My husband and I worked with Claire Brown and her husband Greg and we couldnt have been luckier to have them both guide us through our home buying journey as well as finding a business location in Beacon, NY. Claire and Greg are truly experts. They take the time to get to know your personal interests, likes and dislikes. They dont just try to sell you any property. Theyre invested in helping you find the property that best suits you for your needs. We also found them to be very knowledgeable and at times it felt like we gained friends and advisors who wanted the best for us. Claire and Greg-- thank you for your patience and expertise. My first recommendation is to do your due diligence in researching your area realtors. However, my most important recommendation is to be sure to put Claire Browne (The Gate House Team-Compass Real Estate) at the top of your list of realtors to research. After phone interviews and in-person interviews with several realtors in Dutchess County, NY, so much clarity and confidence was found in selecting Claire to help me with the sale of my home.One of the things that made her stand out was the balance of her extensive knowledge/experience in the market and her ability to listen to my input and customize the process to make my home the most marketable-and me the most comfortable.Another of her strong qualities that made her stand out in my research was her ability to prioritize and commit herself to each of her properties. With an extremely hot market for sellers, she never missed a beat in communication with me and being personally involved with each showing and inquisition on my home. She did an outstanding job of keeping me abreast of every potential buyer and quickly responded to every one of my questions. I’ve never seen such a hardworking and dedicated realtor!Understanding my goals, Claire put the deal on her back and made my experience extremely comfortable, understandable and, in the end, profitable. She was a pleasure to work with and an extremely professional and productive realtor.

I highly recommend Charlotte Guernsey and the entire team at Gate House. As a seasoned real estate agent in California, I know the benefits of working with a strong local agent. So when my husband and I were looking to buy a building in Beacon, Charlotte was the natural choice. She is a person of incredible integrity, understands the local market including historic knowledge and has abundant resources for renovations to maximize value. We bought our first building five years ago, and Charlotte and her team have leased out any apartment with efficiency and thoughtfulness. We worked with Kundi Glasson for the purchase of our new home and the sale of our previous homes, and she made what could have been an otherwise unpleasant experience into one of the great joys of our lives.Through every single speed bump and road block in this crazy 2021 market, Kundi was right there by our side with knowledge and support. I dont recommend entering into 4 property transactions at once during a pandemic, but if youre going to do it, do it with these people. Real estate is a fickle business but Kundi and the rest of Gate House are not. They will get the job done.We are so happy with where we are now and would definitely recommend Gate House Realty to anyone!
Stephanie is the best broker Ive ever worked with - and Ive moved a lot. She made the entire process from viewing apartments to signing the lease, a piece of cake. I wholeheartedly recommend Stephanie for her professionalism, caring demeanor, superb communication, and friendliness.
We were lucky to find Stephanie when we needed to find a place in Beacon in two weeks time. Stephanie was available right away to show us a few options and we were shocked to find just what we wanted right away. June 21, 2021 - What A Disappointment.————————————————-NINFA NICKI MEEHAN and ME:Between a few weeks ago to June 17, 2021, several times I tried to contact several agents via emails, texts, calls and “contact us”, through the “Gate House Realty” website.They were on the lists on the rental properties. But none of them actively responded.I was looking for a home for rent. There were few available rental properties.Then, days ago, I left messages through the call.On June 14, 2021, finally, there was an associate broker named“Ninfa Nicki Meehan.”She contacted me through the text and email. We discussed about the rental home, the price, when I moved in, one month security, broker fee/one month security brokers fees, home’s appliances (like the utilities), and others.My date to move in, was June 18, 2021, that Friday.Between a few days, she did mostly communicate with me. Some details that needed to be clear up that I asked for. She didn’t answer other parts. She skipped the parts.June 16, 2021, Wednesday - she was waiting for confirmation for the appointment from the host (?) / the owner / the landlord.June 17, 2021 - In the morning, Ninfa “Nicki” contacted me and said...“Good Morning, I’m sorry to report that i am going through a family situation that needs my immediate attention and will not be able to assist with your rental search. Good luck.”That ended quickly and shortly.We had just 4 days days ‘together’ via the communication, (not in person) between June 14, 2021, Monday to June 17, 2021, Thursday.——————————-MY WORDS:- I do understand you had to go to your family... but you had to end everything over family instead postponing the days like re-appointment for next day or next week or any days? It doesn’t make any sense.If you still have time for other clients for buying and selling the properties but... you don’t have time for the rental properties that are available immediately?I mean how long will the buying/selling properties take to complete? Days, months, years? (Depending on lawyers, people, the title/the deed, realtors, etc.)Comparing the rental properties? Rental properties could be done within days or sooner, when you are ready to rent and move in.It will be inequality or contradiction if she works (or still works) with other clients, not me or other clients over me.———————-CHARLOTTE GUERNSEY and ME:I contacted again via “Gate House Realty” website about Ninfa Nicki being not available, my date to move in, and others.She replied to me:“I’m sorry but I don’t think we are going to be able to help you. We do have a policy of 2 agents at a time at showings. Best of luck.”————I replied back to her:What a disappointment.Well... The worst feeling you can have when renting in New York is that your broker is taking you for a ride. Once youve resigned yourself to coughing up a half-months rent for their services you would at least like the illusion that theyre working in your interest. Gate House Realty doesnt even give you that. I was conveniently informed, after paying for a credit check (that impacted my credit score) that I was approved so long as my dog didnt come with me. I now felt locked into Gate House in order to avoid another hit to my credit and let their agent continue to represent me in my rental search, despite my reservations. I settled on my second choice, which was further from the train and which I had been hesitant about after Gate Houses agent informed me it was $300 or $400 a month to park in the Metro North lot (its $300 a year to park). I asked the agent what the specifics of the lease would be and she told me it was a standard one month plus security. When the lease finally came in, I found that the owner had requested 2 months security plus rental insurance that would also include the owner (Gate House said this sort of inclusion was standard, but its not--its standard for the owner to be an additional interested party and thats it). I asked her to negotiate the terms of the lease but she told me it was too late and that I should have asked about it before the lease was drawn up ... Just incredible. Gate Houses agent wouldnt put me in touch with the agent who was handling the property or the owner so I could negotiate the lease on my own (she said it was illegal). By this point it was a week until the end of the month and I had no choice but to sign this decidedly ugly lease. I dont know if this mess was the result of Gate Houses incompetence or mendacity, but if it was the latter, I have to say, well played, Gate House, well played. I suppose its my fault for trusting a real estate agent who wears sunglasses indoors. One final thing to mention--the only other Google review for Gate House Realty (5 stars), was written by the owner, which I will now flag for violating Googles review policy.
We couldn’t be happier in our new home! It was quite a journey to get here, but we have to thank Karen Decandia for her patience and tenacity through our long process. She helped us when we were on the fence about renting vs. buying and she showed us so many places! We finally found our dream home and she helped make the process smooth for us newbies - she patiently explained all the steps form point A to point B so we knew what to expect. (Not to mention that she also even helped babysit/entertain our 2 year old son while we were doing our inspections and final walk through). We couldn’t have done this without Karen and Gate House!
Stephanie Dignan / everyone at home sweet hudson valley made my move to beacon an extremely smooth one. Something that could have been extremely stressful felt easy with the care Stephanie took.She was extremely quick to respond with questions / inquiries / and a new yorker’s general neurosis as he looked for a slow down.I was walked through every step with patience - I cannot recommend this place enough. If you’re looking to move to / in beacon / hudson valley ... look no further. Apartments go fast in this town these days and Gatehouse Realty really understands this. We looked at an apartment (actually Stephanie set us up to look at 2) and we picked one immediately. By the next day, the apartment was ours! What a relief! Thanks Stephanie!

