I have been doing everything in my power to rent with this company, for months. My daughter and myself have been homeless since October of 2020. I explained to them about my situation, and how badly we needed a place. I have viewed many apartments that they manage, and I never received a call back, to tell me that my application was approved, denied or even being process. They never return phone calls and when someone dose finally answers the phone. She tells you that she will let the leasing department know that I called and will return my call. It toke 6 months for me to get a call back and when I did the woman who called me back was very rude and she had no compassion for my situation. Not to mention, the apartment that I really wanted, applied and paid for the second time around, was taken off the market 2 days later without notice. I paid for two applications with them and I can not get my money back. I feel that this was done deliberately because I am Black.
Personally I have had a great experience with the NGB property management staff. When I first started looking for an apartment they helped present me a few different options in my budget. When I was ready to move in the place was clean and exactly what I expected. Over the year when I have had a maintenance issue or question, the NGB team has responded fairly quick. I love their website which also makes it very easy for me to pay rent and submit any requests I have. Not sure what else you could ask for from a management team but I love their service. Its a great added benefit to the apartment I rented. Thank you so much for all the hard work!
I have rented from NGB for 2 years. I have had the best experience possible. Much better than my last experience renting from a different company. They are super responsive and are always helpful. Making rent payments are very easy and if I need to speak with someone it is easy to get a hold of them. I would definitely recommend them to anyone that is looking for an apartment in the Albany area. Again, kudos to the team at NGB for doing a great job and making my experience great.
I am writing this review as a tenant and I wanted to say NGB was absolutely AWESOME in helping my friend and I find our first apartment - we LOGE our place, and the process was made so easy by the NGB team! I highly recommend them, 5 stars across the board. We were searching for months before we found NGB and they were able to find us the perfect apartment in a matter of days. They helped us through the whole process and made sure our move in went smoothly as well! Awesome group of people to work with.
I have had NGB manage my property for the last 6 years when I moved out of state. We have had a great experience with them and willcontinue to use their services as long as we have this property. We are half way across the country and dont have to worry about anything. It gives a great peace of mind knowing the property and everything with the tenants are well taken care of.
Ive been a tenant for nearly 3 years and have enjoyed my stay. Im relocating because of my job. The apartment I stayed in was nice and the management company was always quick to answer if I had something I needed to be looked at. They are in the process of helping me find a new place which is awesome!I only had a few problems with my apartment but every time I put in a maintenance request it was fixed pretty quick. The biggest thing for me is winter time. Having a management team to deal with this sort of stuff was one of the main reason I like renting from apartments they are associated with.Thanks again looking forward to finding a new place.
I would give this company 0 stars if I could. They showed up unannounced, they were completely inconsiderate of the fact that I lived in my apartment when they were showing it, they took almost all of my security deposit for nonsense charges. Their contractors are super nice and professional but their office workers are some of the worst people I’ve ever have to to deal with. I would NEVER rent from someone who works with this company again.
Edit after NGBs reply: NGB searched through their system (if such thing exists) but couldnt find anyone by name. I am pretty sure it is hard to find me when you cannot even spell my name. I do not think such ludicrous reply can be taken seriously.Completely unprofessional way of working. If you are to work with NGB Property Management, I vehemently suggest you to consider your other options again. Throughout 1 year experience of residing in a property rented by NGB, I have never seen a slight bit of professionalism. The company is extremely irresponsive to the emails that request maintenance. The house was not given to us in proper conditions. Most doors were under poor conditions with only a few of them working, barely. The house was not cleaned properly. It was readily visible that NGB failed to maintain the house well while it was unoccupied by the fact that THERE WAS A BEE HIVE IN THE BACKYARD. At the end of our lease, OUR SECURITY DEPOSIT WAS UNLAWFULLY HELD. Only after a legal case could we get it back. After short period of working with NGB, we have posted a very accurate and truthful review that was precisely describing the NONEXISTENT WORK ETHICS of NGB. By the end of our lease, NGB sent us an email that deliberately asked us to remove the review or renewing the lease (the word lease doesnt exactly mean what you think it does; it actually means taking your money while not giving you the service that you agreed with) would not be possible. The examples that I can write here to promote an accurate understanding of how NGB works are limitless, making it practically impossible for me to write all here. Nevertheless, I am hoping my review gave you a good idea why I think CAREFULLY CONSIDERING OPTIONS OTHER THAN WORKING WITH NGB IS VERY IMPORTANT.
I have been working for NGB Properties for the past three years, my experiences with dealing with management has been excellent! Isaiah takes his work seriously and always puts his property owners/ tenants first. He has been flexible and understands the demands of a busy life. He genuinely cares about all facets of his business!
