Absolutely terrible service, predatory lease agreement rules, and totally inept management. Residents are charged astronomical amounts for minor issues, regardless if they are the fault of the resident or not. Tiny paint chips are upwards of $100 per chip, setting off on of their half-working fire alarms is $200, and their cleaning service that comes in over the summer has time-and-time again proven to charge $80+ for doing nothing but changing a lightbulb. The lease waives American Campus from any and all financial responsibilities regarding maintenance, meaning standard procedures such as getting a broken appliance fixed requires a resident to go through the landlords countless excuses as to why they cant do it. I lived 2 years with a kitchen sink that was installed backwards, a faulty fire alarm, and a dishwasher that wont drain, and simply told to deal with it.Dont even bother trying to get in contact with management either, they will just ignore every email--even to the point of charging you late fees on charges you have questions about before giving an answer--until you march up and knock on their door when they are in for any of their odd hours.All this said, the student staff is absolutely fantastic. Everyone is super helpful, understanding, and well-informed. It is just unfortunate that they are working for such terrible management and facilities.Do yourself a favor and live anywhere else.
Ive generally enjoyed my stay here at Park Point and would definitely recommend it to groups who are looking to live together. For students, Park point has some of the best floor space in the area, which makes the apartments feel more homey. Im a big fan of the in-apartment washing machines compared to having large communal laundry rooms. Of the nearby student housing options, I felt like Park Point had a good mix of transportation options, floor space, and in-apartment amenities.
Extremely expensive despite poor maintenance and small rooms. I pay 800 a month to live in a small apartment with 3 roommates. Go anywhere that isn’t specifically tagetted towards students and you can pay half that to live with the same amenities and one roommate. The management is rude and doesn’t know what they are talking about. They haven’t cleaned the pool since before the pandemic, so now they are doing months of maintenance on it to fix the filtering system that they ignored. For reference, it is mid June and every other apartment complex I’ve seen has had their pool up and running for weeks. When you ask about this, they respond “I’m sorry, we do not know when the pool will be available to use, check our social media for updates.” I can’t wait to move out. Park Point does not care about their tenets.
My daughter just moved into her apartment and it is DISGUSTING. The entire kitchen was covered in a thick layer of grease and the bottom of my socks turned black after walking on her bedroom carpet. Exterior door to the balcony doesn’t lock even after notifying maintenance three days ago when she moved in.
These apartments are old, dilapidated, and not maintained or updated past the previous owner who bought the property years ago. Some features include a heater at the base of the stairs that if it does not work, will burst the water pipes, non working air conditioning, and a plethora of misc electronic issues. Keep in mind too there will be water stains, and poor molding around the apartment, and some of the windows will not lock. There are better apartment communities that care about the state of the rooms, even some better American Campus communities.I would like to include that after calling the management about overages and stuff still not being fixed, I was never called back, and had to call back three times to finally get a response. They claimed everything is working fine in our unit, and there would be no compensation they would give or even replace failing appliances. Three times we had our dish washer catch on fire, one from its own part, and they told us to not use the dish washer. You have got to be kidding me. We have also had constant issues with the dryer needing to be cleaned out and not drying properly. After missing the original appointment they did come and fix it, but misaligned somthing causing a sequel that quite literally could be heard from outside the apartment.An update as of 3/1/21: our ac is still broken (it works max for two weeks and then needs to be recharged and thats their solution), and the house has not been below 73 degrees downstairs for about two weeks now. I attempted to run the air conditioning hoping it would do something a few days ago, and had the matenence manager threaten to disconnect the system if I continued. This was when the outside temperature was high 50s to low 60s but the house temperature was 74-75. They also said they would look at it soon and fix it in april/may. Keep in mind, it hasnt worked properly since one week in September or orctober. We have also all had slight issues with our beds, specifically one of my roomates had it the worst though with the bed colapsed quite badly in the middle, and the solution we were told a few times were some 2x4s they could supply under the matress. My roomate ended up getting into a minor car crash recently, and was having pain afterwards, and asked about seeing if he could at least get the wooden board. The response, again from the matenence manager, was that they have never heard of this solution and or offered it to us (despite three if us hearing it in seperate occasions from same/different matenence people). They said they could attempt to get a board in stock. The bed frames, as it turns out, are wealded in the wrong way by the previous owner, and park point refuses to fix it. They also repaired the heater for the first floor entrance maybe a month and a half ago, and still havent come to my knowledge to finish it, so its just wedged in the wall.
