence. No one ever came to help us or fix the issues, so we were forced to file several 311 complaints and open an investigation. Do not rent through them. The business theyre running is practically criminal.
Im not usually the type of person to write reviews at all, much less go out of my way to write a good one. Usually if the service is good, Im happy and I move on. Weve moved into one of their properties on July 1, 2017 and honestly they are so great that I felt the need to say something. The process itself was easy, but Ive mainly been impressed with the customer service on repairs. Ive had issues with this in past NYC apartments and just assumed most companies wouldnt bother to fix things, or if they do, it takes a really long time. Every new apartment always has a few minor issues when moving in, and they have been so great with customer service, quick responses, and friendliness. Honestly Im just so happy that weve found a company that listens and takes care of its tenants - which is so rare in NYC haha
An absolutely horrible company to work with! Our apartment was a nice 2 BR apartment with a courtyard, but thats about the only thing that was great about leasing through J. Wasser. I cant tell you the amount of hardship they caused me. First of all, the upstairs portion of the apartment had HARDWOOD FLOORS. Overhead noise like you would not believe. The first 3 months that we lived there, a family lived above us that easily had 7+ people living there. They were rude, obnoxious, and had no parental supervision.I asked Wasser to help me out with them, and all they did was right a letter saying that the neighbor next to me complained about noise. That obviously didnt work, so Wasser agreed to soundproof our ceiling with spray foam. Great idea! WRONG WRONG WRONG. We left our apartment for the entire week so they could do the work in hopes that when we came back we would have quieter overhead noise. When we came back we found the apartment in complete disarray. Dust everywhere, spray foam and Spackle were all over our personal belongings. I had a picture frame that fell off the wall and was shattered, they took stuff off of my wall and stuffed it in my closet. I called to complain and get reimbursement for the property damage and the operations manager told me we didnt prepare properly and that hind sight is 20-20 since we had this entire conversation over the phone in terms of preparation. He told me he had to pay someone $400 to move our furniture? Who the hell are you hiring that costs $400 to move furniture? They also took so long to respond to phone calls and e-mails that I needed to threaten them with legal action. In the end, Wasser ended up refunding us over $200 for damaged property. Also, on top of it all, THE SPRAY FOAM DIDNT WORK! Im curious if they even did anything at all, as the sounds were just as noisy as they were prior to them doing the work.We then had issues where we had people trying to come and check the gas in our basement, but we were unable to get access to the basement since the door was locked. We made countless appointments with Wasser to have someone come and open it and if they didnt blow the appointment off, they showed up hours late.I recently moved out on July 1. My lease ran through August 1 and I ended up paying double rent on both apartments just so I could leave a month earlier because I could not wait to go. I was looking forward to a couple of years in that apartment with my best friend but that was unable to continue. I am very pleased to be done leasing with J. Wasser and I hope that I never have to deal with them again. My current roommate is still there and I just hope that they continue to treat her with respect throughout the remainder of the lease that she re-signed, which by the way...rent was jacked up $125 per month.
The worst company ever. If you don’t mind not getting your deposit back by all means go get an apartment with them. I moved out of my apartment July 1st and its now August 5th and I have yet to see any money! I’ve emailed them about and they keep saying that they’re waiting on confirmation from the owner which I don’t understand at all, sounds like a lie! This is veryyy illegal and they do not care. In NYC the landlord has 14 days to give you your deposit back after you have vacated the apartment! ITS BEEN 35 DAYS. WHAT IS GOING ON? But they are hype to send you rent is due notices. They need to shut it down if they don’t know how to run a business. Seriously.
These guys were a pleasure to deal with when I was interested in an apt they listed. Very honest from the get go during a stressful time for me as my old roommate got engaged and basically only gave me a few weeks to find another place! Soon after moving in to my new apt the fridge seemed to be on the fritz and right away Isaac from Jwasser came by when it was convenient for me and was able to quickly arrange for me to get me another fridge so I didn’t lose all my perishables. Mind you it was a Sunday and NFL playoffs were on but these guys go the extra miles. Hope I don’t have to bother them too much but i know if I ever have an issue they’ll be able to resolve it.
