Hired them to manage a duplex for us, we are absentee landlord and had to rely heavily on Sall Associates to properly manage this investment. To ALL investors needing a PM - STAY AWAY from Sall Associates. They ran up all my bills like Water into the thousands!, because they failed to see an obvious leak which indicated they NEVER visited the property every month the check up. We have a disorderly tenant wreaking havoc on other tenants and pouring buckets of water on the floor ( second floor). Sall would not take care of this problem tenant and she caused us thousands of dollars in water damage and the loss of bottom apartment due to it. Then Sall agreed to work with me financially because all of this happen on their watch. Then getting fines from city for garbage removal and more!!! again Sall was not on top of this. Lost rent and damage and I was not able to recover, sold the property at a massive loss which I am still trying to recover from. THEN a year later after property sold and headache gone, I get a letter from attorney that Sall Associates is suing me for thousands of dollars!!!! I had to pay because I had no agreement in writing to our verbal financial agreement we had .!!!! STAY AWAY AT ALL COSTS!!!! Too bad theres no option for negative stars. Note, revised this post to eliminate the threat of being sued again.
Investors and tenants beware. Pathetic company leaving tenants without heat for weeks. Probably ignoring any serious issues that arent too profitable. Horrible real estate agency service. They do not act in the best interest of their clients - they probably only care to populate their pockets. They dont treat tenants with any respect and look to rip off investors where possible. On the plus side, you should probably buy properties from them since they dont act in their clients best interest so youre going to get a good deal. Ask to see what Dave has listed if you want a good deal as a buyer.Edit to reply to business: as an investor, you do not have to be a tenant to understand their interactions with your company. If my partners tenant reaches out for multiple weeks saying hey I dont have heat and your company doesnt fix the issue, then I know that tenants likely have a bad experience with you as the manager and I know that investors are now exposed to risk of being sued. Therefore my review is not a personal attack and the review can stand on the basis that an investor is intimately familiar with what their tenants are struggling with.
I purchased an investment property in Binghamton back in 2018 and have been using Sall for property management since mid 2019. Nothing but great things to say. Theyre professional, send statements every month, manage the account and expenses, ensure tenants are satisfied, and are always easy to get in touch with. Would highly recommend this company for property management.
I see things have not changed. I rented for a year from Sall Associates 12 years ago. The place was horribly maintained. I went through the rental contract and wrote a letter with a list of codes and responsibilities they were breaking. It was multiple pages long. They fixed a few things on the list, like towed a few abandoned cars. The main door to my building was not secure, but they didnt fix that. If they havent changed in 12 years, then chances are they never will. Do not rent from this company.
I just relocated back to Binghamton, I have seen multiple of there properties in the market place , I send messages showing interest I get messages to call or text and when i finally get tru to talk because I got tired my text messages not been responded. I get told I dnt make enough to qualify to even see the property when according to the amount ask for monthly rent,I make 2 times the rent and still have money left on my monthly income , mind you am explaining thats not counting am waiting on my SSI transfer wich will make my monthly income 3 times the rent . I dnt recommend them at all they do not work with ppl not flexible at all is almost feels as they discriminate you if you not employed and meeting there ridiculous way to measure your income. Unbelievable I wouldnt recommend at all.
Awful people to rent from, 4 years and counting of numerous water shutoff. Lot rent increasing every so many months. People in office could careless are always rude and act as if they own you and your trash. Do not absolutely DO NOT RENT FROM THEM¡ You will regret it.
Tried to give this company a try and form my own opinion but LISTEN TO THE REVIEWS. This company is the most unprofessional business I have EVER dealt with. First I was being told I’d be getting apartment 1 (Grand Ave apartment), then a few days before I moved in it was sprung on me that it was apartment 2. I was told the carpet and fridge would be replaced as the carpet has a HUGE disgusting looking stain on it in the living room, and the fridge leaks so bad the there is a sheet of ice inside. I moved in in JUNE and nothing was ever fixed. Today is September 1st. I’m not one to write reviews but avoid this place like the plague unless you want to be taken advantage of and lied to. Edit: yeah overall fair condition aka can be lived in. Imagine lying about replacing things and then being immature towards customers who speak out. Don’t worry I tell EVERYONE I know to avoid your nasty business practices
I woke up to one of their employees watching me while I slept. We did not have any maintenance requests, there was no emergency, AND we were not given notice that anyone was coming. When I went to the office they told me I was being dramatic and laughed when I said I no longer felt safe living there. I would continue to highlight the other abuses we have experienced, but the countless other reviews already cover them.
Be careful with this company. They took my security deposit and cashed it, and then told me the apartment was unavailable and would not be available, with no explanation. When when I asked if they could tell me what happened or find something else for me they were EXTREMELY rude, acting like taking my call was a great inconvenience. Still waiting for my money.
I went to look at an apartment that the people were evicted you could clearly see why. They had to put stickers like those mindfulness stickers probably 50 or 60 of them in the kitchen painted the apartment turquoise in one bedroom but missed one complete area of the wall staple the desk of the wall and then put more stickers in the hallway. They still showed it to me and it was a great place it was 450 a month utilities included in grand Avenue in Johnson City not a bad area to my knowledge. It also had a beautiful spare room that is not included in the price it is called a studio apartment and I don’t believe that all the studios have this because it was underneath the stairs but it had a huge bedroom a huge closet and a huge kitchen and bathroom. I was very happy with it but they said they were going to remodel the entire thing for me which is so generous because they didn’t have to they could’ve just cleaned it up left the stickers on the wall and left the turquoise. But they insisted on remodeling the whole thing. They use yes they use the word remodel not paint so I’m assuming they are going to make it really nice. When I went to the office it was beautiful they let me in the back room to go to a very very nice conference room. I was very impressed with