Ive lived here for 2 years and just renewed for a third! The apartments are all beautiful and spacious, the furniture is really nice, and there are a lot of great services and activities available. Definitely one of the best student housing options available in the area. If you go to RIT and hate having to gamble on the student housing lottery every year, I highly recommend switching to Park Point instead.
Excellent location, the staff at the leasing office are lovely and very helpful, and maintenance is quick to fix all of the small problems Ive had. Rent is ridiculously high, my two bedroom apartment works out to be over $2,600 a month between four people. The walls are paper thin, the plaza looks a bit abandoned, and the trains are very loud in the 200/300 buildings. All in all if you need something furnished, close to campus, and marginally less expensive than campus housing Park Point is worth looking into.
I absolutely recommend against Park Point at all costs. When it comes time to sign a lease they are super friendly and polite, but once youre a resident, they will bleed you dry slowly and surely. The manger is incredibly rude and intransigent when I come to any requests. The worst is when it comes to move out. They have a barrage outrageous costs for everything. Their move out policies for cleaning are blatantly unfair. You might get stuck cleaning stuff from residents who lived there years ago. If you call and complain, theyll tell you its unfair but you still have to do it. In addition to that they increase their rates almost every single year. They try to masquerade their charlatanism with forced politeness and fancy looking amenities that are disintegrating. I have lived at other properties owned by American Campus Communities and while they are all kind of similar, this one is particularly bad.Save yourself the trouble and the money - find other housing. Dont be fooled by the pool and the club house. Youll find all that and more at RIT and youre already paying for that!PS- I did call the customer Service and I was condescendingly listened to and my genuine issues were dismissed as if I were a child
It is one of the closest off-campus housing options to RIT. The houses are well furnished and there are sufficient amenities for the students, with a couple of good restaurants in the vicinity. The rooms are big enough for a comfortable stay as well.There can be some improvement on the enforcement of rules and in the buildings though.
Park Point has its pros and cons.The pros include the fact that its is nice apartments that is right nearby the campus (can walk to campus within 5 minutes). The apartments are stocked with comfortable furniture and has working washing and dryer machines as well as a dish washer. Park Point also has allowed me to have my hearing service dog (but with a cleaning fee).The cons (which absolutely frustrates me) is that they LOVE to charge you for minor stuff such as overage charges (which was just introduced this year), and CHARGING ME $50 FOR LOCKING ME OUT OF MY ROOM DURING SPRING BREAK (I wasnt even gone for spring break and they still locked my room with my keys obviously on the desk right by the door (I was out food shopping with my roommate)). Also, they keep raising the prices every year - how much more money could they need?
The only redeeming quality of Park Point is its proximity to campus. Prices are extremely high and the leases are predatory- you will get charged for everything that goes wrong even if it not your fault and the rates are high. Quality of customer service is extremely sub par despite the presence of amenities that are otherwise very attractive. Internet is inconsistent with no port forwarding possible through their connection. Build quality of the apartments leaves much to be desired.
Ive lived in Park Point for a long time, and I like it well enough. Its basically the same as living on campus. There are utility overage charges that we werent really warned about and that we cant do anything about really because there are 3 people in a 2 person apartment. But its safe and clean, and the gym is usually empty and the clubhouse has some fun games.
Its as convenient a housing place as it can get. Maintainance is always on time and things get fixed quickly. The move out charges are on the heavier side, you can only clean so much and apparently its not enough to avoid the charges. But aside from that they have good rates for rent every now and then (good as per the facilities) and have a genuinely kind and helpful staff.
