Waited 3 weeks to hear back on an apartment. When I finally heard back from them, they sent me limited availability for a tour. I made myself available for the first possible appointment, which was the following week. Then the day before the appointment I confirmed it. 20 minutes later I received an email that it was canceled with no explanation or contact info. I then called and left another request online and heard nothing back. Definitely not a way to conduct business. Not the type of people I’d want to work with if I lived in one of their properties and had an issue with something.
We are currently leasing from Updegraff Management. Weve had great experiences with Jenn who is quick to solve any problems or answer any questions. She is prompt, personable and a wonderful property manager. We are pleased with our apartment and look forward to the future!
Our water heat went out, I put in a request on their custom site, and it was replaced brand new the next morning. Our residence required other adjustments to get it right and they were very fast & responsive. My wife and I were worried when they bought the home we live in; but Updegraff has really great were happy. 5-Stars
Jennifer was great with my boyfriend and I! She was very understanding and patient with us since my boyfriend was transitioning out of the army. She answered all of our questions and didnt hesitate to reach out to us when we got approved! She also worked around our schedules with no complaints.
Rented with Updegraff for two years. Not only were their responses quick for fixes, but their online portal makes paying rent and communicating with them efficient. Moreover, the customer service we received from Jennifer was impeccable - friendly, fast, professional, thoughtful & patient as we coordinated our move-out experience.
I was a tenant on Blakeney Place in Rochester’s South Wedge neighborhood for a number of years. I can’t say enough good things about the management. They were always courteous and responsive no matter what I needed. I’m fairly particular about my living space and they worked with me to make sure I was always happy. I was surprised that they were pro active and actually made improvements to the property in conjunction with routine maintenance. You can tell they appreciate good tenants and go to all lengths for them. They’re definitely the best property managers I’ve ever leased from! I would recommend Updegraff Management to anyone looking for clean and well cared for rental property in the greater Rochester area!!
Me an my father were homeless, found us a place almost immediately! Special thanks to Jennifer and her boss who went out on limbs and to jump through hoops to get us a place. It’s hard for someone who owns 4 dogs and find a decent rental. Thank you again for everything you did for us!
My son recently started renting a unit in a duplex in Rochester, NY from Updegraff. It is obvious that Updegraff did not have the apartment cleaned at all, had no fresh paint, and no fixes made to the apartment. This non-smoking apartment reeks of cigarette smoke. The downstairs neighbors smoke in their apartment everyday and night, even though weve asked them to take it outside. The smoke always makes its way up to upstairs unit. The kitchen sink/garbage disposal had months old food stuck in it. The walls and wood floor are covered in cigarette tar, in a non-smoking unit. We just found out last night that the oven is not working. (First time trying to bake something this hot summer.) We dont anticipate anything being done by Updegraff to fix any of it. We are so incredibly disappointed with the experience we have had with Updegraff and this unit.My son has repeatedly reported all of these issues and Updegraff has done nothing. We have investigated moving him out, and all they had to say was, Well, legally..... Needless to say, my son will NOT be renewing the lease and will be sure NOT to rent from Updegraff in the future. We both will let everyone we know NOT to rent from Updegraff.
Updegraff is managing our 3 properties in Rochester and weve been really pleased with the customer service and professionalism of this young company. We loved everything from the home buying, tenant screening and ongoing management of Updegraff. We have tried a couple other companies, one for more than a year, before we finally decided to put all of our properties with Updegraff. The services just couldnt compete. We plan to have them manage all of our future Rochester Rentals.
Updegraff Management is a great property agency. As a tenant, they were accommodating to my husband and I moving across the country, they take care of needed repairs in a timely manner, and all their staff are polite and courteous. I usually avoid property agencies, but Updegraff is a gem. You wont be disappointed!
My lady and I had spent several months looking for apartments that would accept us and our pet, but were met with a big NOPE at every corner. Fortunately Julie over at Updegraff tracked me down and gave me a list of available properties. Cleared her schedule in order for us to take a good look. When we finally settled on a place, the process was quick and painless. Any questions I have had, any issues I have noticed have been dealt with right away. Absolutely loving the service. Thanks!
I was really pleased with Jenn Rogalski, hope its the right spelling. She was very friendly, on time, and replied to messages/phone calls in a timely manner. I was also pleased with the properties and pricing. Looking forward to move in! I would definitely recommend working with Jenn.