the conference room it was huge. They had keys all over of different places they rent two and I heard them taking calls to people and how polite they were and I think that some people that left her views are just negative people who expect everything done for them. This company actually wanted me to get renters insurance to protect myself which I think is a brilliant idea which you can get on lemonade for less than they used yes they use the word remodel not paint so I’m assuming they are going to make it really nice. When I went to the office it was beautiful they let me in the back room to go to a very very nice conference room. I was very impressed with the conference room it was huge. They let me take my emotional support dog even though it was a no pets apartment and I paid for the security before they even appropriate and got the renters insurance and they approve me within less than 24 hours. And this is a drug-free apartment all their apartments are drug-free well how could anybody complain about a drug-free apartment complex? You get kicked out for using illegal drugs that is a dream apartment to me. I do not want a bunch of drug addict living near me so I think that is amazing. I am very happy with the service they provided And they were going to put a new shower head in and remodel everything and I am so excited. It is an amazing deal and I think that these negative reviews are probably people they got a Vic did for doing drugs or leaving the place like this person did and just painted and did whatever they want. The company has strict rules which I very much respect and that is what I wanted. They also do not allow squatters which is great so there is not going to be a bunch of squatters in the building. It was not the most gorgeous building or the best neighborhood in the planet but it wasn’t the worst either. It’s right near vestal and I am very satisfied with the service I received. I had to reschedule my appointment to see it three times and they accommodated me every time. So for anybody that is being negative please reconsider changing your review because it’s really not a fair assessment from my point of view. They are wonderful landlords. Thank you.
Great property management attentive staff always there to answer questions and you pay rent with a 5 day grace period before a late charge is incurred. What is better than that? Also, Grand Ave apts are spacious and modern with a budget friendly appeal and very friendly building. I highly recommend using them as a property management team.
Plan on having to take them to court over your security deposit. They will make any excuse to steal money from you. They entered my apartment illegally on many occasions and pretended they forgot but I cut them slack on it. No more.RE: RE: wasnt me but the conjectural leap it took to get there is about representative of the intelligence of this agency: i.e. they are complete brainless dolts.
The lady showing the apartment was nice. One issue. I was talking to her about a landlord that wasnt getting rent from a tenant. He shut there power off and the lady from Sall Associates agreed with that landlord. I WILL NEVER RENT FROM SALL ASSOCIATES. YOU SHOULDNT EITHER, just because of that.
Extremely poor service. Rodents in house. No maintenance. From the first week of our 10 month lease we had issues with bats in the house, squirrels in the wall making noises at all hours of the night, and an opossum in our basement where the washer/dryer was. One of my housemates had to get a round of rabies shots after the 4th bat bit her. Each time we called about bats, they took hours to come and never dealt with the actual problem (like how the bats were getting inside). They put cages on the roof so that they could trap the squirrels and relocate them- and weeks later we received letters on our door from a neighbor complaining about the decomposing squirrels in cages on our roof. We called Sall to complain about this inhumane action, and received zero response. My housemate had to climb the roof herself to dismantle the cage so that no other squirrels would suffer. Also had issues with heat, even though we were paying extra each month for all included heating/electricity. Would wake up to the house being 50 degrees in the winter. Had to call for 2 weeks before someone finally came. The final straw- now that I have moved out, my security deposit has been deducted due to smoke damages in a DIFFERENT FLOOR, while people on that floor havent been charged. They have obviously made a mistake due to their poor filing systems/management, however now this will be another month before I get that money back. I have rented before, and never have I dealt with landlords that really dont care about their tenants, just so long as your rent check clears.
I think Sall Associates are horrible money hungry people that do not care about there tenants well being at all. Look up slum lord in the dictionary and you will see a picture of Nate the maintenance guy. We went three days without water with too little kids and an elderly disabled grandmother, after spending a ton of money we did not have on bottled water we were no compensated and when we called to ask what was going on we were basically told to get over it. Do not rent from these people, you will regret it.
Sall Associates does not deserve 1 star. Ive been contacting them since September 2015 about drug activity in our building and they told us there is nothing they can do. When I suggested putting locks on the entrances to the building, I was ignored. Now that weve submitted our intent to vacate, they have representatives entering our apartment without notice to show to prospective tenants. They are rude, lawbreaking slumlords.
Please before you go with Sall Associates read all of the reviews. It is likely that if you rent from them you will not get your security money back. It is also likely that any issues you have with your rental will not be addressed. The owner and his agency run a very sloppy business,keeping very poor records. BEWARE!!! Do not go with this company. I could not post this until I gave it a star, but it is a 0 star in my opinion.
I live in one of their apartments, DO NOT MOVE IN. they are horrible to fix things , also bumped my rent up last year 50 bucks, these people are rude, if you visit the office you will know what I mean, rude fat old woman working there miserable thats what they are and want you to be miserable, going to move soon, they have not fixed the front stairs and have not received my mail in a week and a half ridiculous, they keep saying we are coming but not. HORRIBLE PEOPLE, HOW ARE THEY IN BUSINESS I WILL NEVER KNOW.
Before you deal with the place, be sure you educate yourself with the law. This operation has attempted to be very dishonest concerning the law. Also, if you did not sign a contract then you are not rresponsible for the contract. They will try to scare you in to signing what you do not want to sign.
, terrible customer service they are hard to get in contact with they are not informative at all maintenance issues such as 59 North Street holding back of cabinet maintenance has not fixed overall maintenance is not responsive its hard to get in contact with a property manager just all around unreliable some of the properties and not even renovated some properties are left just sitting there giant spiders and bed bugs