I have lived in my apartment with J Wasser for almost 2 years now. I love my apartment and whenever I have any concerns or questions the management company has always been quick to answer and figure out a solution for me. I want to give a shout out to Menucha who has been so great to work with. Always showing concern and empathy when I have emailed and always helpful. Thank you!!
I was going to rent space for my medical office, I am glad I didnt go with this management company. I spoke with several people, that place has been available for rent for almost a decade. The space is acceptable and would work well for my needs. However managements transparency was somewhat shady. They cant hide it from experienced businessman. This fact alone made me think why no one is renting it. I cant even imagine how much money the owner has lost because this management company is completely incompetent in real estate business. Poor communication and promises they cant keep is their specialty on the top of not being transparent and shady. Stay away from these dudes!
TLDR; J Wasser communicates poorly and seems a bit shadyI was in an apartment acquired by J Wasser management part way into the lease. We were called halfway through the lease saying that the building was being sold to a different company and we could not renew. We were offered either a buy out for leaving immediately or to wait out the remainder of the lease. 60 days before the lease was up they send us a renewal letter. We respond by saying we were told we couldnt renew but would like to. J Wasser then proceeds to ignore most of our emails trying to figure out if we can actually renew. They are extremely vague, saying they need confirmation from the owner. After a month, I decide to look for a new apartment because I did not want to be uncertain if I would have a place to live. Then we discover that we actually can renew, but I had signed a new lease already. My roommates find someone to replace me on the lease but J Wasser makes that person pay 4 months rent just to sign. They also say I have to collect my deposit from this new roommate, this same person who has just shelled out thousands of dollars. I didnt like being put in the position of J Wassers debt collector. I understand there is such a thing as severed liability but it was your failure to communicate that caused me to break with the lease to protect myself. Also, just have a heart. Later we find the building contained rent stabilized units. Unsure if ours was one of them but it seems likely their refusal to say anything concrete was probably an effort to get us to vacate because of a loophole that made vacant stabilized units more lucrative. This is not just a problem with J Wasser. It seems like NYC properties change hands so often its impossible to tell who is in control of your future and livelihood. It just sucks having your four walls and a roof be a number on somebodys spreadsheet.Now my landlord is a company still, but at least theres a guy at that company whose direct number I have and who responds to my texts.
We had a pretty great experience renting from J. Wasser. We never had any bad experiences with critters at all (four or more legged). There were a couple of maintenance issues, but they were super responsive and took care of everything right away. Those kind of issues are going to happen, having a management company that responds is what needs to happen and it did.We also have a kiddo with some severe healthcare issues and we needed some support around making accommodations to getting her the resources she needed. J Wasser made that really easy for us when they didnt have to be as accommodating as they were. We had to fight everyone in NYC to treat my daughter with basic humanity. Our neighbors and the people at J Wasser were the shining exception. Seriously, grateful.
My roommates and I lived in a JWasser/Barmadon/Silvershore building in Bushwick for two years. During those two years we were model tenants. We always paid full rent on time, we collaborated with them when they wanted to show the building to potential buyers, we never complained about construction being done in the backyard/commercial space, and collaborated with them on getting things fixed. We also accepted the fact that our trashcans were placed on the buildings inside staircase and the super would often delay or skip taking out trash and/or cleaning, causing terrible smells, and one point a mice infestation. We moved out of the apartment on June 30th and three months later, we still havent received our security deposit back. JWasser has been switching our point person, ccd us on emails that we shouldnt have been ccd on, ignored our request for checks, and told us they would send a wire transfer and neglected to do so. They have also ignored notices from our lawyer. This is truly a horrible management company, they will never give you a straight answer to your questions and will do their best to not return your security deposit. If possible avoid going into a lease with them.