This company needs 0 stars. Since they took over for my last management company in October 2018 they have been doing nothing but stressing me out. I have never worked with a management company so disorganized. I cant wait to move out of this property that I lived at for the past 9 years. I will be calling the city of Rochester net office on them because they never seem to fix anything. Its freezing outside and my heat wont go past 55 degrees. Landlords need to do research into who they have managing their properties.
Had and awesome time with Julie today! She was super nice, and answered every crazy question my roommate and I had for her. She had to deal with two very sarcastic guys, but she played right along! She made the experience fun instead of stressful which was a huge relief. If you are looking for a place and want to have a great time doing it, contact Julie! You wont be disappointed.
Updegraff Managment has been great for me for 4+ years. They put in effort to try and improve everyday with better technology and strong procedures. Good communication from the staff on leasing and maintenance request. Money gets direct deposited into my account automatically like clock work. I read all kinds of horror stories of other management companies. Everyone should give Updegraff a try.
I hired Updegraff to manage my properties back in 2017 when I purchased my first investment property. Though we have had our ups and downs the major disappointment came when we discontinued our business relationship in February of 2021. They mismanaged my final rent escrow disbursement by charging me $499.10 for an electrical repair estimate performed by their personal foreman, an estimate which I was advised was free. They also received a rent payment from DHS which they refuse to return to DHS (which they stated was protocol) so that the funds could be forwarded out to me so the basically robbed me. I have tried everything to handle this professionally even calling and sending text messages to the owner Mark Updegraff directly informing him of what was happening and still no results. Be cautioned I am just sharing my experience Its not only important how you start in business relationships it is equally important how you end them. The only reason i left a star is because they wouldnt let me write a review other then that these theifts get zero..I moved put july 25 told iseah RGE would be there Aug3rd for turn off, he told me he would let them in as they changed the locks to the apartment. Didnt let them in instead turned my breakers back on and remolded the dowstairs in my name. Mind ypu the apartmens was just as i rented it i have pics to prove before and afters. Then i called and spoke to Danielle who told me she was the one whos supposed to switch it over to thwir name but uet after we hung up didnt make that call😒 their keeping my security also. Needless to say they should get their lawyers ready because ill be seeing them in court.
Decent properties just an unfortunate lack of communication. The property manager that I was dealing with switched positions right in the middle of my search for a place which is fine. He assigned someone else who I had only met with once and was told that they would connect with him and get back to me but never did. Moving right along
Absolutely terrible service, they harrass the tenants internationally rent out their vacant apartments and homes then immediately sell them to a new owner without any notification to the tenants and refuse to allow the tenants to have contact with the new owners. Tell you how many guests youre allowed to have over to your home and spontaneously show up to your home. Do not ever rent from them.
Horrible. They refuse to fix anything, and yet call if rent is a day late. They lie and say they will fix the issues by a certain date or say they already fixed it. Today they had our building appraised. They did not notify any of the tenants of this. Then the appraiser just let himself up my stairs when I was in the middle of saying no. I do not have anything to hide, but it is law that we get atleast 24 hours notice. And the rude manner in which they act is ridiculous. They are Slum Lords.
This was by far the worst place to deal with. They took over my lease from another company and every since then its been hell its been two months I havent gotten my security deposit back still and every time I call theres no answer then my roommate called and they told her they will call back in the morning and guess what we never got a call. Also you can never speak to someone in person regarding anything because there door is never unlocked very unprofessional and a lawyer will be called about my deposit situation.
Very first rental property I ever been with but they are amazing and very professional and when you have issues the landlord handles them in a timely manner . I would recommend to any one looking for a nice house or apartment and the properties are well taken care of and clean and up to date
Updegraff has yet to fail me I was desperately looking for a place I can call home and they helped me find a perfect 3 bedroom half house I been here almost 3 years never had an issue my kids love it if I need maintenance they call within hours never have I had such great service as I do with them definitely would recommend them to anyone.... I am one happy tenet I’m pleased with their services and will continue to trust them..
I moved to Rochester Ny during the pandemic it was not very easy to find a place as I searched frantically with four children I came across updegraff Management online it was the happiest day of my life they responded very quickly to help me find the perfect home for me and my children maintenance is awesome when I moved in my house I only had a shower I told maintenance it wouldnt work because I have two younger children maintenance fixed it immediately so now I can give my babies a bath Jennifer is truly a loving caring person who takes her job very seriously helping you to find that special home I would recommend updegraff Management to everyone.