2022-02-23Sall Associates does not care about their tenants after you sign your lease. Me and my roommate who are students have stayed at 1 Mather street for 7 months now and only have poor things to say. Recently, we have had a water leak in our ceiling that is damaging the paint and damaged items of ours that were stored nearby. I placed a maintenance request in for the issue as we feared for the structural integrity of the ceiling, and we were ignored for WEEKS. After being ignored with a serious issue, I called the office and explained what had happened and was greeted by a woman who did not take my issue or request seriously. After speaking with them about the situation, I was told a maintenance person would be there on Monday (spoiler: he never showed up). I will attach photos of the damage that they willingly ignored and will let you judge for yourself. 2022-04-10I rented from them on 19 cypress street and they never gave me my deposit because they found pee in the toilet.. then moved to 24 meadow street and lost all my belongings by a pipe that broke in the basement and had to argue with them to remove snow off the property. By far the worst property management I ever had

2021-12-29I am a student at Binghamton University and I stayed at 1 Mather St apartment building (managed by Sall Associates) and the living situation in the apartment. was horrible. Prior to moving in, my roommates and I discover pre-existing issues within the apartment. We called maintenance multiple times over the span of 8 weeks, in regard to getting these issue repaired. These were some issues as followed:- Water damage in the bathroom walls (I had reason to suspect that mold may be growing in the walls and floors)- The fan in the bathroom was congested with dust and cannot ventilate the bathroom-Wardrobes and dressers were all broken upon arrival (the door were broken off)-The fridge was constantly leaking water all over the kitchen floor, which this dangerous and has caused my roommates to slip and hurt themselves- In addition, the apartment did not have Wifi for a month and a half, I was unable to attend classes, meetings, and interviews because of this.ALL THIS AND MORE! Time and time again Sall Associates Ltd made excuses and were unresponsive to phone calls and email.