WHEN I HEARD THAT A NEW MANAGEMENT COMPANY WAS TAKING OVER MY BUILDING I WAS PREPARING FOR THE WORST.FIRST TIME I MET ISRAEL HE WAS SUPER FRIENDLY, PERSONABLE AND ACCOMMODATING. HELPED ME WITH MY FRIDGE, GOT ME A NEW MAILBOX KEY RIGHT AWAY, AND GAVE ME HIS CONTACT INFORMATION SHOULD ANYTHING ELSE ARISE.IM GRATEFUL THAT ISRAEL (AND THE J WASSER TEAM) IS MANAGING OUR BUILDING, DONT PLAN ON MOVING OUT OF HERE ANY TIME SOON.NICOLE COOK
A few months ago I would say February. Me and my family was interviewed and promised an apartment in the bronx that would except our Voucher at there management office in Brooklyn. The arrangements and paper work was arranged by one of there BROKERS.Once I signed my lease and the inspection was scheduled THIS management didnt pass and eventhough we signed our lease before the COVID-19 pandemic now its July and this management has another family renting the same apartment, in the same building that would not pass inspection. No one answers the phone and even my housing specialist cant reach there BROKER !
I saw some units posted on a rental listing website. I have called and left voice mails and even text messages and have never gotten a response back. I politely left a message with my name number and which apartment I was interested in for the past two weeks and asked if they would please respond back if its on the market or not. I can honestly say as much as I work with people and provide them with referrals with the best rental management companies to work with J Wasser & Co. will never be recommended from me.
Since moving in, I have to change my review after a very disappointing experience.I have been dealing with two very loud drummers that rehearse right below my bedroom. I have spoken to the drummers directly, but they ignore my requests to play within fair times.I then reached out to Austin and J Wasser & Co. in hopes that they would properly address the issue, but they are not resuming any responsibility in solving the situation and told me to just deal with the police and my lawyer. They even side with the drummers, calling them reasonable and that they are trying to help me. What reasonable people feel its ok to play a drum set in a residential apartment?I feel misled and was never told that I would be living directly above a drummer rehearsal space :( Do not trust.
I have lived in one of their buildings since November. We had a huge issue moving in. We put a deposit down on an apartment in there building and filled out the paper work, told we were approved then the broker told us management ( j wasser) went behind their back and gave it to some one else. Finally We signed the lease in early October for another place in the same building and when we went to move in the apartment wasn’t ready we had to crash on a friends couch for 3 days and tell the movers to change the day they were coming 3 times because it took them over 2 weeks to repaint the floors and the walls, which cost us even more, after I complained heavily they gave us only $150 off our rent. I spent more readjusting my whole life so they could take forever to do a job they had a mount to do. And after all of this,After living here for over 4 months I still can’t get ahold of anyone for a mail key. It’s just been one mess after another. I just want my mail key, I don’t even care about the giant leak under our bathroom sink at this point I just need my mail key because I need my health insurance info.
Juan Cruz did a extremely good job in my apartment I would recommend him to be the. super for the building at 354 East 53 st. My name is karlene Patterson my apt # is 1A. Ever since this management took over our building it just went down hill. I see they respond to the reviews but dont respond to any messages or emails. They are very unprofessional and cheap. They do as little as possible. Ive been having a huge problem for over a month and they have yet to fix it or even return my calls. Then they have the nerve to get mad when I report the issue to 311. What a joke. This is the work landlord Ive ever had. I do NOT recommend anyone getting an apartment with them.
From day one, Joe, Meir and the JWasser Company have been top notch landlords in Brooklyn. I have lived in NYC for 9 years and found them to be the most reliable throughout my time (3 years) as their tenant. The building itself is well maintained and anytime my apartment has needed attention or minor repair, they get right on it! More recently, Ive had some drama with a roommate who wasnt paying rent and theyve been more than understanding and patient as Ive worked to resolve the issue and pay off my roommates debt. Living in NYC isnt always easy but it certainly helps to have a quality living situation with landlords who really care. Nothing less than 5 stars for the JWasser crew and many thanks to them!