It has been a wonderful experience staying here. I love the ambiance and staff who work here. All the staffs are very prompt and any issues that are put forward are looked into at the earliest. The RIT shuttle and closeness to the RIT campus is a huge advantage especially if you dont have a car and its winter. With any other property off campus and without shuttle you would have to catch the public bus which is very tough during winter. The property has a clubhouse with gym and swimming pool and also pubs and eateries are there in the community which is very cool. I would definitely recommend this property to anyone I know with complete confidence. It is the best place to be in.
Loved here for two years so far and it is pretty nice. Definitely a little pricey but it is perfect if you dont have a car, you are within walking and bussing distance of RIT and have a decent variety of other places that can be reached on foot. The gym is alright, I use it pretty regularly, same for the pool and hot tub. Pets are allowed now which is great. Only complaints I have are its a bit pricey like I said and a few other minor annoyances (no candles or incense and overly sensitive fire alarms for example).
The staff is extremely rude and unhelpful. All of the amenities are broken and don’t work properly, the apartments are were not cleaned when I moved in either... The management at park point is terrible, whenever you ask them a question they either tell you they don’t know or a girl working on the front desk hangs up the phone on you. If you really want a nice place to live and actually get your money’s worth.. don’t live here at park point.
Even though its a bit pricier, you do get what you pay for, given how beautifully furnished the apartments are! Great location that gives the best of both for college students- privacy but easy social life. Only a 5 min walk to campus, and a great bus system! I do wish however that the gym in the club house had more equipment.
Park Point is the lowest service ever I see. They did not submit the bill for electric and gas on time. Park Point need to work on deaf residents who need a better roommates and communication. Also there a lot of damage before I moved in, I was worried if Park Point will fined us when maintenance man said it will be fine. Saying “fine” isn’t enough to make us relief, they need to do something a better service than cost us more money.
Charged my apartment $2400 for a service we had no choice in. They will charge the resident for everything they can. Their maintenance staff only supplies band-aid fixes to cover up problems as opposed to actually solving them so that they can charge you more money later.The management will tell you before you sign the lease that you can put thumb tack holes in the wall and will then try to charge you hundreds of dollars after you moved out for the repairs to the thumbtack holes in the walls.Their bus service was cut so that people constantly get left out at the bus stop because its impossible to cram more people into a bus.They abuse the fact that many residents have significantly less power and money than they do. Disgusting money grab.
They are literally money stealing folks. I lived here last year and it was a terrible experience. They will do anything to get money from you. I left my place spotless and after I moved out, i still got charged for carpet cleaning. Also they do not care for the safety of the tenants and will do anything to put the blame on the customer rather than themselves. This year, there was a power outage and did they even consider a refund? No they outright attacked my friend and literally told him to screw off. What kind of poor management does this. They only see dollar signs and nothing else. Also have fun doing laundry here. Itll take you at least 4 runthroughs before anything gets properly cleaned. Have fun living with terrible management if you choose to live here. Just a fair warning, get renters insurance beforehand cause parkpoint doesnt care about you at all. It took them almost 24- 48 hours after the outage to email my friend back saying, find somewhere else to go to in the meantime. Like oh thanks for the notification. How about a refund for the 4 days the fridges had to be cleaned out. These are college kids who are living hard enough as it is and you cant even cough up $50 or so back to these people to fill up their fridges because you guys dont know how to properly run a generator. This is just sad.
Its alright. The apartment is very spacious and the furniture is pretty good quality but it is definitely too expensive, even after splitting the rent in half as I am. There are all these incredibly annoying things things about the way its run, like me having to cut checks for a $0.73 electricity fee and them insisting on replacing our couch (at my expense) even though there is zero damage to it. The Park Point shopping center is deserted with the only two real business still intact: a super loud and expensive bar and some weird financing company. So dont expect any hive of activity here. Also, the train is loud.