NGB Property Management has some of the most hard-working and responsive office staff that I have ever experienced. Their service and expertise is top-notch in the industry.RESIDENTS: You will be rest assured knowing that you will be looked out for, while also having a great place to live. NGB is very responsive to maintenance issues, and are always responded to in a reasonable and swift manner. If there is a building or apartment issue, the NGB maintenance team has been quick to resolve it. If you have any questions on the lease terms, the NGB staff is always happy to answer.PROPERTY OWNERS: NGB pushes hard to ensure that your apartments are fully leased with quality residents, and will diligently monitor all expenses at your property. They will respond to any of your concerns very quickly, and will provide great service and maintenance to your property. If you are considering NGB to manage your property, I highly recommend them.
Be ware of this company. I lived in one of their properties for two years. Their administrative office management was awful. There was lack of response and a week or more would go by without a word when a maintenance request was made. Lots of follow up from my end was required. Furthermore, when it comes to getting your security deposit back they will say one thing, but then try to keep your money anyway. The only reason I got my security deposit back was because I kept meticulous records of my communications with them and I knew my tenant rights and stood up to them. I was so disgusted by the underhanded and backhanded way they did business. Look somewhere else.
The NGB Property Management company has been fantastic over the years. They have helped us to find excellent tenants & are always there when we need them.When searching for a property management company it was important for us to find someone that could not only upkeep our properties but handle business professionally and in a timely manner.We highly recommend NGB and are very pleased with all the work we have accomplished with them so far.
Very disappointed with lack of response from Isaiah.I had an appointment with Isaiah who came to check my property as I was planning to list it on the market for rental. Isaiah was supposed to send me the property management proposal last week which he never sent. He also did not respond to my follow-up text messages where I tried to find out if he had sent the proposal. After making several attempts to get in contact with him, he finally calls me back but only after 5 days to tell me that he wont be able manage my property because he got a big contract. Well, if that was the case then why did you come to see my property in the first place. You wasted my time.I would not recommend NGB to anyone looking for property management
Weve been working with the NGB team for over two years now and its the best decision we could have made. Having relocated from Albany to the west coast there was a lot of anxiety and concern with regard to the wellbeing of our home. Their communication is excellent and they send us photos and videos which make us feel like were still there. They found us excellent renters who take great care of our home. Thank you NGB!
As a long time property owner and new client, my experience with NGB so far has been wonderful. Ive been actively involved in managing my own units for about a decade, so the idea of giving up the reigns was not an easy decision for me to arrive at. However, the change was much needed, and the transition could not have been smoother. They are professional, competent, and very quick to respond to questions/concerns. Highly recommend!!!
Fantastic property management company! They were very helpful and accommodating throughout the entire process from showing us various rentals, to leasing, to our move in, and even when we need maintenance work done - it is always done quickly. The apartment is beautiful and secure. I plan on renewing my lease this year. Highly professional and a gem to find among the many other companies in the Albany area! 5 stars for sure.
NGB Property Management has been managing my rental house for five years. From the first interview/meeting with Isaiah, I felt confident that they were going to handle all aspects involved with renting and managing my property in my absence. During the last five years that I have received their services, they have meet and exceeded my expectations. All staff, including Isaiah are responsive and very professional, and communications from them are always timely, informative, and accommodating to both me as an landlord, and to my tenants. High recommendations for this company and their services.
I own quite a few rental properties in the Capital District area and they are all now managed NGB. I couldnt ask for more - they are very responsive, have solutions to all the problems that arise day-to-day, and provide great customer service with existing tenants. They do a thorough job screening new tenants and fill any vacancies QUICK. I am extremely happy with the service they provide and will be hiring them to manage all my future rental properties as well.
Long time client of NGB here. If you are a property owner, do not hesitate to work with NGB to manage your properties. They are professional, detail oriented, and great at what they do. Im lucky to have found NGB to manage my property and you should feel confident to reach out to them if you are looking for a management company. They are quick to respond to my requests, are proactive on repairs and maintenance, and they care about their tenants as well.
Management at NGB takes safety matters seriously. After an issue at our home with a technician they took swift action in investigating and ultimately removing an employee who did not represent the values their company holds. I really appreciate the time they took to contact us and remedy a bad situation. Isaiah is a good guy.
I don’t usually write reviews on here, but these guys have been such a blessing for me and my family! I applied with a co applicant for a 2 bedroom house that was for rent. A week and a half later after calling to check on the status of my application I was sent an emailed about how the property had been rented out. I was then advised that my application could be transferred to any other available unit. That then told me that our applications were never ran for the first unit because usually your application is never transferred if it was ran. I then sent over an email for the unit I would like the applications could be ran for that was about a week and a half ago I still haven’t got an email back or a phone call. At this point about a month in I am tired of hounding for my application to be ran. I’ve been calling leaving messages the past few days for my $30 in application fees to be sent back to my MasterCard. It’s only $30 but I work hard for my money, I really needed to move very urgently and I have been ignored since day one. I’m very understanding of the covid 19 pandemic and the wait that comes along with it but as a rental property i believe the communication is very poor. It shouldn’t take weeks to simply return a phone call or an email. At this point it’s looking like I’ll never receive an apartment or my rental application fees back. To each their own but I will never put in an application with these guys again. Very responsive to bad reviews on google but not to willing purchasers and customers. Great going ! I seemed the bad reviews and instead of being bias I decided to still go ahead and give it a try never again. Very disappointed to say the least.
