Trust me, you do not want to live in this place. Young people with no jobs or life constantly breaking the park rules and harass the older people and nothing gets done about it. Management says theres nothing we can do. Funny, in any other manufactured home community something would get done. Not here though.

Hey, I actually live here. I used to live in the city part of Rochester and everything about this little mobile home neighborhood is awesome. Theres hardly any pollution in the air, the homes are great and mine has THREE bedrooms and TWO baths! The only inconvenience is all of the stray cats that walk around, something should be done about it.

Greatest maintenance guy ever ! Randy was a great help , coming to the rescue, along with his wife, on a Sunday evening when the hot water tank blew. He was there within minutes of getting the call to shut off the water main, then was back at 7am the next morning to install a shutoff valve to get water back in the house.

Save your time, your energy & your money. I bought a trailer on the property owned by Tom Thomas & Estates Home West and I have noted every single month on my lot rent checks about broken, rotted & damaged trees ( at least 3 years that I can physically prove ). I am a 70 year old disabled USAF Veteran & my wife has called Cindy Mull that moved on from that job & now the contact person at the office is Rob ( Ext 227 ). Today 6/21/2021 while walking my Shih tzu before the storm I was struck by tree branches that have fallen. There were 2 attempts to call, 1 voicemail & 1 email.Unfortunately I am older and can’t afford to move. I was asked to apply for the STARR program for tax credits for this establishment that doesn’t take Our safety & the safety of Our home into consideration. We will continue to wait & I’ll follow up with my health care provider for my injury that could have been avoided but due to pure negligence & carelessness this has happened.In my opinion I’d pray that you pass by the very mistake that I made in dealing with someone like this

Thomas Estates West is in my opinion, one of the finer Trailor Parks to live in. We have ATVs, Dirt Bikes, and Mini Bikes racing up and down the road at all hours.We have large secure storage areas for Boats, RVs, and Vehicles. But not everyone uses them. We have vehicles that have been left in empty Trailor Lot Drivways for over a year, or just park on the side of the road all day and night so Your Neighbors have trouble backing out. Music lovers play music so loud all the Neighbors can enjoy it. Dogs of all sizes are welcome, and we all enjoy hearing them bark day and night. If you have a complaint, report it to the Park Office, and the answer will be there is nothing I can do. So be sure to read the Park Rules . And everyone is welcome.

I have lived here for going on 4 years and live in the adult section in double wide, It is well kept up area and beautiful trees, yards and roads kept up best you can in NY winters. Debbie the manager is awesome and always follows through with any request for maintenance . They are strict with the rules but its good thing because it quiet park , well kept up park, I love it, its home.

They have NOT negotiated rates on propane to the only supplier they allow in nearly 10 years, giving a rate of over $1.00 per gallon more than the current market. We pay over $200 a month and only use an electric dryer and stove if that gives you any idea as to what your standard bills would be, granted we live in one of the largest in the park. Lot Rent just jumped to $415 a month as well. So you can expect to pay about $565 just for lot rent and propane alone, and thats being very kind of you have a propane furnace during winter months. If not for the severe lack of showing that the residents are merely just for income and lack of caring for the tenants best interest, I love this place, but it is so bad that I cannot even rate this above 1 star. Make sure you thoroughly research how much propane you will use and what uses it before making a purchase decision!!! I cannot stress this enough!

Very clean and organized, BUT, they make you buy propane from one company and only one. The prices that they charge for the propane is way higher than anyone else by like $1.00 and that’s not right! So if you have a 300 pound tank, that’s a lot more money to have to pay! I don’t live there and I never will!

Friendly neighborhood. Its be nice if they mowed the park a bit shorter and had more than 2 swings and 1 slide
