Everyone please read...I have lived here for 27 years (unfortunately my whole life). I may have one of the best views in NYC which is why I’ve stayed but everyday presents a new issue...The security guards are CONSISTENTLY disrespectful, rude and inappropriate. I have been harassed by them multiple times. They demand to see ID, they tell you where you can and cannot walk and they make up new rules everyday that management is not aware of... I have informed management multiple times of the constant issues I have with the security team but nothing is ever done.The management team at Waterside is so disorganised and unaccommodating. They never want to help.There are a number of issues with my apartment that waterside will not address in addition to the constant plumbing repairs that need to be addressed every month. For example, mold in both bathrooms, mold in wall in master bedroom, floors buckling causing splinters, the gas leak from the over waterside provided...the list goes on.Waterside is also infested with vermin. There are rats that run around at night on the plaza as well as the rats running around all day in the A Level. I see cockroaches on the plaza almost every day. We have to keep the windows closed or something will fly in.This complex was actually built WITHOUT INSULATION IN THE BUILDINGS which is why these apartments will never be for sale and only for rent. It is FREEZING here in the winter and SCORCHING hot in the summer but be careful with your heat and air conditioning because it costs a fortune.Yes, waterside is very isolated and far from well, everything. But at least we have Gristedes Supermarket on the plaza...oh wait! When you walk in, you are immediately greeted by moldy produce, expired food and outrageous prices. The staff that work there are terribly rude and do not want to be bothered.I’m sitting here writing this review not to bash waterside but to advise potential residents NOT to move here. I have had multiple conversations (even just this week) with people moving out for the same reasons. Waterside WAS great when I was a child but has since deteriorated. Waterside will most likely respond to my review with their canned response of “we are so sorry... we try our best...” but I would LOVE to see some actual effort as well as changes on behalf of the waterside team. Please, do not move into waterside - you will absolutely regret it.
First let me say Im a regular tennant and in no way associated with Waterside. If anyone wants to find me on FB I can prove that. I read all the negative posts before I moved in and was assured not to worry. Ive been here 2 months and this is a delightful place to live in nyc. I have heard no noise, the apartment is spacious and good value. The leasing team are business- like and were incredibly helpful to me. The heat is all electric so might be a bit higher than other buildings but I find it hard to believe some of the numbers on posts. In fact waterside publish average electric bill per building per month so Im planning on about $100 more per winter month, the rent takes this into account.The free shuttle to gcs and union sq is amazing. The location is basically 25th and 1st..+ 5 minutes walk .
Really poor management team. Horrible experience living here. Difficult time getting maintenance to come fix plumbing/ heating issues, always a wait. Leasing team was extremely slow to respond when I informed them I was not renewing the lease. Also when one roommate decided to stay and I left they setup his profile up with my bank details! I was charged and inconveniently had to resolve the issue myself without any support from Waterside Plaza! My recommendation to anyone looking here is to keep looking!
ABSOLUTE TERRIBLE PLACE TO LIVE HORRIBLE OWNERS MANAGEMENT AND SECURITY. Not convient at all, apartments are sub par, walls are incredibly thin, heating bill is outrageous (even if used minimally,) and the rules are plain stupid. Do not let them scam you in the fine print and as stated before is a terrible place to live.
The maintenance department is a mess. They dont respond to calls and are very limited in what they can do. When you move out they charge you to refinish the floor for $600 regardless of what it looks like. This may resolve though...as Ive requested the department in housing look into this. Not to mention...during the inspection which the maintenance employee determined I would have to pay to refinish the floor...she lingered around threatening to find more things to charge despite my countless requests for her to leave. No respect for tenants or their money.
Negative: Far from subway, the west side is very noisy from the FDR, the north side is very COLD in the winter, very expensive electricity bill, inefficient heating & cooling system from the 1970s, electricity bill is removed from the rent, so the management office has no incentives to support tenants to reduce the electricity bills, high price for value & price increase every year... (except for rent stabilized tenants).. The walls are very very very thin.... be careful, what you whisper about your neighbor! Gristedes, SPA and other services are overpriced, poor waterside emergency response management during Hurricane Sandy. Positive: Nice community (UN families, medical students and older rent stabilized tenants...), GYM(5 star), Shuttle to UN & Union Square, Gristedes: Although overpriced it is good to have grocery shop on the plaza. Nice staff, River view, Security 24/7, School right next door, Great place to sit in the plaza overlooking the river. Clean. Apartments are spacious compared to ST or PCV with modern kitchen facilities.
The new ownership/ management is terrible; we do not get timely maintenance (if at all) anymore, and sometimes we get multiple e-mails per day for complete nonsense, they also refused to put guidance up about masking in the elevators when 82% of residents responding to a poll wanted masking in the elevators. @Waterside management stop harassing people who review here; its intimidation, and I do not want an empty response to my complaints.