Ive worked with NGB Property Management to manage my properties for several years now. They are responsive, resourceful and extremely knowledgeable about the area. I feel comfortable and confident when they act on my behalf. I am a busy person and they make my life easier! I strongly recommend their services.
Working with Isiah and Jerid has been a great experience. I was renting an apartment in 2011 and they took over managing the property. Even though I was only there for another month they came over and introduced themselves and made sure that everything was going alright. I moved out and then in 2013 I was looking at an apartment and they walked right up to me and still remembered my name and my daughter even though we hadnt known each other very long.They have always taken care of anything I have ever needed. Small things like painting the walls and shoveling the driveway. They always take care of the lawn and planted the garden in the front of my current place now. Any issues are always resolved quickly and if not they will always get back to me with when the problem can be resolved. I have never had trouble reaching them and they have always shown me the highest level of service, respect, and always have time to help me. NGB does a great job maintaining their properties and they really care about the people that they work with and that rent from them.

I think they do great job screening new tenants and fill any vacancies quickly.Im currently purchasing a new rental property that needs to be renovated and NGB has been very helpful in recommending vendors to me and will be doing some of the work themselves at a very reasonable price.I couldnt be happier with the service they provide and will be contracting with them to manage all my future properties as well.From a tenants perspective I know they like having a dedicated property managers that can resolve issues much faster than I can as someone who has a full-time job on top of being a landlord.
NGB Property Management has been extremely helpful AND very reliable especially for someone who just moved to the area and needed to find a home FAST! They were right there with me along the way, found me a beautiful rental at super speed, and I’ve been here ever since. I just moved in to my apartment in May so I don’t have much time here, but for the short amount of time I have been here everyone has been amazing. Rachel really really helped me find my dream home. I applied for another apartment that ended up being rented to someone else, but she didn’t give up on me and truly helped me out. Anytime I have questions about the rent or certain things we can do in the apartment, I get thorough explanations and answers. Recently I’ve been having some issues in my apartment and after sending an email stating that these issues need to be fixed ASAP, a maintenance person was at my door the following day. My last landlord never communicated with me and left things unresolved, so the communication with NGB has been excellent. Of course things take time being that management groups have many tenants, so constant communication is key and they have given me just that!
I highly recommend NGB Property Management and had an excellent experience working with them while I was looking for my last apartment. They were beyond helpful, fast, and their communication was excellent. I am now in an amazing apartment that I love, for the best price. Couldn’t ask for more!
I own several rental properties in the Albany area and really didnt have the time to do the upkeep for all of them. I was calling vendors left and right to try to assist me and never got a straight answer. I needed one point of contact for all my vendor needs... NGB Property Management took over coordinating and running my rental properties for me. Now they deal with all the plumbers and contractors and it has been a load lifted from my shoulders. Thanks NGB, you guys are great!
I live out of state and have trusted NGB with the management of my house for nearly 2 years. Not only did they place a fantastic tenant, but they got me more rent per month than I expected! Jerid and Isaiah are also extremely responsive and have always provided me with fair pricing, and waited for my authorization before proceeding with any maintenance work.
EDIT:I would like to amend my previous review of NGB. Although we did get off to a rather rough start, after understanding the extent of my displeasure with our interactions they did indeed take actions to correct the issues in the apartment. As of now my relationship with NGB Management is amicable. My requests are responded to in a timely manner, and communication with the office is flowing much smoother.
The worst team of people to ever be assembled, would give zero stars if it was possible. Horrible communication, not responsive at all. From the Landlord, to maintenance, to property manager, all of them should not be in this line of work where they interact with tenants or anything that involves a lease. They dont even know what is in their own leases or units! You hear about how Albany slum lords are bad but these guys take the cake. All the positive reviews are obviously fake or from landlords that must not care how those who keep their lights on are treated by the people they hire. How they chose to respond to people who leave reviews by airing personal information, attacking past tenants, and using sarcasm to detract from grievances is a prime example of the worst humanity has to offer. They are driven by power and greed. Grateful my current landlords understand how to properly treat others.Edit: If you really think these negative reviews are one person then you need to check your ego. Is Google going to look into all your fake positive reviews that were posted solely to counteract any negative reviews? Also, your empty threats mean nothing. Youve shown time and time again how your company attacks those you hold power over, or perceived power over. I cant speak for anyone else but Ill go to the ACLU and other free speech associations quicker than you can say NGB and anyone else who has voiced their opinion as they are allowed to do in a free country are welcomed to join me.