You will know that I never write a comment on a review, if you check my review list. I am writing this because I want you to think one more time before you decide to move in or sign your apt lease.As an international student, I have experiences of living in and visiting different apartments in China, Korea, and US for about 10 years. And I am telling you that this apt maybe the best apt to visit but Worst to live at.I used to live in 1 bed 1 bath unit in building #200. First of all, I asked them so many times for fixing air conditioning, but they have never fixed it from the beginning of and to the end of the lease. I moved out early because it was too hot to stay in my unit, but now they just charged me overused electric fee. I have to spend extra money for using malfunctioning air conditioner.Since we live in Rochester, heating system is very essential for everyone during winter season. However, they wont allow you to set over 70°F. The system even doesnt work well during the coldest period, so you will have to purchase a heating fan to make warm yourself. You already make an extra expense for heating, but overused utility fee will visit in your mail box during winter. I paid about $361 for overusing electric utility in Feb and March.For the 10 months while I stayed in my unit, I always had to suffer from noise from upstairs and downstairs. Whenever my upstair neighbor walked with heavy steps, I was able to investigate his path where they were heading to. If they had a party at night, I could hear their screaming and what songs they were playing. Even though they didnt play loudly, it was still possible to listen their music list. There is an Irish pub on the 1st floor in the building. I lived in 3rd floor, but I heard so many crazy screaming from drunk people at the parking lot, but the security guard never came out from their security car and never kept them quiet. Thank God for that now they cant open their pub after someone brandished a deadly weapon during the party.Lastly, I bet you that a Parkpoint officer will leave a comment on my review with saying I am sorry to hear your bad experience at Parkpoint. If you have a question, give a call to customer service. If they really read over all reviews, it is impossible to leave comments like that. I feel like they hire a review comment robot to show them off that they take care of their residents complaints.1 star is too much for them. 0.5 should be enough
The staff are mostly friendly and maintenance is usually quick in responding to issues, however like many others have said, the rent does seem to be higher than necessary. The main reason for living here is convenience and that is what youre paying for, given such close proximity to campus. Beside thin walls and some small quality issues the apartment is above satisfactory for being a college student. They do have event at the clubhouse and do offer some good amenities that help justify the higher rent, you just need to take advantage of them to make it worthwhile.My only real isssue is their mid year inspection, where they enter the apartments to assess any damages. I have no problem with the inspection part, but the staff lock both your main door and bedroom door upon exiting. They do warn you a week or so ahead of time to not leave your keys in your room, but I see no logical reason for them to lock you out of your bedroom beside to charge a $50 fee to make a new key to let you in. The only reason I see them to do so is to get more money out of residents, which is ridiculous to me.
I have been living in this community for almost an year now. Man! this place is nice. Food nearby, well maintained and most importantly amazing maintainability service . I was getting cold draft wind through my window, and when I called the residence office, Ben himself came in the chilling weather to fix that for me(few minutes after the call) . I highly appreciate Ben’s courtesy and effort. I think he is a student worker. Good work park point, keep hiring such amazing staff.
I was charged $17.50 from my $200 security deposit to empty a bathroom trash bag. The bathrooms do not come equipped with any form of trash container, and this was purchased on my own. Upon the end of my lease, I removed this bin from the apartment, so why I am being charged almost $20 for them to REPLACE A TRASH BAG? This makes no sense to me, as I removed the container from the apartment when I left, and am being charged excessively for them to replace a plastic bag in a container that does not even exist (see attached deduction from my security deposit). This apartment complex is the biggest scam within 20 miles of RIT, I DO NOT recommend living here. They will milk every dollar they possibly can out of you, and offer you discounts for renewing your apartment lease by deducting a minuscule amount from your rent each month when you renew your lease. If you choose to live here, make sure you leave the apartment SPOTLESS when you move out, or you will be fined for every crack, hole, chipped paint, scratch, stain on carpet, etc., that they can possibly find. I have stayed here over the summer during one of my leases, and watched them repaint our apartment, AKA they took a brush and spot-cleaned the wall with new paint, only touching up areas that needed it. Charging $20 for repainting the apartment, when they only used about $0.50 of paint to touch up