2022-02-07If you see Sall Associates as your property manager turn around and find a new placeI will add some context. There was just big storm that hit the area and my driveway has received 0 work on it. It is straight ice out there and it has caused me to miss work.

2022-05-15We live one of there property 512 Reynolds Road and there are snakes running around in the bushes. We have Complained but they didnt do anything about that. They are stingy. They dont deserve any star.

2022-03-15Good for sales, not after sales !Once you decide to come to this place, you might feel the paperwork and the set-up is quite structured but god forbid any maintenance issue or an issue with stolen packages (which btw is the biggest threat to your parcels near mailboxes due to some trashy opportunists in the Mather St)arises.One of may parcels got stolen today and when I went downstairs, only the torn package was left. I tried getting help from Sall Associates, Binghamton and they said they would check the footage and let me know. Nothing happened. The next afternoon I luckily came across Dave (the main guy at Sall) standing outside the property, 1 Mather. When I approached him and asked him if he were Dave, he simply said he was Carl (hes a big shirker of responsibility; he lied to my face). I explained my situation and he said an IT guy will have to come check it the footage. I wasnt given any assurance or whatever that the problem will be looked into.( I was sure the IT guy would never show up and that’s exactly what happened).Another thing that happened with my friend, an ex-tenant here, is that he was still being called and reprimanded about not having paid the last months rent and all, until the previous month. Whereas, his account was already cleared and he was told so by Dave (the same guy above) about it. This lady named Lisa reprimanded him over it.In short, theres total lack of communication amongst parties here- the landlord, Dave and Lisa. When the landlord changed managers, data transfer of current tenants to new manager was lacking. The landlord is absent and he doesn’t wanna deal with you. A small maintenance issue like plumbing will cost you $20. A few months back I’d tried to get in touch for a broken window slider and I got no help in fixing it although it broke under normal use. All maintenance issues are admittedly fixed within 24-48 hours but mine took good 4 months so far. I had no qualms over mentioning names as future tenants need to know what they’re getting into. Make your choice well. Good luck !

2021-12-23I was a former student at Binghamton University, during my senior year lease with Sall Associates Ltd at Binghamton I had a terrible experience. They were non-responsive to my calls and maintenance requests. When I initially moved in almost everything was broken (chairs, dressers, refrigerator, mirrors). There were multiple moments where I went to the office (because they were not answering their phone calls) and no one tended to me. They dont care for the students and take advantage of them.

2021-05-03The apartment itself is old, but not a bad price for the size. My biggest complaint is with the company itself. As I was moving out, the company scheduled apartment tours before confirming the days and times with me and before confirming the end of my lease. They will stand you up when touring their units, and have not fixed the roof which causes the back porch to become completely soaked. I would not recommend any of the apartments they manage, unless you are willing to deal with an incredibly unprofessional company.