We moved into a J Wasser apartment in August and since then we have been model tenants with no complaints and all rent paid on time. Our landlords however have behaved less than satisfactorily. On November 13th we made the first complaint about a persistent smell of gas in the the whole building - it still has not been remedied. We have been without heat and hot water intermittently for over a month at this point. In the last week weve had at least one detected case of Carbon Monoxide and National Grid and FDNY both advised us that this building was borderline habitable. After the carbon monoxide detection all heat and hot water was shut off to the building again. We are not the only tenants in this building to encounter this issue - checking the Department of Buildings revealed that there were documented problems with the boiler as far back as 2004. After one of our complaints about a lack of heat/thermostat calibration, their solution was to send repair guys to our apartment to TAKE APART OUR HEATER AND LEAVE IT IN OUR KITCHEN. I would just try to sublet so I dont have to deal with them but who would rent an apartment without heat? To J Wasser; if you see this and feel like I have misrepresented the situation in any way, feel free to reach out so we can try to come to a compromise but to this point your behavior has been totally unacceptable.
Cant say enough good things about this management company and my apartment! I absolutely love my apartment, the building and location. The apartment has beautiful upgrades with new kitchen and deep sunken bath tub. The management company is very responsive with repair requests and concerns. 5 stars all the way around!
Since moving to my apt. in January of 2017 I seldom got to speak with anyone when I called your office. For the past few months my calls have been returned by Austin. He has been diligent in responding, and addressing any concerns I had, he was always polite and listened to what I had to say without interrupting me. Great asset to your company. THE WORST....Worst management company ever. If you are renting an apartment under their management you will live in a continuous nightmare . If you are a landlord who is looking to hire them to manage your building think again before losing your building due to the accumulated building violations due to their poor management, negligence...ETCNo words can describe our terrible experience with them... Not even a star just a big ZERO.
This management company is beyond careless. I have no idea why the landlord still keeps them. They fail at everything I as a tenant have to deal with on daily basis. The elevator in our building stops over a foot below the floor level for MORE THAN 1 MONTH ALREADY!!!!!!!! We have tenants with strollers and on wheelchairs. This is just bad accident waiting to happen! I hope it wont be a fatal one. It is obvious they dont care, not only about mechanical side of the issue but also about appearance of the building they are managing. I am attaching photos. Just nasty. Sadly landlords dont ask tenants if we are happy with the management company. I asked my neighbors and guess what?!!! the entire building is hating this new management company.
*Warning* Do not rent with this company, no matter how nice the apartment looks. Unless you are completely street savvy and know how to cook without gas, stay warm without heat, clean the foyer, catch mice etc., it wont be the place for you. Management is overwhelmed, incompetent, emotional and frankly they careless about tenants complaints. Do some research before you decide, and you will see that they ( the actual landlord) are amongst the top worst landlords in Brooklyn.
New renovations/appliances will NOT out-weigh the money you will be spending trying to survive in sub-standard living conditions. Lack of heat or hot water, no trash collection, doors without locks, & roaches are all problems Ive had repeatedly over the past 3 months.On top of that, J Wasser and Silvershore Properties seem to love preying on lower income tenants. They buy out their family homes, flip them, and rent them to wealthier people at a much higher price. No matter how much profit they make, they still cant seem to take proper care of their buildings.Be VERY careful if youre looking at an apartment from J Wasser or Silvershore Properties.
All of these reviews are fake. Its almost laughable. If you are interested in their property, run the address through HPD records first. Buildings are barely maintained, you might go without heat, leaking, mold, rodents for the duration of your lease. Also, likely with bills that arent yours. 0/10 would not recommend.