2022-08-13Applied to a property less than a month ago, when it was time for them to run my card ( which was locked) they made it their business to call me to try the payment again. never heard from them again, couldn’t get through in the phone lines. fast forward a week ago desperate searching for an house not remembering i applied in the past with them. i applied again, days go by i hear nothing from them, reached out my email, got one response stating they will get the status of my application for me, 3 emails later no response at all & once again can’t get through in phone lines.. MONEY HUNGRY, just collecting peoples money

2022-06-21Very disappointing. You have to pay a fee for an application before anyone will talk with you. They are very responsive to get that fee paid and get people approved - then it drops off. Seems like a money making thing to get as many people to pay to apply and then they just dont care about the follow up afterwards. Very disappointing and unprofessional. But seems to be on-point with many other reviews on here.

2022-06-08So i try to get in touch with them about a apartment wrote emails and still didn’t hear anything back. Horrible customer service and the way you conduct business is really messed up…. Wouldn’t want to live in one of there units and Berina and this company need to know how to communicate

2021-06-17Previously in the past I worked with Jennifer to help me on a few property showings and it was such a pleasure. I have recently needed to reach out to her again and was told she no longer works there. I still tried to give them the benefit of the doubt and try to find a place with them. The communication and professionalism or should I say lack there of, its quite disappointing. But after reading all of the reviews here, it all makes sense. Do not rent with Updegraff!!

2020-06-18We have been really happy with Updegraffs quick response time on fixing things in our house. The people they hire to come in and fix utility items or household things are really wonderful: kind, hard working, and thorough. When we put in a work order, we always hear back within 12-24 hours of submitting our request.Everything about the process of renting from them has been easy and smooth. They are respectful and do good work! Would highly recommend.