2022-07-21When it was time to sell my Beacon home, I chose Charlotte who I have known as a premier local realtor since meeting her shortly after I bought my house in 1999.Charlotte’s professionalism, market knowledge and expertise gave me the confidence that both the price she suggested and the timing of the listing were both spot on. My home listing went active on a Friday and I accepted a great offer two days later above asking.This is the first house I have sold and Charlotte made the experience seamless, she guided me through the process and was always responsive when I reached out to her. 2022-05-09We just purchased our first home in Beacon, NY and we couldnt have done it w/o Stephanie Dignan. Were from NYC and the idea of owning a home in Beacon was a distant and overwhelming goal. My anxiety lives at a steady 10, so going into this process I needed a unicorn: someone that was going to be part therapist, part expert real estate professional --a jack of all trades. I found all of that in Stephanie. This market was incredibly difficult to navigate. I needed a lot of handholding, constant updates and reassurance. Stephanie worked her magic and in a little over a month we had an accepted offer on our first home in arguably one of the toughest markets. Her recommendations for local activities and restaurants rounded out the experience. All the questions I had were answered in record time. Offers were submitted lightning fast. Once the offer was accepted, she worked quickly so that the process would be completed smoothly and on time. We felt completely taken care of and confident that Stephanie would get us through this process unscathed. Shes funny, caring, knowledgeable - just the absolute best. I (not so) secretly hope she stays on as my friend.

2021-09-26Claire Browne helped us sell our first house and we couldn’t have asked for a better broker. Claire is honest, straight forward, knowledgeable, responsive and supportive. Selling our first home was a difficult decision and I was anxious and emotional about it. Claire was there for us every step of the way and was always available to address any questions or concerns we had. She gave us honest advice about what we needed to do to make our home more marketable and appealing. She helped us find the right buyers for our house and secured us a great price. 2020-10-28Gate House Realty has been great to work with! My realtor was Stephanie and she was the best realtor I have ever worked with. She helped me get my dream apartment by being super quick and responsive. She went above and beyond to answer all of my questions and respond to my concerns. I had everything approved and signed within 24 hours of seeing my apartment! She even saved me a parking spot when I came to look at the apartment! She made a process that is generally time consuming/ grueling into something that was quick/easy and assuring! I am so happy in my new Beacon apartment and I thank Stephanie and Gate house for that!

Even when the sellers agent was difficult and at times disrespectful, Stephanie remained professional and committed to us and getting us to the finish line.