the walls. The leases go for the entire year, from August to August, meaning for half of your lease you arent even going to be in your apartment unless you plan to take Summer/Winter courses. The best part? Park Point will charge you $200 for every time you sublease your apartment! So even if you try salvaging some of those months you dont live there, with reduced rent for your subleasee, Park Point takes even MORE money from you! You simply cannot win with these con artists. Their management gives a false sense of trust and politeness to con you into believing you are truly getting what you pay for. During my first year living here, our refrigerator did not run cold, and half of our food went bad. We submitted multiple work order requests with facilities to get the fridge fixed/replaced, and they simply came, pulled it away from the wall, and left it in the middle of the kitchen floor, unplugged for us to move back into place and plug it back in after being gone for an entire day, costing us everything stored in the fridge. A majority of our work orders were essential for living in the apartment, e.g. leaking washer, broken heater, non-functioning ethernet ports, etc. It took weeks from facilities just to get an acknowledgement, let alone for them to find a fix. We are students, not profit objects.One of our neighbors threw parties almost every day of the week, which ran until 4 AM, and everyone in my apartment had 8 AMs. We tried talking to them, as well as Park Point Security, who did absolutely nothing. They would knock on their door, tell them to quiet down, and then they would immediately turn the music back up and resume partying. My car was vandalized the second year I lived here, and I was parked within visual range of one of their security cameras. Upon calling in to security, they claimed they saw nothing on the tapes, without hesitating, which leads me to think they didnt even bother reviewing it. Everything about this apartment complex is garbage, I would recommend living in your car before even considering this place.You are better off finding off-campus housing for less than half of what youll pay at Park Point, without having to fear being finessed from your hard earned money. I had to send UNSUBSCRIBE over ten times to their email automation to remove myself from their mailing list, as they literally BEGGED me via phone and email to renew my lease. They are desperate for leases, and will do everything in their power to fill their housing. If you dont mind almost doubling your tuition to live here, then by all means do so, but if you have even the slightest sense of money management, STAY. AWAY.
The apartment is beautiful and I love that its furnished with all utilities included! Its a great place to live if you have a lot of money (its pretty expensive....) and if you want a really nice apartment to live in thats not completely on campus and has good accommodations to students without transportation to/from campus. And if you have a car that you want to use to transport yourself to and from campus, do not live here. RIT does not let you park your car on campus before 5pm if you live here because of the (somewhat helpful but more so inconvenient) shuttle system. Living here is probably not worth the money if you have a car since you can just drive yourself a little further from campus to have the same benefits for a much cheaper cost.
I would absolutely not recommend anyone waste their time and money staying in these apartment buildings. The quality of the apartments is somewhat decent and the bus service is quite convinent but it is not worth dealing with park point management. The staff will literally do absolutely nothing to tend to your requests even though you pay them over three thousand dollars a month. I have talked with owners of the restaurants in park point and even they feel the same way. As another person has mentioned this place is actually geared towards ripping off college students. The rent goes up every year for apartments that are decreasing in value and they will attempt to charge you for EVERYTHING in the apartment. Even a tack hole. A friend of mine was charged for them to replace his entire carpet as there were a few stains about 1 inch in diameter. When we went back the next year and asked the people who were living there they told us they simply put patches in where the stains were. Like I said management is ATROCIOUS. Please do not subject yourself to these crooks. If Google would allow me to give them less than one star I would. I could write a formal essay about my personal experiences and why you should not live here but I am attempting to keep this as short as possible so people will read it and heed to my warning. Even after I write this in sure a random charge will pop up on my account.
ParkPoint is a nice place to live provided you have the cash. The main plus point is that its really close to the campus which is very convenient considering the magnitude of snow here. The management is also good. The facilities provided here like gym, clubhouse are top class.
Apartment quality is great. The furniture is really nice and comfortable. During the summer, I found a lot of dead bees in my room, but I guess its fine. One time, one was alive, but it flew like it was drunk. Ive never been stung, though. Love the neighbors. All appliances and features work really well.