NGB Property Management has been a blessing and life savor to me; I am an out of state landlord. I contacted Isaiah and Jerid about a year ago and to be honest they were a little hesitant to take on what I had - a home that needed a lot of cosmetic work and garbage removal. Thankfully they trusted me enough to take on the project, completely accomplished the work and filled the vacancy. They have managed the property ever since. I am very grateful for them and their staff. I would highly recommend their services to any landlords considering NGB for Property Management.
NGB truly took the stress in my life away - after struggling to find a property management company that I could trust for months, I finally found one! I am now able to focus my time on my family and not have to worry knowing my properties and tenants are in great hands. Excellent company, by far the best in the area!
Edit: I spoke with one of the owners and my full security deposit was returned. I appreciate the responsiveness of the leadership there, but do hope they are able to make changes to their support staff.Future tenants please be aware that some of their properties (i.e. the one I rented) are not 5 star properties and are priced accordingly. My unit was plagued with rodents, cockroaches, and permeated with cigarette smoke when I moved in. I had a great deal of trouble reaching anyone when I did have maintenance issues, such as when my fridge stopped working.I scrubbed the place clean and when I moved out (thankfully it was a six month lease), I made sure it was in better shape than the condition I had received it. They still deducted a $135 cleaning fee from my security deposit, which took them over a month to give to me.I ended moving out early and paying two separate rents because living in this building was not tolerable for me.
NGB has managed my rental property for 2yrs. As someone who lives out of state working with NGB has made owning a rental hassle free. They are very responsive and pro-active providing trustworthy and extremely helpful advise becoming a partner in my income property. I highly recommend NGB and have enjoyed working with them.
UPDATED REVIEW 12/27/18I previously wrote a review about my negative experiences with NGB & unfortunately I’ve continued to have issues. After over 3 months of multiple calls and emails, my patio door was finally replaced but ONLY after writing my previous review. In November, I submitted a maintenance request about my heat not working properly. Its now almost January and it has not been fixed. The heat continues to run even after reaching the set temperature which has caused my electric bill to sky rocket. This past month it was almost $300 and I live in a small 2 bedroom apartment! Im very cautious about the electric usage and make sure to turn off the lights & lower the heat when not home so the high bill is solely because of this heat issue. I also submitted another work order about the ceiling panel in my bathroom caving in and that also has not been addressed. Every time I call or email NGB I am given the same generic response stating they will submit the request and will contact me as soon as maintenance is available. When I questioned the secretary about why it was taking so long I was told it was because they had other emergencies. I think of myself as a pretty patient person, I dont expect maintenance to come running immediately after submitting a request but it should not take months! Its honestly ridiculous. If they are unable to handle the amount of maintenance requests they get, then they shouldnt be managing so many properties! This company continues to screw its tenants over, stay far far away! I can only hope that the owner of my apartment will see this review and reconsider renewing with this management company because I truly do love the apartment it’s NGB I cannot stand!!!PREVIOUS REVIEW:Horrible management company. Ive had several maintenance issues since moving into my apartment and they have all taken forever to get addressed. Each and every time I email or call the company I am told I will be notified as soon as maintenance is available; however sometimes it never happens. Almost 3 months ago, I submitted a work order about the frame of my patio door falling apart & allowing bugs to enter the apartment. It still has not been fixed. A week ago maintenance came by to fix an unrelated issue and told me they were unaware about the work order for the patio door. The only reason why they came was bc an inspector forced them to address other issues! This company does not care at all about its clients/tenants. I had a family emergency which caused me to be less than 12 hours late on my rent and they immediately hit me with a $50 fee. I asked for it to be waived as a courtesy due to my history of paying on time and issues with maintenance. They said it couldnt due to policy. Wheres the policy that states tenants have rights, huh? Or that maintenance request will be addressed in a timely fashion? Doesnt exist because all of their so called policies favor the company and not its clients. The lady that answers the phone is beyond rude and passive aggressive and fails to relay important requests to the appropriate people. Its really unfortunate because the apartment itself is nice and affordable but the management company is just terrible. In all my years of renting I have never dealt with such unprofessional incompetent people.
While it took almost three months to receive our security deposit back, Isaiah (owner) reached out to me personally and immediately apologized on behalf of his entire team. He acknowledged that it wasnt until 45+ days after we vacated the property that we were even asked for a forwarding address and that his team flat out dropped the ball.He explained there were issues with communication between NGB and the property owner that amplified and extended the wait beyond what he ultimately considered reasonable and for that he sincerely apologized.While my experience here with staff at NGB was less than stellar, Isaiah carried himself courteously and professionally. I dont doubt that he will work tirelessly with his staff to improve the experience from start to finish.
