Don’t live here if you think having a quiet sleeping environment after 1am is a reasonable ask and the old building has constant flooding issues. Completely awful experience with poor management company. Lived here for three years. The first two years were an OK experience but spring 2020 onward, things deteriorated significantly. The building has become a constant party frat environment with complete disrespect for other residents. The roof, 6th floor and 4th floor were chaos with drunk individuals everywhere. The management company Douglas Elliman was completely inadequate in responding (ignored issues unless there was multiple follow-ups and escalations). Police had to be called to resolve noise complaints on a number of occasions. Despite a 2 month concession offered for a year renewal, we moved out. Furthermore, Compass (the broker) initially made an attempt to escalate sound issues to Douglas Elliman but ultimately weren’t helpful and lost interest when it was clear Douglas Elliman wasn’t going to do anything.

Absolutely loved my apartment! Never had any issues here- the hallways / lobby are always very clean. The doorman are so nice and helpful with bags, buzzing people in etc. Ownership was always available and answered even small questions I had. Building is on a nice clean street with convenient stores nearby. Plus the rooftop has a nice view of the city!

The apartments look beautiful, the doormen are friendly. Here is what we didnt consider prior to moving in. This is an old building and has bugs. In the apartment, the trash room MOVES with bugs, and the lobby has the occasional roach or two. Management says exterminators come every two weeks, but this isnt really helping the problem. We have sewer flies in the apartment, which are extremely annoying. There are broken screens on the windows or no screens at all, which permits outside bugs. The appliances are poor and barely work. The maintenance requests take over a week to get resolved. Management is VERY unresponsive if you need something. We had no guidance moving in, and have been overall disappointed with the experience. The layout also doesnt make sense for moving furniture in and the cabinents in the kitchen are so high you need a step ladder to reach the shelves. Overall, wouldnt recommend living here.

This building, managed by Douglas Elliman Management is the worst experience we’ve ever had in our 10+ years in NYC. This is not a luxury building. Nothing about this place is accommodating or friendly. Moving out was an absolute nightmare and we have been fighting to get our security deposit back for over 70 days. Do not live here.

I have had a wonderful experience living in the Arthur thus far. The staff is welcoming and accommodating, and the building is pet friendly. Additionally the building itself is elegant and beautifully designed with tasteful appointments. I cannot recommend the Arthur highly enough, it is truly a higher living experience in an elite location.