When I moved here on Jan 7 and they told me to wait until Jan 11 but I wasn’t able to wait until Jan 11 because staying in a hotel is expensive and my orientation starts on Jan 8. They will NOT clean the apartment if I move in by Jan 7. The carpet is not comfortable, poor appliances, dirty bathroom, and more. So I had to clean them out by myself. The cost of apartment is too PRICEY as it drains your money out of your pocket fast. Oh, and since there’s a large deaf community here and none of workers in a leasing office, know basic sign language. They act like they don’t know there’s a deaf community here. Do not live in a 200 or 300 building because of the restaurant named LovinCup. When there is an event and you get off work at night then it will become your nightmare to find a empty parking spot. I couldn’t find a parking spot because there were full. So I had to wait for almost 20 mins until someone leaves so I can park. If you plan to live here then you will NOT be able to use your car to RIT unless you pay over $100 to park during 5am-5pm. They only tell you to take a bus transportation. If you want to wait for a bus, good luck on this ridiculous weather.I wouldn’t recommend anyone about living here. Moving out in August. Thanks for bad experiences.
Park Point is a great way to live off campus if you dont want to live too far off campus. It is basically like living on campus since the bus runs through Park Point. Also, you can walk to campus on a nice sunny day. However, there are downsides to Park Point like the outrageously high rent and poor WiFi services. Just starting this year, they implemented utility caps. It is quite hard to go over the caps for water, electric, and heat that they have provided. However, if you go over it can be quite costly.One great plus of living here is that furniture is provided. As a college student, not having to buy or move furniture is a great pro. On the other hand, the rent should not be taking advantage of RIT students just because we dont have enough housing options.
Terrible experience. All these guys want is money and theres literally no support after that. Yes maintenance happens on time but thats the least they can do. They purposely have move in dates a week after RIT starts so that they can rob students off more by asking for early move in charges. There is no proof of electricity over-charges. It is impossible that it exceeds their original limit by so much for every occupant almost every month (and if thats the case they should increase their limit!). Worst place to live.
This is extremely expensive. I paid $810 a month, as well with a security deposit. $810 a month for a small room with 3 other roommate on the same floor. These housing are cheaply made with thin wall. I can hear everything. Im truly disappointed. wifi are not that great, sometime its slow. During the blackout, I have experiences with it with for week without any considerate from staffs. The staffs are very unhelpful. Not worth it.
Park Point used to be the go-to place to live for RIT students, but with other options available now, I would strongly consider looking elsewhere. The only reason that there are so many 5 star reviews is because they offered students promotional tickets in an event in exchange for reviewing on google.The price used to be ridiculous too.. but friends who still live there have said it became more reasonable.
This company is ridiculously crazy about the money. I dont even live here but I can totally see it already. I went to their office with my friend to talk about getting a place, we were just planning on living at 1 bed 1 bath apartment together. The original price was $1200, which means my friend and I should be paying $600 each, but what they did was to make the payment $750 each. What is this about seriously? Ok maybe u had to raise the amount due to the utility fee, but that would not be the extra $300 more of the entire rent amount? That $750 each is just the same price as each individual having their own bedroom in a bigger apartment. I think their workers are pretty nice, but the head is insane abt the money.
Park Point is a tad expensive, but I still like living there because it is completely furnished, I have my own bedroom, its pretty close to campus, they offer a ton of amenities (pool, hot tub, gym, fire pit, movie theater, etc.) and they have their own bus system. I personally think it is better than any other on-campus housing that RIT provides.
The apartments are over priced and poorly taken care of. Before even moving in there was mold, grime, dust and broken appliances. The windows are poorly assembled and don’t close all the way, the closet doors jam, the dryers won’t dry, and the drains were clogged before I even used the showers or sink. Any renovations or repairs are done sloppily and carelessly with paint splatters on the floor and counters. The stovetop barely works and the coils are all uneven. The example unit they have you your is very different from the unit you actually get when you move in, in size and layout. The layout of the bedroom makes it very difficult to walk around the bed and the closet is essential half way non useable because of the doors they put on. The mattresses are sunken in in the middle and smell.Living here feels like being robbed as a student that had limited time to find housing after freshman year. The only redeemable part of this apartment complex is its proximity to campus and the bus systems.