I would NOT recommend this property because they had me believe an apartment was still available when it really was not. The application fee is $25, (which I completed and submitted), the next day they asked for all the additional information ex: background check and paystubs, then the next day tell me someone put a security deposit down. The property managers knew they were interested in another party and just want people to fill out applications online to collect $25 from people then turn around in 48 hours and say it is not available. Very wrong and unprofessional. If this is how they handle business then I will stay far away. They should at least wait till people get approved first THEN bill the $25 app fee into the security deposit.
I hired NGB in March of 2018 and they have done an excellent job of managing my properties (20 buildings 120 units). I would recommend them to anyone looking to hire a property manager.I am also the owner of 36 Spring St that Margret Wing referred to in her review. My guess is the reason Margret wrote the poor review is because she owes back rent and has received an eviction notice.
I moved into an apartment managed by NGB and it was a nightmare. NGB consistently failed to address even the most basic issues. They are completely incompetent and unable to properly communicate with tenants. They have zero customer service skills and dealing with the office is like pulling teeth. Truly slum lords who do not care whatsoever about the health and safety of the tenants. Avoid at all costs.
I turned to NGB after a relocation, when I was unable to sell my single family home after a market downturn. Despite the fact that I was living out of state when I first contacted them, they were able to manage all aspects of preparing the home to be a rental property. They handled marketing and setting up the lease, and keeping it occupied for two years. They helped me with routine maintenance, responding to tenant issues, and doing periodic inspections. Once the lease was through, they also helped prepare the property for getting back on the market. They did an amazing job and made an really rough situation go remarkably smoothly.
If you were looking for team of people you can count on to manage your properties as if they were their own, NGB Property Management is the company you want to hire! They have managed three of our rental homes for almost 4 years now, and we Can personally attest to their professionalism and experience from day one.
After calling NGB Property management, I was blown away by their value of customer service. Everyone that I spoke to on the phone was very informative and pleasant to speak with. I would recommend NGB to my family or friends if they were looking for management solutions.
NGB represents our small company that owns about 20 + rental units. These guys are great, response, professional and on top of their game. My brother and my partner used to take care of everything from repairs to showings to dealing with late rent. Since we have handed over the keys to NGB man life as a income property owner is pretty great...the checks roll in and the stress has dissipated. In fact we are so happy with these guys we keep buying and renovating and keep passing over the keys to them to rent and maintain our properties. NGB has become something we need as part as our business plan now as its just made it so much easier to expand and make more $!
In regard to the 2 star rating below. I would normally not dignify this with a response but I will simply state that the rest of the reviews on this site speak for NGBs real reputation and what you can expect to receive from them. I wont get into full details about delivery time delays for the new refrigerator or the fact that snow removal was not included in the lease that was signed. But I will take a different approach and simply state that there are obviously two sides to every story, but I would and have recommend NGB to anyone.
I moved from Albany, NY, to Arizona in 2014. I was unable to sell my house in a reasonable amount of time so I turned to NGB Property Management to attempt to rent my property. The NGB team of Isaiah and Jerid had previously managed the property of my girlfriend and I was very impressed with their professionalism, customer service, tenant quality, responsiveness to tenant concerns and timely rent collection process. NGB has made the landlord process, even from Arizona, effortless. NGB found me a verified, highly qualified tenant in a short period of time and even completed my ongoing basement renovation prior to the tenant move in. NGB has overseen several problems with the house, including a roof leak which damaged drywall inside the house. My occupation is facilities management and in my opinion NBG does a superlative job managing projects, responding to tenant requests and providing quality and reasonable contractors that preform timely repairs. NGB is a top-quality property management team and I highly recommend them if you are looking for property management.
These guys are great!! Me and my fiance were looking for a place FAST after our last property management company rented out another apartment we thougt we had. NGB Property Management found us a better apartment at and even better price. These guys are easy to talk to and always available. I dont know what we would have done without them!!
Unprofessional. When my house sold they didnt even know about it. I had such a hard time getting minor repairs done in my house. In the 2 years they managed my apt for my landlord I went with a non working fridge for a cpl weeks twice (with 2 kids) they never mowed our lawn or shoveled. Between them or my old landlord someone lied just recently to keep some of my deposit, NGB keeps telling me I need to contact the old landlord but when they took care of the property we were to contact them, they had no problems collecting rent but didnt want to repair anything in the house. My apt was rented to me not painted and the walls yellow and extremely dirty. It was never cleaned before renting it to me, and I was coming from a motel bcus of a fire. After speaking to a few people about the situation at hand. I would NEVER deal with them again!!! Such a horrible experience. And someone kept some of my deposit and no one is talking responsibility for it. They had no reason to. I will be pursuing this further whether it be with NGB or the old landlord.