2022-03-08I lived here for two years. On the plus side, the views are great, and the space isn’t too small. But the list of cons is just endless.For one, this is one of the few buildings in the city where you have to pay for heat. In the winter months, that can add up to 800 dollars onto the rent per month with the ridiculous electric heaters and insane prices they charge for electricity. Not something I was prepared to budget for, and I know most residents are amazed that first winter, some even have to move out.I’ve never personally had a problem with security, but they can be really abusive, especially to delivery people, and it’s hard to watch. Definitely uncomfortable to be around.The grocery store is not a perk. A bag of flour is like 15 bucks, a bottle soy sauce like $12, you do everything in your power to avoid shopping there. Don’t think of it as a convenience.The move in rules and move out rules are so impossible, you have to break them to actually move. And they will yell at you nonstop but you have no choice because a 2 hour window isn’t enough to move. It just isn’t.Speaking of which, the elevators are a joke. At least one is always out of service, leading to wait times up to a half hour at rush hour times. Many days I would have to walk 17 flights to make it to work on time.The plaza is beautiful but they close it down at dark, and they will throw you off if you try and just sit and enjoy the view at night. Kind of useless for someone who works during the day.There are many more, but you get the idea. Don’t be fooled by the “perks.” This place is a trap

2021-02-07I was very torn on how to go about writing a review for this place. I have been living here for the past 4 years and there are aspects that I really enjoy about Waterside. The view is breathtaking, security guards are very respectful and are always around, our doormans at building 40 are very kind and always helpful.What made me leave a one star review is the leasing office. There are no words that I can use to describe how unorganized and how unprofessional they are. Unfortunately my experience with them has been unpleasant every time! I have chain of unanswered emails and had to email them a few times to get a less than helpful response. Moreover, they are also extremely hard to reach by phone. Sadly, this place is very money oriented and will take any opportunity to scam you. So proceed with caution and know that moving in or out is going to be a very stressful experience.I genuinely wish I could rate this place higher because there is so much potential at Waterside. I leave this review in hopes of helping Waterside better their leasing office staff and tenant experience.

2017-03-15Kind of a little city until itself on the Eastside of the FDR, waterside Plaza rises alone by the East River. Modernist architecture indicative of the 1970s, apartments are cheaper than new luxury modern rentals.

2018-09-26I’ve lived here for the past 4 years since NYU Dental is so close by. It honestly “looks” beautiful, peaceful, great atmosphere, secluded from the bustle of the streets. However, and I say this with a lot of disappointment, the management and maintanance is despicable. Please don’t be fooled, these 4 and 5 starred reviews are either highly misinformed or employees/family of Waterside. I would only give this 1 star because while it is safe and there is an abundance of security. They are definitely people who harass others and as a guy, I can frankly say it’s just plain weird. I can’t even imagine what a female feels like. They do make up their own rules on the fly, and when I spoke to management on several occasions, they tell me “we will look into it, sorry for your experience”. Rent is high but of course understandable for such a prime location and view so no issue there, but we also had a bathroom mold problem and vents not working, that we complained about 6 times, on record, and nothing was ever done! Our move out was only given 2 hours at a very odd time, no respect at all. These people are after your money, and I regret coming here. It’s all a facade. Everyone is super kind and friendly so you sign the lease, get trapped, and then you’re screwed. Glad I’m leaving.

2018-02-28My wife, daughter and I lived here for almost 3 years and we loved it!I see a lot of negative articles but Im not sure what everyone is expecting in NYC? I lived in some real slimy places that deserved a negative review but I wouldnt include Waterside in the bunch. It has its negatives (far from the subway, a bit pricey, SOME hidden costs when moving out) but overall the experience was remarkably pleasant. The Security in our building (30) was fantastic. They knew our names and paid careful attention to my daughter as she was between 1-3 while we lived there. They were always pleasant and respectful.I get some comments about the management company and office but thats EVERYWHERE in this city!We had a corner apartment on a high floor and we never experienced the energy prices some are quoting. Sure they werent cheap but they were comparable to almost every other place Ive ever lived in this city.For those with a family Id highly recommend this place. Its off the beaten path for the city but that was excellent for a young family like we were. It had its flaws but nothing more than any other complex in the city.

2020-01-26While the buildings are not fresh, it was reasonably priced when we moved in 2010. The plaza is nice. On the way out we were mistreated by the management, as they gave us a very narrow window to move out imposing a lot of stress. They disallowed us a partial move out the day before. Nice on the way in, despicable on the way out.