This place is a huge rip-off. They charge college kids as much for a single bedroom in a 4 bedroom apartment as you or I would pay for a 1000 sq ft. Apartment elsewhere in the same town. The apartments are clearly built on the cheap, lightweight cheap materials used all around. You can hear someone whispering in the apartment next door. The furniture provided is garbage and uncomfortable... you couldnt sleep on one of their couches if you tried. I understand the convinience factor of being near the RIT campus and having bars and resturants nearby, but its really not worth it. On Campus housing is safer and more affordable for students and for those who want to remain off campus other complexes in Henrietta are alot more affordable. I considered living here at one point and glad i didnt.
I lived here in a 4 bedroom when the units were brand new. The location is really convenient to the RIT campus but this place is wayyyy over priced, at the time we were paying $700 per person (x4). There are locations just off campus that are less than half this price per person. The build quality is cheap and you can hear everything that goes on from the people above you or next to you. It took 4 months just to get my security deposit back after way more requests then I should ever have to...as its stated in the lease agreement. Move out fees are pretty ridiculous. At the time it was like $15 for a replacement ice cube tray and $5 for each of the many cabinets that they would need to clean (even if it was cleaned)TL;DR: Theres cheaper better alternatives just as close to campus
Park Point is a great place to live. The clubhouse that is on property has a pool and hot tub which I thought was one of the best perks. Youre also within walking distance of Barnes And Noble and few other restaurants. All in all a good place to live as a college student.
Park Point is the absolute worse option that you could possibly choose when considering housing for RIT. At first glance everything looks nice, the fancy club house, the pool, year-round spa, the semi-nice apartments with half way decent looking appliances. Dont let this fool you, living in park point is nowhere near as nice as they make it seem. Let me start in the kitchen. All of the appliances are cheap, the dishwasher doesn’t clean dishes, the stove/oven takes forever to heat up, the electric coils on my stove top are bent making it impossible to just set a pan down on the burner, the microwave is a 700 watt pos that takes about 2 minutes to heat up water for tea, the cabinet space is VERY limited, and the linoleum floor is so beat up it looks like its about 30 years old. Then we move into the family room, the tables and couches are the cheapest things I have ever seen, one of my tables fell apart the first day I was here. Not only is the carpet cheap, but there’s a gigantic burn mark in the middle of the room from previous tenants. How could they not fix this when my roommates and I are each paying $710 a month? (rent is rising to $740) I could go on all day about the cheap appliances and furniture, or the fact that I can clearly hear my neighbors talking in a normal through the wall, but this isn’t even the worse part. There are WAY too many rules! they regulate everything from what items you can have in your apartment (don’t even think about having light bulbs that exceed 100watts) to what type of furniture you can put on your patio, all the way down to how you dispose of your trash, and what type of trash bags are acceptable for their dumpster (don’t believe me? read the lease) When you violate any of the terms (or even if you just do something they dont like, regardless of whether or not it’s a violation) believe me, you will know. These guys are total jerks when it comes to correcting an issue. They may seem all nice and friendly when you go in to sign a lease, but once youre in here you are treated like dirt. Save yourself the cash and live in one of the on campus apartments, or better yet, buy/rent a house off campus. Its way cheaper and youre not subject to a large amount of ridiculous rules
If you want horrible housing for an insane rate, feel free to stop in at Park Point Rochester. The maintenance crew never fixes anything and the higher up individuals of the company swap out every few months from the horrible way that this disgusting company runs. I cant wait to see this business fall into severe debt although it probably wont because of the aforementioned rates pushed onto disadvantaged in-debt students.
Nice place to live overall. Good quality, maintenance is on point, and I like the small gym at the pp office. My complaint: internet can be very spotty at times. I heard that theyre fixing this for next year, but right now its a major problem for me and other RIT students who require a constant connection for their jobs + studies.
Terrible place to live. These people are geared to STEALING from college kids. If it wasnt bad enough to pay $700 a month, when an accident happened where my bathroom causes flooding, the bill was rung up 3 times higher than what would be normal. They charged me for the littlest things in order to make profit off of an accident. If you dont like being broke, DONT LIVE HERE!!!