I moved to california and decided to rent my property out.I found NGB based on some positive reviewed on google. I talked with Jerid over the phone, and had a very positive experience. And called couple of references he provided, and decided to have them manage my property.It has been over 6 month now, I am still happy, They are honest, efficient and respond to me in a timely manner.I would recommend them to others, no doubt.
As a previous employee, I can confidently say that the whole NGB team works extremely hard behind the scenes to please both clients and renters. This company became a part of my family and I couldnt be more grateful for Jerid and Isaiahs support! They have poured their hearts into creating an efficient and reputable property management company.
Short answer: Just dont rent from these slummy people.Long answer: Heres a letter I sent to mayor of Albany on 11-12-18:I need your help.A little under 2 months ago, there was a storm or something that caused the start of a major sewage-like smell permeating my entire apartment complex, at 696 Myrtle Avenue in Albany. This was reported immediately to my landlord, NGB Property Management (421 New Karner Rd #10), to which I received a response that they would be sending in a team to clean the carpets in the common areas that were affected. I assumed this meant there was some flooding. The issue was also reported to Code Enforcement of the city of Albany by another tenant around this time.In the meantime, the smell only got worse, and started to seep into the apartment units themselves. The issue was reported again and again, and, eventually, the landlord installed what appears to be a sump pump in one of the basement-level apartments. To this day, the pipe ejecting sewage-smelling water is emptying right outside of my window, in our yard/alleyway, every 5-10 seconds. This has caused not only the apartment to continue to smell, but the entire surrounding area of the neighborhood, making opening my windows to air things out impossible.The landlords have stopped responding to my tickets asking for updates. The smell is absolutely stomach-turning. I have spoken with United Tenants of Albany, and they referred me to Code Enforcement, and the county Health Department. Both told me there’s nothing more they can do at this time, since there’s already a case in process with Code Enforcement.I don’t know what else to do. I am stuck in a lease for this unit until next June. I want them to fix the issue, or I want my rent for the past 2 months back, as I can barely even sleep here it’s so gross now. That’s why I’m emailing you and begging for some assistance. I hope you see this message. I’m a public employee myself – I’m a library clerk at Albany Public Library. They finally fixed the issue after like 2 months, but not before multiple tenants had pulled out all of the stops to get the issue fixed, including one tenant (that I know of) that successfully sued.Be well!

I have been using Isaiah and Jerids services for almost 2 years now and I can say with confidence that they are simply the most professional, thorough, and helpful business I have ever dealt with. They are proactive, insightful, and all around fantastic partners. When I decided to purchase property, I was looking to be an INVESTOR; I wasnt looking for another PART TIME JOB. They take on the more difficult parts of property management for a very reasonable fee, which allows me to look for other property, focus on my career, and spend time with my family. My tenants also appreciate their responsiveness and reach-ability, as well as how easy it is to conduct business (pay rent, view documents, etc.) I guess its just dumb luck that I found them, but I cannot imagine moving forward without their services.
I would like to express my significant distaste with NGB Property Management. I moved into 271 South Allen Street with high hopes of having a positive experience. I am a 6th year pharmacy student who always pays rent on-time well before the due date of the first. Last night was the straw that broke the camels back. At around 10 pm on September 11, I had just come home from work (I work 12 hour shifts) and was about to warm up dinner when the power when out. I immediately called the emergency line and was informed that NGB Property Management would be reaching out to the supervisor to try to address the issue. As a mature individual with character, I am pro-active in my approach with handling situations. As such I asked when this issue would be resolved by and was rudely informed that they were unsure. I then called back at 10:30 pm, and was informed again that they tried to contact the supervisor but heard no response. My roommate then called and was told something similar in a vulgar fashion. I then fell asleep shivering in the dark and cold, and woke up at 3:30 am to realize that nothing had been done. I called NGB Property Management again, and was told a different message than the previous two individuals I spoke with - regardless of the issue, nothing can be done until the morning after. To make things even worse, the company had no record of my roommates calls. All in all, the issue was not resolved last night and I had to spend the night in the frigid cold. I am now extremely sick with the chills and a stuffy nose. I was unable to eat dinner, breakfast or prepare lunch, and as such, my performance at work will suffer. This is highly unacceptable, as I have patients lives in my hands. To make things even worse, all my meals for the week in the fridge and groceries that we both have bought have now gone bad. Even more unacceptable is that more than 12 hours later, the issue has not been resolved. More appalling, fixing the issue was as simple as finding the breaker box and switching it off and back on (which I myself could have done if I knew where the box was). It is extremely sad that NGB Property Management chose not to address the issue when it occurred, rather they let their tenants suffer. This situation, along with others, have opened my eyes and shown me that NGB Property Management does not truly care about its tenants. They were aware that the power was out and chose to delay dealing with this issue, while my roommate and I suffered and are now sick after having to sleep in frigid temperatures. On top of this - other regular maintenance issues are never addressed properly, the basement is extremely dirty, my mailbox is broken and the deck outside is filled with garbage (stay tuned for another post after my 12 hour shift with pictures attached). Messages are always taken by someone, but this is pointless as nothing is ever resolved and to make things worse, management is unaware of when things will be resolved by. This to me indicates that NGB Property Management is shoving issues that we as tenants have aside. This is extremely unfair and unjust as we pay our rent on time and take care of the apartment as if we are the owners. I will be addressing this with upper management, as I strongly feel that we were treating in an inhuman manner. If looking for housing, I would advise looking elsewhere as NGB Property Management does not address your concerns in a timely manner whatsoever. The price is right but the service is horrendous. I am more than elated to speak with anyone who would like to hear about my negative experience thus far as what occurred last night was atrocious.