I’m a tenant of one of the building this company owns, few years ago owned by someone else that never done anything for the building or for “us”the tenants,we was always tired of waiting & mostly worked out the best way they could , telling the true as it is ...since you guys took it over I feel piece of mind I’ve a whole new kitchen and fridge ,I can cook finally yay the bathroom is fixed as well , and yes I want so bad to thanks you guys Israel and Roxy for everything they’ve done in my apt.... STAY AWAY FROM THIS COMPANY! If you have something wrong with your apartment THEY DONT CARE and will not respond for WEERKS. Constant problem with the appliances because they always buy the cheapest one, often electricity and heating outages. Do yourself a favor and stay away from them!
Extremely upsetting our building had an electrical fire and we had no one to call that day that would pick up. I live in a building managed by J Wasser and I tried calling ten times that day. We had no power, heat or hot water. I had to get a hotel room and still no one has reached out to me. I am disgusted. Awful company! The building is filthy and they don’t maintain it at all!
When J Wasser took over managing our building from Silvershore, I thought things would get better, but it does not. Its the same old tactics of Silvershore. Its been 17 times that they cut off heat and hot water in the last two years, and they dont care how many times you call 311, and they always give you the same answer when you email. Most of the shutoffs happen during winters. They dont fill up enough fuel in the boiler, and let it run out in a short period of time and let tenants wait in the cold for days for them to fix it. Silvershore is known for doing that to force out rent stabilized tenants. Its in local news. Google it. We have elderlies who have asthma, and little babies in the building. Even during the days when the boiler is running, the heat is often shut off at night, because the amount of fuel is so low, some tenants organize to lower the heat at night to save fuel, so the boiler can run a little longer. Is this the life you want when you pay over $2000 in rent?
In NYC dealing with property management could be a nightmare, J Wasser & Co is a breath of fresh air! The past two years Ive been a resident at one of their propertys located in the Bronx, and I must admit when ever an issue did occur, management was respectable, concern, and prompt in their response. Ace management for J Wasser & Co!!
The absolute worst company Ive ever had the displeasure of working with. Do not rent with them/Silvershore/Barmadon/whatever other alias they choose to go by at any given moment to conceal their horrible track record and negative customer reviews. Its been two months since Ive happily vacated one of their units (in which I wasnt provided with a working stove until over a month into my lease, had an unaddressed roach problem, had a broken door handle that prevented my roommates from exiting the apartment, had a faulty fire escape that failed to serve as backup needed due to the broken doorknob, etc) and I have been sent on a hunt for my security deposit. E-mails will be ignored, or forwarded to another employee with the short message of Gina, please address attached (Gina will never address). If youre lucky enough to have them answer you, youll only be told to speak to someone else, whose extension will go straight to voicemail. Absolutely horrid; no one should rent from these people. I cant wait until they respond to this apologizing and saying to contact them so this can all be addressed; should I contact you through a different phone number since you guys have started screening my current one?
If you live in a property that isn’t being managed by J WASSER, you need to speak with your landlord! You won’t get a better service anywhere else. They’ve stayed on top of any issues I’ve dealt with and made living in nyc way easier than i ever thought i would be. I’ve had experiences with other managements that assure me and makes me guarantee anyone reading this that J wasser gets it done the best!
Had very terrible experience with this company, so unprofessional, especially the one named Matt, he is discrimination. In the building I live now has a bicycle room, every Unit gets the key to the bicycle room for free for first time. We had never gotten it before for five year, because we do not need use it. Recently, we just bought a bike, so we need a key to the room. I asked him how much would be to buy one key. This is very easy question, guess what, I waited for 3 days to get the answer. And the answer shocked me, he told me the key to the bike room is $350, I repeated 5 times he said its $350. Its a so normal key, and other people in the building bought it for $25. Is it because I am Chinese and female, so he charge me so high. It is so crazy. Highly not recommended to the company.