2021-06-07Id like to preface by saying that Ive rented from this company for five years and known six individuals that rented from them and two former employees. None of them have experiences remotely close to the reviewers here. Also this review was removed from Yelp and Google for some reason. Im not certain but given the fake 5 star reviews and shady business practices I would not be surprised if the company were removing my review or reporting it themselves.My roommate and I rented the same house from them for 5 years. Currently they are unlawfully withholding our deposit after failing to meet to meet the New York State deadline of 14 days to return the deposit and or an itemized receipt of damages. For those in NYS wondering, you can read your rights in a PDF from the attorney general by searching: NYS Tenants rights.We had two inspections with the company pre and post move-out with the inspector listing the property as in immaculate condition on signed paperwork and assuring us the full deposit would be returned. He confirmed this both in person and phone the following week. It has been 27 days after weve moved out and weve not received the deposit or itemized receipt of damages. The company refuses to respond to our requests.Mark Updegraff himself conveniently changed his mind about the condition of the house after sending out an employee inspector instead of going himself. He also failed to provide opportunities to make repairs to his newly discovered damages. He called to tell me we would not be getting our deposit back a whopping 10 days after the 14 day deadline.Other than this being a shady move, it is clearly unlawful. In tenants rights linked above: At the inspection, the landlord must tell the tenant what needs to be fixed or cleaned. The tenant then has the opportunity to fix any issues to prevent the landlord from keeping part or all of the security deposit. The inspector noted the place as in perfect condition.Weve filed with the AG and are awaiting a decision.---Some additional info - during our experience renting from them weve made note of the following:● Employment here is treated like a revolving door, not of fault of the workers but poor upper management and low pay. If you are their tenant you will never talk to the same person twice.● Before move-in the house was shown with a washer and dryer which we were told would be staying in the unit. These laundry machines were removed on move-in day and the basement stairs were painted to prevent us from seeing.● The yard was full of junk: metal shrapnel, rebar, ovens, car parts, broken fences and a giant rotting boat. All of these were promised to be removed but after multiple requests nothing was done. I spent weeks cleaning the junk and dragging it all to the curb. I had to get an emergency tetanus booster after stepping on rusty nails on a board that was left sticking out of the ground.● No yearly inspections or maintenance were done on the house in five years (save once this past winter). Our downstairs bathroom was not insulated at all and would get down to 40 degrees in winter. The pipes froze and rather than insulating it properly, their fix was to put thermal tape around the pipes. The bathroom was unusable other than summer. The company put in a fake vent that led to nothing in order to pass inspection.● We had to get an exterminator to come in multiple times to deal with a massive mice infestation. Im talking over 100 mice. Nests everywhere in the basement. The exterminator found over 35 unsealed holes and entrances to the house around the foundation.● The company is faceless. Mark Updegraff is a shadow and in five years of renting from his company I never heard from him once (or saw him) and only talked to him on the phone after the mess with the security deposit.---Think wisely before renting or buying property through them. Our advice would be to go with a small company or individual rather than these giant property companies.

2020-06-25I found Updgraff management through a friend on Facebook when I was struggling to find a decent place to live for a decent price. My house is renovated with new floors, paint job and they even put a refrigerator and the stove in my apartment. Maintenance is pretty much responsive and fast when they repair things they use new parts instead of used. It seems like they really care about their tenants and I’m happy to have a safe place for my two-year-old to run around in. I recommend this company and I look forward to doing business with them in the future.

2016-09-07I’ve lived in a lot of different apartments in the Rochester area, and have a lot of horror stories of dealing with terrible management. Updegraff is by far the best company I’ve ever used. They are light years ahead of everyone else. They provided a live video walk through when I was out of town on a unit that would lease up quickly. I got an incredible rate, well below the average for that area and it was impeccably cleaned upon move in. I was able to sign my lease digitally, and a copy instantly was emailed to me. I can pay my rent on-line, and set up reminders. If I put a service request in their online site, someone always calls me right away! You can tell they’re very focus on tenant satisfaction, which is a welcome change from my experiences! If I ever move locations, I’m surely going to check out what they have available.PS - If you work with Tim directly he will bring you new apartments before they go on market! There is no way I would have got this killer unit if he had posted it on the internet. Thanks Tim!! You’re the BEST!!!

2020-04-15Good luck getting in contact with them. It took me almost 2 weeks to call about one apartment for rent. The property manager told me to call her, so I did, twice. I left a voicemail. And then my partner called a couple days later, they didn’t pick up. And then they finally called us the next day. We’re no longer interested, we’re not fighting for YOUR business. If you’re looking to rent from Updegraff, good luck trying to get in touch with them.

2019-10-03They say first impressions are a lasting. Updegraff is the best! I’ve personally worked with Jenn. Our first walk through was very quick and efficient. The application process was even easier, and I knew what to expect no surprises. Jenn honored her word and always responds within 24 hours. I feel as if my problems are her problems because she always reacts with urgency. I’ve never had a landlord respond within 24 hours including weekends. My rent is reasonable, maintenance orders are rapid AND they respect my privacy .Thank you Updefraff! Thank you Jenn!!