My intention with my original review was to warm people away from your company because you are a spiteful, rude person who no one should ever rent from. You seem not to even realize that people read your responses and accurately judge you as a shady character. If you have no record of the issues I constantly reported, I won’t be surprised because I already suspected that no employee actually took down any of my complaints. HOWEVER the roof must have been expensive to fix when you finally got around to it in May 2017 so I’m sure you’ll find financial records of that if you keep them that far back.Original review:I had the misfortune of living in an “apartment” managed by these incompetent creatures during the first half of 2017. Almost immediately after moving in my place started to fall apart, quite literally. The ceiling in the bathroom began leaking aggressively before starting to fall in completely. They have a stern “we’ll get to it when we get to it” mindset about fixing these issues. I called every day while his was happening and it took them months to get anything accomplished, and always with the 8 hour window of course, preventing me from leaving. The baseboard heaters barely worked in the winter, but come summer starting going full blast with no way to turn it off. I had to run my AC full blast in April just to counteract it. This was NEVER fixed. This is the reward I get for always paying my rent on time.I wish I had posted this earlier so that anyone deciding on an apartment won’t fall into this trap. If you want to deal with hateful, stressful people when your place inevitably goes to hell because of how little they care, this is the company for you. Otherwise, I’d recommend literally anywhere else.I really hope the owner decides to trash talk me like he has with other reviewers on here. That level of competence and professionalism is exactly what to expect.
Just terrible, don’t return phone calls or emails, and don’t wanna work with people or help. I had enough money for two months and security, denied me cause my credit was short ten points. Ask someone for any type of help for my lease is about to be up where I’m at, and they don’t even reply. Just terrible
Initial Post: We were very unhappy with the application process. Our phone calls and emails were never responded to. We felt like we were lied to and mislead regarding an apartment we were very interested in.Update: Jerrid the owner called to correct the situation nearly seconds after my initial post. He apologized and stated that there are changes that need to be made within the office to make sure emails and phone calls are returned in an appropriate time frame.
Jerid and Isaiah at NGB are awesome! There are some critical characteristics for a good business partner -- knowledgeable, trustworthy, responsive -- these guys deliver across the board. Simply put, my properties are better managed now than when I managed them myself. Jerid and Isaiah go above and beyond with level of service and I would recommend them to anyone who is thinking about a property management company.
I viewed two apartments through their agency. The first one said that pets were subject to management approval on Craiglist, Trulia, and their website, come to find that pets were not allowed at that property. The second instance me and multiple people paid for credit checks, viewed the property, filled out applications and sent in pay stubs--we were actually given a lease to sign but found some discrepancies with it so they took it back to review and correct it. The next day they informed us that due to an oversight they had to retract the lease from us because the property accepted dogs but not cats as pets.They completely wasted my time on multiple occasions, and when I asked to be refunded for our credit check fees due to their negligence I was ignored.
I normally hate dealing with property management companies, but I was blown away by the customer service I received here. Every time I had a question I knew I would be able to call and get an answer from someone helpful and polite. The woman I spoke to on the phone was extremely patient and made the process so much easier for me, walking me through the application process and assuring me I could call back if I needed any more help. Thank you!
I was never given a check off list, but you insist that we received it. the apartment had no carpeting, so I have no clue to as where you got that notion, and when we first moved in there were no fire alarms in which the cohoes inspectors made you put them in. you should invest your time into being a manager rather than replying to reviews trying to save face. you never once mentioned a carpet in your invoice and I can post that as well.
Horrible property manager!!!!! Completely rude whenever you try to speak with them. When looking at their apartments they say one thing and then the lease is completely different. When you ask them about it, they say you should have read the lease. So glad I no longer rent from them!