Park point is a very comfortable and convenient location for housing residence. The apartments are comfortable and many of the recreational spots in the area have a lot to offer. The main Park Point office also makes sure to answer any questions and concerns of residents quickly and clearly. Maintenance is also very quick when coming to and fixing an issue with an appliance in the apartment.

2022-03-16Convenient housing option close to campus. This is my second year living here, and I couldn’t agree more with the reviews saying that the management last year was incredibly rude, unhelpful, and sometimes just downright nasty. Thankfully, every single one of those positions has recently turned over and now are in the hands of people who are more pleasant and more competent at their jobs.The apartments and appliances are definitely old, but so far nothing has broken on me in this apartment (last year was a different story).Overall it’s a convenient and solid option as it’s so close to campus.

2022-05-24I stayed here for 2.5 yrs approximately.I moved out after cleaning the entire apartment on 13th May 2022. I was been told that Im charged half of the rent amount + $250 lease transfer fees. However, they charged me for the entire month and they are not returning my prorated amount. Also, few student assistants are blunt in talking while the others are the best.

2022-03-17I really liked living here and the student staff is really friendly and devoted. I got locked out while my roommates weren’t home over the summer and the staff member that came over to help wasn’t able to fix the door from the outside, so to get me inside, Tim climbed my apartment and got in through a window to let me inside and grab my keys. Once he got the door open, he fixed it really fast and its worked great since!

2022-01-03This place just wants to leech on your money and give you sub standard service in the name of student housing.I relet my apartment to someone and they were supposed to move in on January 6th 2022 and I explicitly asked them if I will be liable to pay for January and I was told - NO I will not be held responsible twice.Rather more they told me that they need atleast 5 days to clean the apartment for the next person and as a courtesy I even moved out earlier on the 31st of December and now there is a balance for the month of January on my account.So they expect me to pay for the 5 days when I won’t even be there and they will be cleaning the apartment?Obviously the cleaning here is a joke as you may see in the other reviews so I don’t see the point.I made a phone call to discuss this twice and I was told to wait, then they just cut the call and this is happening after 3 years of staying here.

2022-03-21So Im reletting 5 months before the lease starts and they are still having me pay the $250 relet fee that is supposed to be used toward making the apartment available for the new tenant. That would make sense if Ive moved into the apartment already but its pretty much just free money for them through legal garbage. Like a college student needs more money siphoned from them. I didnt even think I completed the contract but I randomly started getting emails asking me about the apartment. Its pretty obvious that this is a business that takes advantage of college students for profit and this relet fee confirmed that for me. I would recommend looking for an apartment that is owned by someone whose main concern is the tenants experience in the apartment rather than how many college students wallets they can get a hold of.

2022-03-31Ive lived here almost a year as a University of Rochester student. The move-in and transfer process last summer was horrendous -- fridge was unplugged and full of moldy spilled food, the bathroom was in okay condition but definitely hadnt been cleaned for me, and they tried to charge me to clean it after I transferred. The office lost my transfer lease and failed to notice until 3 days before the first one supposedly ended, without any competent staff in the office over the weekend to get me any confirmation in writing that I could stay. Even then, they admitted they didnt have time to clean the new unit before I moved in, and all I received after all that was a $50 gift card (much less than the fee I paid to transfer).Even with the last management teams problems in the past, the walls here are incredibly thin. I can hear every conversation and footstep in the unit next to mine, which means presumably they can hear us as well.Two stars instead of one because the new management is incredibly nice and helpful. They agreed to extend my lease by a week when my graduation didnt line up with RITs by working around their leasing software because the parent company wouldnt cooperate.

2022-02-19I lived here when I was a student. It was super over a priced but I had no other options close to campus without a car. If you have any other options go elsewhere. When moving out they charge me for a whole bunch of damage that did not exist. I had photos to prove it and it was still a battle.

2022-03-16Overall not terrible! the maintenance guy only screamed at me in the parking lot once!! they did tell us that there wasn’t a leak when there was water pouring from our ceiling but that’s okay!!!!!
