I would not recommend living in this apartment building. The management team is awful. Ive been dealing with a neighbor that continues to smoke cigarettes and the management and front desk people do not want to deal with solving the issue for me.There is also a dog that is very loud below me that continues to bark throughout the day too.It is a nice place to live but only if you have great neighbors next to you. If not it will a miserable experience living here.J. McCauhan had a similar smoking complaint when he wrote his review.

Incredible Building. I lived at The Oskar in 2018 in between apartments. Such an incredible location, beautiful building, and extremely friendly staff. Really amazing amenities & aesthetic.Would definitely lease here again.

--Read the (real) reviews before moving here. I wish I had. Hate to speak ill of anyone but would prefer noone else go through this.--Hot water fails, and always in the dead of winter of course. Offering gym showers down the block at Sky, what a joke.--Poor quality fixtures and appliances which constantly break down. Called maintenance (good guy) but kept breaking several times after repeated repairs; gave up in the end and lived with it.--Concierge and Management do nothing to sanction neighbors who smoke and sing karaoke at 1am despite multiple complaints. Walls are paper thin and I can hear phone conversations.--Concierge guys are nice enough but desk is frequently unmanned and I would get deliveries or visitors at knocking at my door, unannounced. Had two packages go missing, and outgoing pickups stay piled in the packing room for days without going anywhere.--Substandard yet fee charging amenities; shuttle service not to be relied on, the so-called business center is non-existent, club lounge is not temperature controlled with cheap furniture, security door at the back doesnt work, no shade or umbrellas on roof deck, I could go on..--Traffic extremely noisy even at high floors.--Building does not participate in any NYC recycle programs; no eCycle or reFashion bins.--Most importantly, INCOMPETENT management who do nothing when you raise any of these issues.--This is not a luxury building. Its an Airbnb for visitors who want to stay close to Times Square and dont have to live with this every day.

Ok. Please read the reviews because I was so hesitant until I moved here and experienced everything the negative comments said. The walls are so thin. You can hear EVERYTHING. Traffic is so loud you can’t even think. The windows aren’t good. They don’t seal the sound. The thermostat doesn’t work. It takes forever for management to even respond. The blinds are such poor quality. The floors are such poor quality. It’s definitely not luxurious compared to the other buildings I have lived in. Super upset that I can not break my lease as this is the worst building ever. The staff is lovely tho.

If I could give zero stars to the management of this building - I would. 1 star is giving too much credit.Developers should stay away from Columbus Property Management - they will not take care of your building and your tenants will NOT be happy.No heat, no wi-fi, no hot water, water leaking from floor and walls...your building will fall apart pretty quickly.Courtney Lees, the property manager is there to say NO to all your requests - while taking money from you any way they can.What a horrible experience.

One advice: DO NOT MOVE HERE !seems luxurious and charming at first glance but eventually turns out to be your worst nightmare…as a tenant, I met all my obligations and always paid on time. unfortunately can’t say the same for management, they are NO help.Things to expect (obviously not mentionned in your contract): CONTINUOUS WATER ISSUES (no water for up to a week sometimes) TERRIBLE INTERNET SERVICE (do not sign up to their plan) TERRIBLE WINDOWS/INSULATION (you wake up to the beautiful sound of traffic everyday and litterally feels like you are on the street level)Not to mention management’s classic response to any of the issues “we are working hard to resolve as soon as possible” (of course, us tenants never got compensated in any way)

If you are thinking about living here, I would think twice because this building is not what it seems to be. Any 5 star review is most likely fake, and while I am typically not one to take the time to write reviews, the management company, Columbus Property Management located at 3 Columbus Circle, 26th Flooru2028New York, NY 10019 needs some sort of accountability behind the way they operate. On top of all the other valid complaints about not having gas and hot water, I have been living in a unit that has had water leaking inside the unit from poor construction that has caused BLACK MOLD to become rampant across my living room, dining hallway, and portions of the kitchen as you can see from the photos below. As much as I hate to rag on this building and the management company, I feel like I have no other choice but to let the world know what kind of management company others would be experiencing because like other reviews have stated, what they offer as compensation is egregious for the amount of money we are paying to be here and does not make up for the faults that the residents are experiencing. In addition to the photos I have uploaded below, there are many others that could be uploaded that would prove the same point. This is not how a property should be managed and there needs to be accountability.

I currently live in this building and Ill admit it is beautiful but the walls are so thin you have to listen to your music & t.v at the lowest setting possible or else youll have someone complaint. Management NEVER know ANYTHING, repairs take forever, there arent any security cameras except by the entrance, we didnt have hot water for 3 days and didnt have gas for six. How do they compensate. . . . . two free damn days at their expensive gym. USELESS!!!!! When I first moved in repairs was still needed how? But on the ONLY positive note the doormen are very polite and make you feel welcomed they greet you everytime you enter and leave the building.

So I live in this building and I’d say most of these reviews are fake. Hot water regularly doesn’t work, cooking gas was off for almost a month, shuttle service was falsely advertised, you get 3 lock outs then they charge you money which other buildings never charge you for lock outs. There are much better buildings out there for the price. Totally fraud building.

I lived in this building for over a year. Any 5 star reviews you see on here are likely fake and written by local agents just to hype up the new building. Management is apathetic to maintenance issues with your unit. This property functions as a hotel/Air BnB with a high number of short-term/transient residents. Spend your money somewhere else.