I have nothing nice to say about this company and the person who is his name chris show up at your house and just come in he does nothing for the company we have cockroaches in the hallway and I called numerous times to tell them about this matter and nothing happened my front door to my apartment has been broken for two months now and never fixed yet the building that I live in is on union street Apts the place is a dump

2022-06-07DONT DO IT!!!I could go on for days but to summarize, if you want to rent through heartless robots then by all means. These people do not care about the people they rent too. You can have a legit complaint and they will gas light you until literal insanity and then when it comes to renewing your release they will ask you not too because why? BECAUSE THEY DO NOT WANT TO DEAL WITH ANYONE.QUICK STORY: One night during a terrible storm, water kept coming out of my standing shower and toilet. WE HAD A YEAR OLD BABY AT THAT TIME. We calling and calling and they just set, “there’s nothing we can do at this time”So my husband had to literally bucket the toilet water out the window just so the overflow wouldn’t ruin the kitchen! Then they had some plumber come by a day later and he tried to claim it was caused by a diaper. Now I’m no genius but what kind of person would do that? And if it was a diaper and my son was a year old at this point. Wouldn’t an issue like this happen MUCH sooner??THEY DONT CARE ABOUT ANYONE.

2022-07-10This property group is incredibly neglectful and does not care about the safety or health of tenants. Among many issues, we have dealt with a significant wasp infestation, with nests right outside our windows. In a span of just a few weeks, i’ve killed and collected 5 wasps that have been located within the house. When we tried to have these nests professionally exterminated, they chose not to go through with it, claiming that the wasps are entering in through our 3 seasons screened porch, which is supposedly “not a part of the apartment.” Several of our windows have wasp nests within them, and there are gaping holes in multiple windows throughout the apartment. I’m hoping no one gets stung and god forbid allergic…

2022-03-25Hated them they made us Homeless while I had Bacterial Pneumonia for no other reason than our lease was due to renewed and they didnt want to renew when we were renting the only 3 bdrm 2 bathroom apartment out 80 in two buildings.They demanded entrance while I was Ill with pneumonia, and my husband could barely walk from diabetic complications, and they were well aware before hand.One week later we were told our lease would not be renewed and no reason needed to be given in NYS.Never paid rent late in 3 yrsKept to ourselves andDont understand any of itBut did as we were toldAnd left when our lease was upTo a new Apartment down the Road.Then to add insult to injury, they sent us a letter say they were keeping our entire deposit of $1200 dollars for CLEANING THE APARTMENT. nothing else just cleaning. 2022-01-11This place is the biggest joke Ive ever seen in my life. Ive only been renting from them for about 4 months and Ive had the worst experience. I went a month and a half with no oven with no communication about when i would be getting one. I have no heat in my apartment which i have told them about and they have done nothing about. HUGE electrical issue. It is not up to code. I cannot use any appliances or it trips the breaker unless i cook in my living room on a good day. The breaker trips constantly for no reason at all. If i use my space heater and my oven at the same time it trips the breaker. Ive told them about the electrical when i moved in and emailed them twice about it since then.This place is inhabitable and needs to be condemned. They are very rude as well.

2021-12-21NGB property maintenance snow removal is horrible. They do not do what they promise and what you pay for. They do not communicate at all with you and when you ask them for service they make up excuses why they don’t do the services they promise. If you want to avoid terrible service, do not go with NGB property maintenance for snow removal. I rarely write reviews but I feel I must warn others not to go with this company because of the poor service they provide.

2021-09-14Currently living in one of their properties and it has been nothing short of a bait-and-switch. The property was shown in a deceptive manner - small accent tables hiding pieces of missing carpet, couches hiding an absolutely decimated and stained to hell carpet, furniture hiding broken and exposed radiators, broken doors hung up so as to not seem broken, all of the trash they had no intention of removing hidden in one unseen corner of the backyard, etc.On move in, we documented and emailed NGB about everything - loads of emails, countless phone calls, and an emergency maintenance call later - weve now gotten two maintenance visits to address a handful of issues (not even addressing the broken/exposed baseboard heaters throughout the property, which seems like a massive fire hazard??). The lack of transparency and communication is really impressive.There is missing ceiling in the basement, pieces of missing carpet, half-finished moulding. Everything is sealed poorly. The list of issues is longer than I could write in a single review.Within two weeks weve dealt with an ant infestation and now a mouse infestation. Weve caught and released 7 mice in less than 24hrs. Property management has told us its our responsibility to hire an exterminator to deal with the pre-existing mouse infestation that is resultant of the houses terrible sealing. Weve been here less than 2 weeks.Property management is unresponsive at best, intentionally neglectful at worst.The only saving grace has been the maintenance team - the two individuals that were sent out to help were great and super helpful. Awesome to work with (if you can actually convince NGB to send out maintenance).If you insist on moving forward with NGB, the property in question (so you know what to avoid) is 8 Williams Park Rd.

2021-06-01NGB has been responsive to any issue weve had in our apartment, such as microwave and air conditioning problems. Rent is a good value. There was one concern with snow removal that turned out to be equipment failure of the service provider. Next storm back to normal. Some residents present quality of life challenges. NGB tries to respond but theyre limited by statute as to what they can do.