Ive been living in my building for 37 years and since J Wasser mngt has taken over its been a headache they never came to paint my apt. and its been over 3 yrs i still have a leak from my bathroom tub my toilet does not fill up after you flush i have a leak under my kitchen sink and then today they have the nerve to call me and ask where is there portion of the rent ( which is 64.00 ) in which S.R.I.E. pays that portion i told them thats not my responsibility and to have there billing call S.R.I.E. he wants to argue with me and say i have to call i told him no and i have the letter from S.R.I.E. which states exactly how much i pay . im not doing there job. wish we had different management company
My aunt lives in 2802 Clarendon rd, I personally called the office and got a quick answer by Christina or I believe kristina about my aunts window and she was able to get it fixed within 2 days, Thank you to her for loving her job and helping my aunt as fast as she could I truly appreciate it.
I have rented two stores from j Wasser and I can’t be happier to have them As my landlords any repairs or questions that need to be Answered or repair and dealt in a very quick manner there is a team of people that I’m more than willing to help in anyway shape or form at any time of the day thank you Guys keep up the good worksYosi and all the team at Lula
My husband and I had finals the day We moved in .There was no heat nor gas .i was frustrated because I had 2 sons 1,3..There was a kind gentleman (porter)who helped us till we got hold of the super.He reassured that everything would be fine.From then,things worked steadily till today .They have a tracking system and online appointment for the super (cool) .Besides that ,a manager checked up on me to see if I was okay ...You guys are good .keep it up !!!..ooo I forgot the stairs are always clean lol
Horrible people, management, and everything. Always lying to us because they’re trying to make us leave or buy us out. Such disgrace as a company and to the people that lie to us. This treatment isn’t right and if this continues the law would be involved. Don’t recommend doing anything with these people

Worst management ever they collect every month they’re maintenance fee but don’t take care of anything garbage is piling up smoke detector batteries need to be changed exterminating needs to be done and the never clean outside I had to pay someone $500 to clean outside when they are supposed to clean it

2022-02-15We moved into a building that is managed by J Wasser & Company in November. The team has been wonderful to work with.Every email I send gets a prompt response and if work is needed around the apartment, theyve sent someone within a day or two of the conversation.Coming from my last building where I had to wait a few days, getting assistance a day or two later is phenomenal.Also, I love a building that allows you to pay electronically. My last building required a check or money order to be mailed every month, there is such a comfort and peace of mind that comes from paying rent from your phone.

2022-07-21We moved into an apartment in the 610 w 141st St bldg and it’s been pretty much nonstop problems w little to no resolution. What started out as management being at least responsive has slowly dwindled. We’ve had to ask maintenance multiple times to fix the same problems. We’ve had roaches, water leaks/flooding in the apartment, they turned off the heat and hot water multiple times in winter without notice, mold, I’m uncertain if water quality is up to par, blood, trash, even feces in staircases. The front door to the bldg is never locked. There’s nonstop loitering inside and nearby the bldg. packages are always stolen and at one point usps refused to deliver because of it.My roommate was bribed after multiple packages stolen upon move-in and maintenance requests to leave a 5 star review for a rent credit and ring camera that didn’t even happen by bldg management.

2022-06-09I got myself into a pickle with move in/out dates but Alex was super understanding and worked with me and the new tenants to make sure everyone was able to move at a time that worked for them and to ensure that the apartment got the cleaning and updating it needed. I cant put to words what a relief this was amid the stress and chaos of a NYC move.

2021-11-12J Wasser & Co were very tolerant and courteous when I was going through much economic hardship throughout the Covid-19 pandemic. After I lost my job and struggled with my finances to stay afloat, they were still able to provide essential services, such as fixing some urgent issues that have come up throughout the months. They helped fill out the rental assistance applications and I was promptly accepted. If you are looking for a caring management company, I highly recommend J Wasser & Co.!
